So, you’ve narrowed your travel list down and finally booked your next trip. With all the arrangements made, your bags are figuratively packed. 
Now there’s only one thing standing between you and the world: actually packing. For many, it’s the most stressful part of trip preparations. But it doesn’t have to be.
Pre-Departure Checklist
Don’t leave home without getting the essentials in check. Here are some of the things that should be on your pre-departure checklist.
Your passport
Ok, you’ve probably thought of this one already, but check the expiration date. Some countries require at least six months’ validity. And if you have to renew, make sure you leave plenty of time, especially during peak vacation periods. Visa requirements can also change over time so don’t assume it’s the same arrangement as before if returning somewhere familiar. You can check if a visa is required at www.iatatravelcentre.com
Pre-book and save
Often booking in advance can save you money —and that includes booking things like parking before getting to the airport. Even if you do so on the morning of your trip you may save. The same is true for ordering currency in advance. If picking up pre-booked currency, take the card you booked with and take note if you have to go to a particular pickup point to get your cash.
Get insured 
Travel insurance is an important part of your packing routine. Provisions for trip interruption, baggage delay or trip cancellation can help protect your travel investment should your trip get disrupted. 
A major part of travel insurance is health insurance. Don't assume your coverage in your home country will apply when you are traveling abroad.  As for cost, expect it to increase as you approach retirement age. For the policy to be effective, every pre-existing condition must be declared, otherwise your policy could be worthless and you could end up with a very large bill. Also check that any activity you’re planning on undertaking will be included in the price.
Medical Matters
Start with a checkup at your doctor’s and dentist – it’s far easier to deal with any potential issues before you hit the road. Try to go as far in advance as you can in case you need to take full courses of immunizations before you travel. You can usually get any necessary vaccinations at your local health clinic, though specialist travel health clinics can also be found in major cities around the world.
Discount and membership cards
If you’re eligible, obtaining an International Student Identity Card (ISIC) or International Youth Travel Card (IYTC) before you go will save you money all over the place. Travelers of any age will benefit from Hosteling International membership (www.hihostels.com). Senior travelers also qualify for travel discounts with some airlines and for ground transport in many countries. Sometimes flashing an ID is enough, sometimes you need to use a local scheme.
Five tips for packing light
Doug Dement, author of OneBag.com, gives his advice for reducing baggage bulge:
There’s only one real ‘secret’ to traveling light: a proper personal packing list. It’s a contract you make with yourself, a personal pledge that you will never pack anything that isn’t on your list. And for most people, such a list needn’t include more items than will fit in a single, carry-on bag and is able to accommodate destinations ranging from India to Inuvik.
Learn about luggage. Most bags on the market are designed to sell easily, rather than facilitate lightweight travel. So learn about design (shapes, configurations) and construction (fabrics, zippers). You may even discover that the primary function of a wheeled bag is to support itself, not efficiently transport anyone’s belongings!
Avoid liquids; they are the bane of the light traveler. Liquids (and gels) are heavy, bulky, prone to leakage (particularly on planes), and suspicious to security. Did I mention heavy?
Plan to do some laundry. This needn’t be onerous: done properly, and regularly, it should be more like brushing your teeth. With the right gear (travel clothesline, powder detergent, universal sink stopper), three pairs of underwear will take you anywhere.
Coordinate your colors. An excellent way to derive maximum use from a modest amount of clothing is to ensure that every item goes with every other one.

The Aetiology of 'Aerotoxic Syndrome'- A Toxico- Pathological Viewpoint-Juniper Publishers
Background
The term 'aerotoxic syndrome' was coined in 2000 [1] to describe a collection of predominantly neurological and respiratory signs and symptoms found in some commercial aircrew, which includes pilots and cabin crew. From the 1950's, aircraft were redesigned to provide pressurized cabin air directly from the compressor stage of the engine, known as bleed air. This allowed for the fuel consuming turbo compressors used prior to that date to be dispensed with. However, it also led to the exposure of aircrew and passengers to fugitive emissions from aircraft engines. This bleed air remains, to date, supplied to the cabin unfiltered.
