During S2E2 he takes the urban legend job for 20,000¥ (= $129.30), where Shinra says that his starting cost is 200,000¥ (= $1,293.04). Everyone always touts Reigen as the cheapest psychic in the area.

Assuming he gets at least three jobs a day on average, and every client chooses the All-Out Course, he makes about 252,000¥ (= $1,629.77) a week, not accounting for days off. If he gives himself Saturday and Sunday off it shrinks to 180,000¥ (= $1,164.12).
Mob, working part-time, would probably only be there for about three or four hours a day, not counting over night trips or days where he doesn't have school (which means that Reigen likely doesn't take weekends off given that we see Mob there for the full day a lot), so he's making about 1,200-1,500¥ (= $7.76—9.70) every part-day he's at work—which isn't every day, but is a good portion of the time. Let's say he's at the office two full 8-hour days and three part-days, that's 9,300¥ (= $60.00) a week.

Why is MTGs storyline so similar to comics? Comic storytelling isn't good and superheros aren't interesting as chatacters.
Here's an ongoing theme on this blog - just because you don't personally like something (in this case comics or comic storytelling) doesn't mean your thoughts are universally true for all people.
For example, here are the top ten highest grossing movie franchises of all time: (all comics properties are bolded)

Even accounting for some overlapping revenue, superhero stories have earned over 40 billion dollars at the movies (and that's not getting into any other mediums like television). It's hard to argue that nobody considers superhero stories "good" or "interesting". The data says the exact opposite.

Alfred Soto: Hey, y'all, Spotify played "Good Luck, Babe!" after ILLIT's "Magnetic" -- are the streaming gods Jukebox-friendly? Maybe a synth line patterned after Wham!'s "Last Christmas" and a vocal that commands attention despite singing a line like "sexually explicit kinda love affair." Then again, that's how people talk. [8]
Jeffrey Brister: What if the narrator of “I Kissed A Girl” was a fucking liar whose inability to admit her attraction and healthily process and metabolize her emotions made her so transparently readable her spurned girlfriend shot a bullet made of yearning, resentment, and justifiably venomous smugness directly between her eyes? [9]
Taylor Alatorre: I have a soft spot for music that performs a kind of empowerment driven by romantic spite, while at the same time being precision-engineered to make the singer look small-minded and weak to the sober bystander; this is why I can never forswear Drive-Thru Records or pre-2016 Drake. In that vein, "Good Luck, Babe!" can be heard as a more ideologically palatable version of "Hotline Bling," right down to the self-degrading tinniness of the initial backing synths. Both songs construct a character whose presumptuous sense of entitlement becomes more apparent with time, and both ask us to sympathize with that character, not in spite of that entitlement, but because of it. Because relatability, and because we're hard-wired to believe almost any convenient lie if it's made to sound pretty enough. Chappell Roan's relative vocal restraint here represents her attempt to come off as the reliable narrator, to prevent too many of her unnervingly real feelings from spilling over. It's an effort that comes undone as soon as she gets to the bridge, when she drops the blasé affect, claims the power of omniscience, and uses it to peer into her rival suitor's future bedroom. "You're nothing more than his wife" -- sure, whatever you need to tell yourself. What, too cynical, you say? Whichever reading the listener goes with, they're choosing cynicism, either the listener's toward Chappell or Chappell's toward the other girl, who at the end of the day may just be a garden-variety bisexual; we're not allowed to know. Love is still a battlefield in the 2020s, queer love not excepted, and "Good Luck, Babe!" isn't afraid to show off the sometimes gory aftermath of those battles, caked in just enough gloss to give us the option of seeing something different in it. A potent cocktail of unraveling passions and high-grade copium, it arrives just in time to be used in AMVs of the final season of Sound! Euphonium, otherwise known as the official anime of yuri-baiting. Good luck, Kumiko! [8]
Will Adams: A breakup song directed at a queer person who was clearly uncertain, self-conscious and anxious about their identity leading them to push a great thing away? Oof. I'm the problem, it's me! But any discomfort I have with seeing myself in "Good Luck, Babe" is assuaged by its giant hooks, a bridge that mounts the tension (sadly, a rarity for pop at this point), and Dan Nigro's production, which draws from the same pillow-soft '80s synthpop of "So Hot You're Hurting My Feelings." It's the sugar to help the medicine go down. [8]
