A large part of my Job as “The Builders Broker” is understanding the real estate market in the areas where the Builder chooses to build.
While the resale market often differs from the new construction market, it’s important that I understand both and how they intertwine.
To do this, I keep a quarterly eye on 3 things (well 4 but I’ll list the 4th below as a bonus) :
📌 Recent Sales
By home type, What are the sold prices?
How many days were the homes on the market?
What was the sold to list price ratio?
📌 Current Inventory
By home type, how many homes are currently on the market?
📌 Market Trends
By home type, what is the data telling me? Are sold/pending prices going up or down? Are days on the market increasing or decreasing?