Gas turbine engines require the use of vapors-phase lubricants, including additives, which can withstand the extremely high operating temperatures and pressures found in normal use. The most widely used anti-wear additive is tri- cresylphosphate (TCP), an organophosphate compound which is neuro toxic. TCP used in gas turbine lubricating oils is not pure but comes as a technical grade complex mixture of isomers and other associated triaryl phosphate (TAP) compounds. The complexity of this mixture is further enhanced by an ester base stock, amine antioxidants, proprietary ingredients and the addition of pyrolosis products, as the oil ages through use.
There are two main exposure scenarios:
1. acute higher dose 'fume events’ where there is generally only a detectable odour and, on occasion, a visible haze. These are associated with acute irritation of mucosa, primarily of the respiratory system, eye irritation, breathing problems and nausea. Acute neurological /neuro behavioral side effects have also been reported, ranging from mild headache, cognitive problems, dizziness to incapacitation.
2. chronic repeated low-dose exposure of aircrew on a day to day basis to a complex mixture of fugitive jet engine emissions. The current design of the majority of commercial airliners guarantees this continual background exposure because all oil seals 'weep' small amounts of lubricant in normal operation [2]. The exposure times can amount cumulatively to thousands of hours per individual. Frequent flyer passengers would also accumulate large numbers of hours of exposure, though not to the same extent as professional aircrew. The symptoms reported are predominantly neurological and respiratory and tend to be diffuse in nature. They include inability to concentrate, memory problems, breathing problems, headache, fatigue, numbness, tingling, confusion, dizziness, cardiovascular effects and performance decrement. These symptoms setting out a clear pattern of acute and longer-term effects, in many cases supported by medical findings and diagnoses, have been reviewed recently by Michaelis, Burdon and Howard [3].
Currently:
1. On the one hand there are a number of aircrew who have been acutely impaired in flight incidents, with others becoming chronically ill, many of whom have had to retire as a result. This is acknowledged by many aircrew organizations and some doctors and scientists.
2. On the other hand, arguments are put forward that the levels of contaminants in aircraft cabin air are too low to be able to cause the illnesses complained of, which are largely dismissed as being psychological/psychiatric in nature, common in the general population or, alternatively, as hyperventilation. This opposed position is acknowledged by a number of airline operators, aircraft manufacturers, some scientists and regulatory and airline industry bodies. It is that conundrum which this paper addresses.
    Aetiological Considerations
There is an enormous literature on the acute toxicity of organo-phosphate pesticides and nerve gas agents through acetyl-cholinesterase inhibition, which will already be familiar to the readership. This aspect was reviewed by the UK Committee on Toxicity in the context of cabin air quality [4]. They concluded, considering only the one isomer tri-orthocresyl phosphate (TOCP), that it would not cause organo-phosphate delayed neuropathy (OPIDN), which is acknowledged to be a sequel of high dose exposure involving acetyl-cholinesterase inhibition. However, OPIDN is definitely not the clinical picture observed in Aerotoxic Syndrome [3].
The effect of repeated low dose OP exposure has been reviewed by Terry [5]. He describes a number of mechanisms by which OPs can cause harm at exposure levels below those required to cause lowering of acetylcholine esterase. These include covalent binding of OPs to tyrosine and lysine residues, which suggests that numerous proteins can be modified by OPs. In addition, the mechanisms of oxidative stress and neuro inflammation and the known OP targets of motor proteins, neuronal cytoskeleton, axonal transport, neurotrophins and mitochondria. This type of exposure has been associated with prolonged impairments in attention, memory, and other domains of cognition, as well as some chronic illnesses where these symptoms are manifested, precisely the spectrum of symptoms reported for air crew by Michaelis et al. [3]. A more recent paper by Terry's group [6], detected antero grade axonal transport deficits associated with the oxon metabolite of chlorpyrifos at 0.1nM in vitro, in cultured embryonic rat neurons, a very low concentration.
The clinical picture is further complicated by at least three factors:
1. the complexity of the mixture to which air crew are being exposed. Some work has been done on the enhancement of OP toxicity in mixtures [7] and it is clear that the traditional 'one chemical at a time' toxicology will not suffice.