Leah Isobel: I'm convinced that Taylor caused a lesbian pop revolution. Not on purpose, obviously, but perhaps inevitably; of course her simultaneous insistence on both the femininity and the import of her perspective would inspire a generation of gay girls young enough to look for validation from pop culture and old enough to perform deep reads on the line "she's cheer captain and I'm on the bleachers." Some of those artists have even made minor commercial breakthroughs, though nothing has heralded the arrival of a real-deal pop star the way that "Good Luck, Babe!" has. On a musical level, I don't know if I see it. It's catchy, sure, but its chorus isn't quite as singalongable as "Red Wine Supernova," and it doesn't sell Chappell as a persona the way "Pink Pony Club" does. Its production and vocal delivery are so arch that all I can see are the references: a little Wham! synth here, a little Marina & The Diamonds-circa-The Family Jewels whoop there, a "Bags" melodic bite for good measure. (Sidebar: I'm compiling this for an eventual piece about how Immunity is the most influential pop album of the last decade no one steal this from me thank you!) But maybe that's it. A pop star is voracious, ambitious, all-consuming; she cannibalizes. What "Good Luck, Babe!" offers isn't mushy sincerity, but steely-eyed purpose. I don't love it, but I do respect it. [7]
Hannah Jocelyn: I've written so much about about the power of "Good Luck, Babe" but I don't think it's perfect. Among my nitpicks; the "sexually explicit kinda love affair" line doesn't land, the ending nearly kills the momentum, and I've always heard some weird aliasing artifacts on the hi-hats, even in the 24/48 flac download (which might be the nerdiest thing I've ever written on TSJ). But there’s a reason I've been obsessed with this song, and it's not just because I've wound up The Other Woman in emotional affairs with queer/questioning women before. I wasn't as on board with Roan at first, then this song made me go back and get acquainted with the Femininomenon. Unlike most of Midwest Princess, this is not OMG I'm a girl??? and I like GIRLS??? music, and unlike several similar songs about loving women in denial, it's not self-pitying. This feels more real, with palpably complex emotions underneath the showy vocals, and it feels messy in a way that queer pop stars were once supposed to avoid. I could go on and on, and I have, but I'll say this: I genuinely think this song will change lives and cause people to reconsider their identities. At least one of my friends has already mentioned crying to this song. I recently spoke with a music writer that claimed music wasn't necessary, but for the right person, some songs are. [9]
Alex Clifton: I don’t know what I can say about this song that Hannah didn’t already say in her excellent Billboard article, but I’ll try. Up until now Chappell Roan has been my good-time music, with tracks like “Pink Pony Club” and “Red Wine Supernova” regularly stuck in my head. She’s a girl from small-town Missouri in full drag regalia aiming to give everyone a great time, and she constantly delivers on that front. “Good Luck, Babe!” sounds happy but is one of the more lyrically devastating songs I’ve heard this year, and Roan’s performance is incredible. The way she screams “I TOLD YOU SO” at the end of the bridge rips at something in my heart. It’s angry as all hell but also has a level of concern; Roan doesn’t want the subject to end up in a dead-end relationship and just wishes she’d get her shit together. It’s a delicate line to thread but goes to show that Chappell Roan isn’t just a novelty pop writer. It’s exhilarating watching someone’s star rise, and to watch this song specifically become the catalyst for additional recognition is unlike anything I’ve seen before. [10]
Ian Mathers: I was hugely impressed with "Casual," even more so with Roan's first record overall, but I'm lightly gobsmacked here with how quickly she's put out something else that simultaneously feels like it could have been on The Rise and Fall of a Midwest Princess, like it sums up what that album was doing (and how well it does it), and like she's already moved past her work there. And it's her most successful single so far? It very much feels like things are going to keep going up from here. [10]
Jackie Powell: When “Good Luck, Babe!” came out last month, it wasn’t what I was expecting on my first listen. I got a tease from friends about what this song was about, but I was underwhelmed by the fact that I couldn’t clearly understand the story that Chappell Roan worked very hard on constructing. Her vocal style on other tracks like “Red Wine Supernova” or “Casual” is much more based in her chest voice and as a result is much easier to lyrically comprehend while listening. On “Good Luck, Babe!” Roan slurs a lot. She opts to implement much more mixing in her head voice during the hook which matches the sonic feel of the synths and drum machine that producer Dan Nigro has added in. The hook flutters and it flutters in a tone that’s paradoxical to the story she’s trying to tell. This is a song about rage, is it not? This is a song about compulsory heterosexuality, a phenomenon that is incredibly frustrating as it is prevalent in 2024. We don’t hear that rage until the absolutely mind blowing bridge where Roan’s upper register soars when she tells her past lover that she told her so. This story that Roan tells is one that so many queer people often face. It’s that same level of discomfort that Ben Platt and Renee Rapp have both sung about in their respective songs “Andrew” and “Pretty Girls.” This track’s importance can’t be understated. Its rise in popular culture can’t be undervalued. But I do wish that the story was illustrated more blatantly. Slurring aside, where is the music video for this? The video for “Casual” was exactly what a Roan fan would expect: a cross between the films Splash and Jennifer’s Body with a dash of heartbreak. I’m reminded of the queer women artists like Hayley Kiyoko and Zolita who have both gained a following for the honest queer stories they’ve portrayed in their music videos, which have garnered meaningful amounts of views. Meanwhile, DJ Louie XIVI recently had a Pop Pantheon episode that pondered if the music video is indeed dead. I would hate for that to be the case for Roan, an artist that thrives on theatrics, visuals and play— the fuel that her exponential and unexpected rise to stardom requires. [7]
Isabel Cole: I feel like it was probably deliberate to set the big bursting kiss-off chorus up in the flutiest part of her range where she can't really enunciate, but I still find it annoying to listen to. The bridge is pretty good, though. [5]
Mark Sinker: Gorgeous control of voice over bare control of desire; fragments of the crunchily expressed across the oldest (cliched, she says it herself) story, oh i'm the “other girl”!!¡¡ and then the closing device (which you can call brechtian if you’re fancy, or lazy) undermines it a little, at least musicially. [6]
Joshua Lu: The bitter, lesbian reimagining of Gwen Stefani's "Cool" I never knew I needed. [8]
Wayne Weizhen Zhang: I am all for Chappell Roan's meteoric rise to fame as the next local drag supporting queer, but this song feels as basic camp as the fonts used in the visuals for her Coachella performance. [6]
Nortey Dowuona: If anyone is wondering why this is the Chappell Roan hit, it's because it sounds like a synthpop song from 1986, and pop fans are still somehow locked into 1983-1988 as the best time to listen to pop music. That said, "you're standing face to face with 'I TOLD YOU SO'" is a FANTASTIC LYRIC. [9]
Katherine St. Asaph: The belted "I TOLD YOU SO" is unexpected and amazing. The part that flips the hook from "I'm Gonna Be (500 Miles)" into a soprano trill is great -- between "Super Graphic Ultra Modern Girl" ("Footloose") and "Red Wine Supernova" ("What's Up") she's now three for three on rewriting the Great Karaoke Songbook for 2024. The line "you have to stop the world just to stop the feeling" is so perfect it feels like it must have been written in stone centuries ago and just now unearthed. But if I'm being completely honest with myself, everything else in the track is pretty mid, and repeated listens just make the mid parts seem proportionally larger. [5]
Andrew Karpan: An exuberant jubilant kiss-off for fans of Roan’s last version of this (“My Kink Is Karma”) but more pointed, less funny and charged with a contemplative melancholy bellied under its titanic build. The radical space of queer longing turns into an ocean that lifts all boats. “With your head in your hands, you're nothing more than his wife.” We are lifted and listening. [8]
Rachel Saywitz: I worry sometimes that I’m not wanting enough. Or I want, but the wrong things. Or I don’t want the right things enough. Chappell Roan is want, maximized and poptimized, and “Good Luck, Babe” is its earnestly sweet manifestation. Roan masters pop’s narrative drama as she coaxes her past, closeted self to breathy, sapphic jubilation with the wave of a bouncing synth wand and a Florence Welch operatic belt. Love is want, at its core, and I feel it cascading through me with each listen, urging my spirit to coalesce with my mind, for once. I want, I want, I want. [9]

Godzilla x Kong: The New Empire Review
This movie is several months old and isn't really talked about anymore, but I had this review in my notes and wanted to share :)
(It’s also just my general thoughts, not separated by positives and negatives because I didn’t follow guidelines when I wrote this)
I’m a sucker for big CGI monster fights, I think they’re rad as hell, and this one didn’t disappoint. I’m also a big fan of apes, and Kong really felt like the main character of this movie. I’m glad he got to be center stage, because even though I love him, he super lost to Godzilla in the last movie. My boy would have been dead if they kept fighting ;-;
Some of the fights were so funny, like Kong beat up some other apes with a baby ape, wielding him like a flail, I was dying. Also, during a skirmish with Kong and Godzilla, he basically throws pocket sand at him and then Godzilla crashes straight into a pyramid. Three stooges behavior, I loved it.
Skar King was also really cool. In contrast to Kong’s muscular build, blocky silhouette, and strength based attacks, Skar was tall and lanky, leaned at odd angles, and used agility a lot more. Very cool as a foil both visually and physically.
The human characters were pretty good, though I definitely wish I had rewatched the last two movies for a recap because I only remembered like two people.
○ Note from Future Dee: I have since rewatched the other movies in this franchise, and I only remembered two or three people because those were the only repeat human characters lmao. Trapper was a fully new character, so it’s no wonder I was struggling to remember him.
Trapper was fantastic, he was like a gay Ace Ventura who loved 80s music. I’m so glad he didn’t die. He and Bernie are gay to me (the hug, holding his arm, the “I’m gonna kiss you on the mouth,” etc).
I felt kind of weird about the “tribal people are actually magic” thing. When we were introduced to the Iwi in Kong: Skull Island they were just, like, people living on an island. I get that living in the middle of Hollow Earth means they have access to more magical materials, but now suddenly they’re all psychic and can communicate telepathically when in the old movie they were just normal people who didn’t speak.