2. The wide variability between individuals to metabolize and detoxify OP compounds. A good example of this is provided by studies on British farm workers who developed 'dippers flu' as a consequence of handling OP sheep dips. A paper by Cherry et al showed that R allele at position 192 on PON1 was associated with a higher probability of illness from dippers flu’s [8].
3. Low dose repeated exposure to OPs has been demonstrated in vitro to increase the vulnerability of neurons to a subsequent high dose event [9]. Thus the prospect of an 'acute-on-chronic' mechanism must be considered, where those cumulatively pre-exposed for hundreds or thousands of hours would be more vulnerable to harm from a subsequent high dose fume event.
    Discussion
There is no dispute about the fact that fugitive jet engine emissions are found in aircraft cabin bleed air. The recent detailed study investigating the pattern of effects, findings and diagnoses, was supported by maintenance investigations confirming oil fume leakage in 87% of the identified incident cases with suspected oil contamination in another 7% [3]. The difficulty in maintenance investigations identifying the oil leakage sources has been acknowledged within the aviation industry, along with recognition [10] of permanent low-level oil leakage with additional discontinuous fume events sourced to engine oil leakage. However, there is debate about the significance of this. When there is a differential susceptibility of various exposure groups to harm then we have to seek an explanation, this is one of the tenets of occupational medicine. What is observed is an increased vulnerability of aircrew, when compared with passengers, to the set of signs and symptoms collectively known as aero toxic syndrome. This is seen after reported acute fume events as well as in the absence of high dose events. An Airbus A380 diverted into Vancouver due to 'toxic gas type fumes', with 25 crew taken to hospital [11]. Fumes on a Boeing 767 with a confirmed oil leak led to crews being hospitalized with 5 of the 6 crew, including the 2 pilots, no longer able to fly [12]. Other reports commonly refer to chronic lower-dose exposures [13].
Following the logic of Sir Bradford Hill in considering causation: Temporality-Aero-toxic syndrome was never reported prior to the introduction of engine bleed air pressurization systems, though it was detected soon afterwards [14]; it is biologically plausible that the mixture of chemicals in bleed air, many of which are known neuro-toxins, could lead to the symptoms described; animal experimental data supports the diagnosis [5]; there is epidemiological evidence [3] to support the causation argument. Specificity -The fact that the symptomatology is rather non-specific is seized upon to explain clinical findings as being of a psychological/psychiatric nature, rather than an organic illness. However, consistency of the pattern of symptoms exists, supporting an organic aetiology [3].
On the balance of probabilities, a causal link between repeated exposure to a low dose mixture of fugitive turbine engine oil emissions, based on current scientific knowledge, seems more likely than not and, in our opinion therefore, to be responsible for aero-toxic syndrome.

This edition of contrastbalance is primarily about music becoming more and more visual, part of the reason I want physical copies out. Everyone featured in this entire thing has a strong image in some way – some are bold and some are enticing. Some use it as a stand alone statement, others to create something as eye catching as they do ear catching. Others use your eyes as a horizontal platform, ingraining into your cheekbone to reach being one step more relatable over the process of rolling out releases and 5 steps away from their ephemeral counterparts.
In early 2014, everyone’s favourite adopted artsy sibling Dev Hynes gave a stellar Ted Talks. The lecture’s focus was his understanding of the neurological condition of synaesthesia, and also featured a beautiful soundscape using keys he associates with certain colours. His projectile talent becomes far more transparent, opening up to the sniper focused audience, all while the speaker is reminiscent of Grace Jones mixed with a Lemony Snicket character.

Chromesthesia is the more particular type of the condition where colours link to sound, another known carrier is Pharrell. In an interview with Psychology Today he talks about over-active parts of his brain being forced to temporarily halt. He states “you ask any great rapper or writer or musician, and they’ll tell you their craziest ideas come from the shower or the plane because in both places there is sensory deprivation.” Williams linking his heard with his seen when meeting minds is integral to his much covered juxtaposition, which everyone knows he’s interested in creating. He sees his music the same as he does with getting dressed and everything else in between, drawing variation from a multicultural background, he is maybe someone you wouldn’t expect to be interested in what he is.