Plot wise, it did have a lot more buildup than payoff. Godzilla was the B-plot for most of it, and was on his own mission to power up for unknown reasons for like 80% of the film. He and Kong did get to team up for the final fight, but it still felt like it didn’t last very long, and I wish we got to see more of them working together or have the fight more drawn out. Again, I love that Kong was the focus, but a little more Godzilla wouldn’t have hurt. The fights were still incredibly badass, especially the final showdown despite how quick it felt.
Sadly, despite the name being Godzilla x Kong, there was no CGI gay sex scene between the two :(
However, Godzilla and Mothra are married, and now Kong has a new wife and son, so I wouldn’t want to break up these happy couples. Then again, Godzilla and Kong have two hands each. Just saying.
Congrats to Godzilla on her transition, we love that for her.
TLDR
Overall, this movie is a fun, action filled, CGI monster fest. You don’t come here for the plot or the human characters (Bernie and Trapper are the exceptions), and I’m glad the story has shifted away from human drama more and more as time goes on. It’s pure, unadulterated fun, but the overall pacing and structure left a few things to be desired.
7.76/10 practically, but 1000/10 for my childlike excitement over monsters punching each other.

The New Wave
“Messages” (1980) Orchestral Manoeuvres in the Dark Dindisc Records (Written by Paul Humphreys/Andy McCluskey) Highest U.S. Billboard Chart Position – None
This one is a bit of a cheat because it involves some explicit time travel. In 1980 the duo known as Orchestral Manoeuvres in the Dark (Paul Humphreys and Andy McCluskey) were both still living at their respective parent’s houses in Wirral, Merseyside, a section bordering Manchester in the North of England. They had formed in 1978, were on the “dole” (public relief) and bought their first instruments in thrift shops, not including their first synthesizer (a Korg M-500 Micro Preset) purchased via a catalogue provided by McCluskey’s mother on a payment plan of “£7.76 a week, paid over 36 weeks”*. I, however, was in 9th grade living in Lakeside apartments off of Abercorn Expressway in Savannah, Ga, mostly listening to much more mainstream, shinier fare, and wouldn’t know this song until the late 80s.
Through a series of events that included gigging around town and opening for Joy Division at Eric’s Club in Liverpool (a club which was members-only at a very discounted rate and featured so many punk and new wave bands it is hard to overplay it’s importance), they recorded a one-off single, “Electricity”, for the then unknown Factory records, with a slip cover designed by Peter Saville, and the rest is very fast history. OMD were a true new wave, synth pop band, with a tension between the ethereal and brainy (Humphreys) and the more rock and punk (McClusky). One of their other extreme bolts of great luck was having a fan in Gary Numan (see previous post), who was very popular at the time, and then being invited to open for him in arenas in 1979. It should be clarified that Eric’s Club was a tiny room in Liverpool, as indy as it gets. I am sure the leap was tremendous, especially considering they both still lived at home.
After “Electricity” was released (to fanfare if not actual pop success), the boys signed a 7-album record deal with Dindisc, with an advance of £250,000. With the advance they built a studio to record their first, eponymous album, reasoning that when the label dropped them, they would at least have a studio. It was here they recorded “Messages” in a much sparer, punkier version. Dindisc asked for something slicker to release as a single, and it was this version I first heard at some point in art school in the later 80s—one of the most woeful and deliciously ethereal of pop songs, fully danceable, but almost more in one’s head, an inner sensation not unlike the zombie wiggle I felt come over me in 1980 with Numan’s “Cars”. It is a single that never ages, never grows tired, and always releases the inner goth teenager inside of me. When those first electronic notes appear, and then the tidal wave of faux organ sounds that rush in to McCluskey singing “it worries me this kind of thing” I can feeling my swing bang growing and I am off to another world, that teenage one, one with tons of ambition, cool sad feels, a place I can return to again and again, where in opposition of the stated lyrics, memories are not such uncertain friends. They are crystalized time.
OMD are still recording in that very same studio, as thrifty as ever.

The Reason Mortgage Rates Are Projected to Increase and What It Means for You
We’re currently experiencing historically low mortgage rates. Over the last fifty years, the average on a Freddie Mac 30-year fixed-rate mortgage has been 7.76%. Today, that rate is 2.81%. Flocks of homebuyers have been taking advantage of these remarkably low rates over the last twelve months. However, there’s no guarantee rates will remain this low much longer.
Whenever we try to forecast mortgage rates, we should consider the advice of Mark Fleming, Chief Economist at First American:
“You know, the fallacy of economic forecasting is don't ever try and forecast interest rates and/or, more specifically, if you're a real estate economist mortgage rates, because you will always invariably be wrong.”
Many things impact mortgage rates. The economy, inflation, and Fed policy, just to name a few. That makes forecasting rates difficult. However, there’s one metric that has held up over the last fifty years – the relationship between mortgage rates and the 10-year treasury rate. Here’s a graph detailing this relationship since Freddie Mac started keeping mortgage rate records in 1972:
There’s no denying the close relationship between the two. Over the last five decades, there’s been an average 1.7-point spread between these two rates. It’s this long-term relationship that has some forecasters projecting an increase in mortgage rates as we move throughout the year. This is based on the recent surge in the 10-year treasury rate shown here:
The spread between the two is now 1.53, indicating mortgage rates could rise. Actually, a bump-up in rate has already begun. As Joel Kan, Associate VP of Economic Forecasting for the Mortgage Bankers Association, reveals:
“Expectations of faster economic growth and inflation continue to push Treasury yields & mortgage rates higher. Since hitting a survey low in December, the 30-year fixed rate has slowly risen, & last week climbed to its highest level since Nov 2020.”
How high might they go in 2021?
No one knows for sure. Sam Khater, Chief Economist for Freddie Mac, recently suggested:
“While there are multiple temporary factors driving up rates, the underlying economic fundamentals point to rates remaining in the low 3% range for the year.”
What does this mean for you?
Whether you’re a first-time buyer or you’ve purchased a home before, even an increase of half a point in mortgage rate (2.81 to 3.31%) makes a big difference. On a $300,000 mortgage, that difference (including principal and interest) is $82 a month, $984 a year, or a total of $29,520 over the life of the home loan.
Bottom Line
Based on the 50-year symbiotic relationship between treasury rates and mortgage rates, it appears mortgage rates could be headed up this year. It may make sense to buy now rather than wait.

Why you always play that song so loud? Oh.
Ian Mathers: Over a series of songs and videos, Eilish has practically offered a survey of fears and bad feelings: spiders, isolation, drowning, physical assault, mental illness, poison, other people as monsters, the self as a monster, etc. and here she leans harder than ever into the horror tropes, both sonically and visually. The sampled dentist drill, lyrics equally evoking the monster under the bed and sleep paralysis, the haunted house/nursery rhyme lilt of the verses, the bravado that at least partially stems from her narrative persona already feeling bad enough about herself that you sure as hell can't touch her, and of course the line that recurs over and over: "I wanna end me." It's the sort of thing you can imagine parents freaking out over, and even possibly the (yes, yes, very young) Eilish looking back years from now and thinking the better of. But, much as plenty of pop music conjures up outsized romantic sentiments that listeners gravitate towards despite not actually wanting to follow through with them in a literal sense, it also feels like the kind of darkness that I know many people who don't struggle with suicidal ideation still identify with in the context of a pop song. I'm not actually arguing for its total harmlessness so much as admitting that I don't think total harmlessness is necessary or even desirable in pop, maybe especially when it is from someone as young and who seems to be as tapped into a new vocabulary (sonic and gestural as much as linguistic) as Eilish is so far. The line and the song make me uneasy even as I love it and feel seen by it, as opposed to (say) Juice WRLD's bullshit which doesn't to me feel like it has any redeeming element at all. Eilish and "Bury a Friend," meanwhile, don't need a redeeming element unless you have a problem with the rich history of darkness in pop (as opposed to the rich history of misogyny in pop). Not for nothing does my friend Jess Burke describe her as "Fiona Apple for a Blumhouse future" and of all the paths to go down, that honestly feels like a pretty great one right now. [9]
Tobi Tella: Billie Eilish is one of the first true Gen Z pop stars, and as someone only a year or so older than her I'm impressed with how fresh her music feels on the pop landscape. The sense of dread that appears in most of her music is in full force here, and while I have found some of her music to be a little "2edgy4me," this works by fully leaning into it. It's unlike anything anyone else is making right now. [7]
Alfred Soto: If "Bury a Friend" is a gesture, an experiment -- as if Billie Eilish said, "Let me show how minimalist my music can be, and put in cool noises too" -- then its failure to be more than this is my failure. She's been tuneful before, which means she knows what she's doing. [6]
Jonathan Bradley: "Bury a Friend" sounds like the product of a musical landscape where anything can be heard on demand and none of it comes with context. Billie Eilish's artless murmur suggests that her roots lie in the DIY aesthetics of bedroom folk, but while her music can be wispy and personal in that mode, it wanders into other realms in which it seems not to realize it doesn't belong. This song is punctuated by producer Crooks intoning Eilish's name like a mixtape DJ's drop, while the shrieks that tear into the dark low-end pulse seem torn from Yeezus-era Kanye. There's even some Fiona Apple in the stops and starts punctuating her phrasing. Like Lorde before her, Eilish is adept at playing up the adolescent's attraction to darkness, and the haunted house atmosphere and lyrics about stapled tongues and glass-cut feet settle into a delicious murk. Perhaps most unsettling and most unexpectedly novel about it all is that Eilish doesn't sound like a paralysed gothic heroine. She sounds like one of the monsters. [8]
Katie Gill: Insert that Marge Simpson 'kids, could you lighten up a little?' reaction image here. It only makes sense that the hot new pop sensation is the musical distillation of nihilistic memes and the lolz I'm so depressed joke culture that's permeated the popular consciousness. To her credit, Eilish has her finger perfectly poised on the zeitgeist. Unfortunately, we've been dealing with the zeitgeist for at LEAST two years now. Such ironic detachment and 'I want to end me lmao' already feels out of date -- the fact that the song seems tailor-made to score an American Horror Story scene only dates it even more (those backing screams were a baaad choice). The main thing this does is make me wish that Eilish leaned in more towards her lighter fare. [5]
Vikram Joseph: I've been a Billie Eilish sceptic, but "Bury A Friend" is, if not quite Damascene, certainly revelatory. It feels deliciously, obscenely engrossing; that minimalist pulse, the mocking, nursery-rhyme motif ("What do you want from me? Why don't you run from me?"), those swift, decisive industrial gut-punches, the breathtaking turns of pace and time-signature tightrope-play. Most of all, it's fun, especially when her vocal affectations come off like a demonic sonic negative of Lorde. It feels like her entire aesthetic coming together, a camp horror-flick dark-pop queen finally wearing the crown she's been threatening to unveil for a while now. [8]
William John: At 28 I feel far too old to be pontificating about Billie Eilish, but what I will say is that if their new formula for chart success is to mine the aesthetic of Róisín Murphy circa Ruby Blue, then I'm ready to submit to our new zillennial overlords. [7]
Iris Xie: I've been hearing Billie Eilish everywhere I go, and her music always vibrates with a moody, dark warmth while I move through thrift stores, coffee shops, and sidewalks. Reclaiming whisper-singing from Selena Gomez is a fantastic move, especially when paired with that slight rhythmic drumming, sudden starts and stops, and that little omnipresent danger that I miss so much from f(x)'s Red Light. Our times are escalating faster to some kind of destruction, but in the air, there is exhaustion and energy of both a defiant joy and a quiet numbness. "Bury a Friend," and her album overall embodies that energy in spades. [7]
Will Rivitz: Jump scares in horror movies suck; they're cheap, calculated cash-ins on human predilection to react badly whenever something threatening pops out from the underbrush. Much more difficult to pull off, and much more impressive in its execution and creativity when it succeeds, is the slow-burn thrill. When a ghoulish, uncertain threat is buried ever so imperceptibly below the surface, it roils adrenaline in the most painfully pleasant of ways, as we fail to put our finger on anything about what's about to destroy us except that, make no mistake, it will indeed destroy us. "Bury a Friend" nails that most sublime skin-crawl. The lowing bass and teeth-scraping industrial synths roll around the aural triggers that make every hair on a back stand up with the cold impersonality of coins circling a hyperbolic funnel forever, the end always implied but never achieved. Appropriate, too, since Billie Eilish's main triumph is capturing the slow-burn existential dread of living as a young person in a world thoroughly ruined by those who won't live to see out the ramifications of their present actions. Obliquely, that's "Bury a Friend," a nightmarish Borges y yo resurrection, endlessly Genius-ready especially given the original story now has a Genius annotation itself. (The internet continues to be bizarre.) Instrumentally and lyrically, it's a warped and terrifying celebration of a muddling and destruction of identity supercharged by the less savory bits of our constant interconnectedness; it is, in other words, the best summary of Billie Eilish she could possibly present to us. Eilish affirms our base fears that things are fucked, we're all irrevocably in shambles, and there's absolutely jack shit we can do about it; we might as well learn to celebrate where we're at, since there's nothing else awaiting us. Alex Clifton: I can't remember the last time I felt this astonished by a song, nor can I remember hearing anything this sublime. I mean this in the gothic sense -- something beautiful and terrifying and subsiding where you've just got to stand and soak it all in. "Bury a Friend" is every nightmare and melodramatic thought I had as a teenager set to music, the suspicion that I was a monster who was better off dead and everyone knew. It felt so plainly written on my skin. But it's not just dark and monstrous. Billie feels scared and sad on the chorus: when we all fall asleep, where do we go? Something in her voice is so vulnerable that I feel cut open myself just hearing it. I fear some older people may hear "Bury a Friend" and write it off as emo teenage poetry, but it's so much more than that. It's the honesty of Lorde's first album mixed in with the sharp crunch of being a teen in 2019, living in a world constantly on fire with questionable prospects for a future. I would expect nothing less from a teenager to be honest, especially one as talented as Eilish. I just wish I had had the courage to be this dark and messy when I was her age. [9]
Will Adams: So much of the Billie Eilish discourse concerns her aesthetic and how it relates to Gen Z, but it often misses a key part of her appeal: how electrifying her music sounds. Tactile, confronting and claustrophobic, Billie and her producer brother Finneas create music that tightens its grip and refuses to let go, and "Bury a Friend" is as good an example as any. Alternately screeching, skittering and booming with sub bass (like "Black Skinhead" crawling with spiders), it conjures up a nightmare you can't look away from. [9]
Katherine St Asaph: A game that is both fun and great for making yourself acutely aware of how fast the grave is yanking you down is asking yourself, and being honest: if you were a teen today, who would you stan? Would you be an Ariana Grande Teen? A Blueface Teen? A Billie Eilish Teen? The depressing truth is that I probably would've been a Lana Del Rey Teen, but I could see myself reluctantly liking this for its weird drama, its dramatic weirdness. I'm convinced people confused about why Billie's dark music appeals to teens have never themselves been teens, the time of life where you endless-repeat Nirvana (ask Dave Grohl) or Sarah Brightman's cover of "Gloomy Sunday" or "Bury a Friend" and often make it out regardless. The flavor of darkness here is more than a little Tim Burton, in the twisted-nursery-rhyme melody, but there's also more than a little "Black Skinhead" and "Night of the Dancing Flame," and how many teen sensations can you conjure those references up for? Stephen Eisermann: Billie Eilish, especially here, is the exact representation of what would happen if Lorde pulled a Jack Skellington and entered the portal in the trees to find herself in Halloween Town. The same intriguing vocal tics, off-beat metaphors, and bold production choices -- just decorated with horror-tinged jack-o-lanterns and ghost sheets. In other words, I love Billie and I love this song. [8]
Jacob Sujin Kuppermann: "Bury a Friend" is less a song and more an intentionally jarring collection of phrases -- even Eilish's individual lines sound cut off, as if they've been reassembled from a previously coherent whole. Not every piece works -- Crooks' vocal additions are unnecessary and some of Eilish's longer phrasings in the bridge are too stylized. Moreover, the picture that this collage is supposed to be forming never gets cleared up. And yet there's almost an illicit thrill to listening to a pop song that sounds like this, in all of its chaotic terror and joy. [6]
Edward Okulicz: In truth, this song feels like it runs out of gas, but its first 30 seconds are incredibly arresting. It's not that the rest of it is bad, I mean there's a bit where she sounds exactly like Róisín Murphy and that's never bad. Over the course of a bunch of singles, Eilish has used lots of existing musical tropes in an interesting way and built up a style that's unmistakeably her -- maybe I'm just disappointed she's taken it to complete fruition in half a minute and maybe there's nowhere else for her to go but to do a full-on macabre Glitterbeat thing. She's got fans that'll go with her to any place she chooses. [8]
Taylor Alatorre: I'm inclined to dislike most of the well-manicured teenage dramascapes that make up Billie Eilish's discography so far. Maybe it's the narcissism of generational differences -- sure, I was moody and disaffected as a 17-year-old, but I wasn't this kind of moody and disaffected. You're doing anhedonia all wrong, kids! Yet somehow, "Bury a Friend" is able to dislodge me from this self-consciousness by brandishing its own self-consciousness as a weapon and waging a merry war on itself. It's a staging ground for a bunch of one-off experiments and on-the-nose signifiers and 2spooky vocal tics and vintage 2013 alt-pop tropes, all of which seem to communicate: "This is a song that I wrote, and I can debase it however I want." It's squeamish about its own existence yet sure of its purpose, with a simple driving beat that yields to miscellany while warding off the specters of musical theater. Its high point is an archly written low point: the sneeringly drawn out "wowww." in response to a blunt confession of suicidality. If it turns out that reducing the stigma doesn't always lead to better outcomes, at least we got some good banter out of it. [8]
Joshua Copperman: Huh, I guess we are seeing the beauty at the end of culture. And it's suicidal, it's offensive, it's ugly. Then it's fake-deep, and it's edgy, because Heaven forbid we legitimize the concerns of teenagers. The common thing is supposed to be how, as a teenager, everything feels like it matters, but today's teens are growing up in a political moment when nothing feels like it does, if it ever will again. Okay, that's a bit much -- there's a chance that actual teens aren't like this, and this is what people whose brains have been poisoned by Twitter pundits think teenagers must be like. It can't be a huge coincidence, though, that "I wanna end me," "why do you care for me?" and "I'm too expensive!!!" all wound up in a Top 20 hit by a 17-year-old. Like any good writer, Eilish sublimates those fears into a horror movie song from the point of view of the monster under her bed, a pure Tumblr or r/writingprompts move. But with this many Spotify plays, with this much success, it's hard to shake the feeling that along with the stellar "idontwannnabeyouanymore," Eilish is actually onto something with The Youths. Finneas O'Connor's bonkers production, with dentist drills and the 12/8 "Black Skinhead" bounce, certainly helps this stand out. (Rob Kinelski, too, has crafted a mix more interesting than anything his more successful contemporaries like Serban Ghenea have done lately.) Underneath the grimdarkness, what really separates Eilish is the sense of humor; the nursery rhyme bridge seemed a bit obvious, but after hearing songs like "Bad Guy," Eilish sounds completely aware of the tropes she is using. I have no doubt this blurb will age badly if her music gets worse after this, but who cares when there's not much aging left to do? Lead us into the apocalypse, Billie and Finneas! [9]

The Reason Mortgage Rates Are Projected to Increase and What It Means for You
We’re currently experiencing historically low mortgage rates. Over the last fifty years, the average on a Freddie Mac 30-year fixed-rate mortgage has been 7.76%. Today, that rate is 2.81%. Flocks of homebuyers have been taking advantage of these remarkably low rates over the last twelve months. However, there’s no guarantee rates will remain this low much longer.
Whenever we try to forecast mortgage rates, we should consider the advice of Mark Fleming, Chief Economist at First American:
“You know, the fallacy of economic forecasting is don’t ever try and forecast interest rates and/or, more specifically, if you’re a real estate economist mortgage rates, because you will always invariably be wrong.”
Many things impact mortgage rates. The economy, inflation, and Fed policy, just to name a few. That makes forecasting rates difficult. However, there’s one metric that has held up over the last fifty years – the relationship between mortgage rates and the 10-year treasury rate. Here’s a graph detailing this relationship since Freddie Mac started keeping mortgage rate records in 1972:
There’s no denying the close relationship between the two. Over the last five decades, there’s been an average 1.7-point spread between these two rates. It’s this long-term relationship that has some forecasters projecting an increase in mortgage rates as we move throughout the year. This is based on the recent surge in the 10-year treasury rate shown here:
The spread between the two is now 1.53, indicating mortgage rates could rise. Actually, a bump-up in rate has already begun. As Joel Kan, Associate VP of Economic Forecasting for the Mortgage Bankers Association, reveals:
“Expectations of faster economic growth and inflation continue to push Treasury yields & mortgage rates higher. Since hitting a survey low in December, the 30-year fixed rate has slowly risen, & last week climbed to its highest level since Nov 2020.”
How high might they go in 2021?
No one knows for sure. Sam Khater, Chief Economist for Freddie Mac, recently suggested:
“While there are multiple temporary factors driving up rates, the underlying economic fundamentals point to rates remaining in the low 3% range for the year.”
What does this mean for you?
Whether you’re a first-time buyer or you’ve purchased a home before, even an increase of half a point in mortgage rate (2.81 to 3.31%) makes a big difference. The Reason Mortgage Rates Are Projected to Increase and What It Means for You
We’re currently experiencing historically low mortgage rates. Over the last fifty years, the average on a Freddie Mac 30-year fixed-rate mortgage has been 7.76%. Today, that rate is 2.81%. Flocks of homebuyers have been taking advantage of these remarkably low rates over the last twelve months. However, there’s no guarantee rates will remain this low much longer.
Whenever we try to forecast mortgage rates, we should consider the advice of Mark Fleming, Chief Economist at First American:
“You know, the fallacy of economic forecasting is don’t ever try and forecast interest rates and/or, more specifically, if you’re a real estate economist mortgage rates, because you will always invariably be wrong.”
Many things impact mortgage rates. The economy, inflation, and Fed policy, just to name a few. That makes forecasting rates difficult. However, there’s one metric that has held up over the last fifty years – the relationship between mortgage rates and the 10-year treasury rate. Here’s a graph detailing this relationship since Freddie Mac started keeping mortgage rate records in 1972:There’s no denying the close relationship between the two. Over the last five decades, there’s been an average 1.7-point spread between these two rates. It’s this long-term relationship that has some forecasters projecting an increase in mortgage rates as we move throughout the year. This is based on the recent surge in the 10-year treasury rate shown here:The spread between the two is now 1.53, indicating mortgage rates could rise. Actually, a bump-up in rate has already begun. As Joel Kan, Associate VP of Economic Forecasting for the Mortgage Bankers Association, reveals:
“Expectations of faster economic growth and inflation continue to push Treasury yields & mortgage rates higher. Since hitting a survey low in December, the 30-year fixed rate has slowly risen, & last week climbed to its highest level since Nov 2020.”
How high might they go in 2021?
No one knows for sure. Sam Khater, Chief Economist for Freddie Mac, recently suggested:
“While there are multiple temporary factors driving up rates, the underlying economic fundamentals point to rates remaining in the low 3% range for the year.”
What does this mean for you?
Whether you’re a first-time buyer or you’ve purchased a home before, even an increase of half a point in mortgage rate (2.81 to 3.31%) makes a big difference. On a $300,000 mortgage, that difference (including principal and interest) is $82 a month, $984 a year, or a total of $29,520 over the life of the home loan.
Bottom Line
Based on the 50-year symbiotic relationship between treasury rates and mortgage rates, it appears mortgage rates could be headed up this year. It may make sense to buy now rather than wait.