When A$AP Rocky was a can of spaghetti with the little sausages bursting onto a line of bridesmaids in 2011, what people who make music wear was at one of it’s highest points of fast changing scrutiny. He and the Mob were seen in the places to be, alongside the elite likes of Jeremy Scott, Michele Lamy and Kris Van Assche.
He had grown up bouncing between Harlem and Soho, at a young age mixing with people who inspire inspirers. Tales of acid-induced friendliness at SXSW give some sight into his individual and groups’ participating stabs at hedonism – but he has mixed in plenty of the high-brow sensibility to brilliantly market himself as someone standoffish when it comes to actually being a designer himself, a lane that has distracted musicians from every corner and status. He said in an early interview with SBTV “I’m not a designer, I’m not a fashion designer, I could consult like ‘yeah that’s dope but maybe you should fix this collar a little,’ but I don’t know the first thing about designing, I think that’s disrespectful to the culture. For me to just take advantage of it due to my fame, come in and pretend I can design – that’s not what I do.” Genuine interest and admiration saw designers, models and everyone hanging on in between every side of water huddle around Mayers, safe in the knowledge that artists are very aware of creative processes of those adjacent to them in other fields. He’s in the same vein of Bowie in terms of recreating himself.
While he’s admitted that Long.Live.A$AP leaned too much on the logical option at the time of trying to jump into pop minefields, At.Long.Last.A$AP showcased his genre-blending abilities. Following and probably coinciding with the hardship of losing one of his closest friends, fellow inspirer-of-inspirers A$AP Yams – seemed like he was having fun after making something he was sure he wanted us to hear and see. From the outside he’s the most pertinent visible link between underground music and wide arrays of fashion, and didn’t need to capture considerable numbers in pop audiences to do so.

Donald Glover’s creations always seem to meet at a drunk yoga class. The casual nature in which the creations are born is easily recognisable and even portrayed on-screen. Where Rocky and other massive acts could be described as embodying the more material, often recent and biographical side of rap, those like Kendrick Lamar, Chance The Rapper and Glover prefer telling interpersonal stories that drop listeners in the midst of varying turmoil.
Moonlighting as Childish Gambino, a dad and a guy who seems to place a lot of emphasis on changing his facial hair, Glover lives a really quiet life. His first exposure to the public eye came after Tina Fey was shown a spec screenplay for The Simpsons by David Milner, intrigued, she dug up some of the short films Glover made while at New York’s Tisch School of the Arts as part an improvisational comedy group, and she subsequently hired him to write for 30 Rock at just 23. After an 89-episode stint as Community‘s Troy he was written off the show, later stating that he casually asked to leave because his “heart wasn’t really in it. They, thankfully were just like ‘yeah’ and they let me go”, to Vibe Magazine, which wasn’t imparted to public knowledge at the time – leading many to boycott the show confused about the demise of a character and actor that had quickly impressed and maintained the sole reason for them to bother watching.

Not until 2013 and the rollout of because the internet would he post pictures of handwritten notes on Instagram, one stating “I didn’t leave Community to rap, I don’t wanna rap. I wanted to be on my own.” He says he was “mildly inconvenienced” by the resulting phonecalls.
Ambition to create using so many different artforms, even ability to do so at the level Glover consistently does is one thing, balancing all of them into your waking hours with a newborn is different. In August 2013 work began with FX on Atlanta, around following his short-lived recommencement with Community, around finishing because the internet, around shooting self-written short films featuring tripping pornstars, around the Deep Web Tour, recording and releasing STN MTN and then a day later Kauai.
Atlanta premiered on FX on 6th September 2016. It follows around Earn, who dropped out of Princeton to return back to Atlanta and become a full time slacker, part-time Airport salesman, part-time parent, post-retirement-occupation-time boyfriend. He realises first what his cousin is doing, then an episode length later that said cousin Paper Boi is on the brink of rap stardom and takes on an impromptu role as his manager. In the past few years the city has reached previously inaccessible heights in recognition as a culturally rich paradise for particularly African Americans – while the pressures of rubbing shoulders with some of the country’s artistic, business, innovative and sometimes underworld elite is present in the feel of the series, it’s Glover’s real-life cool in the face of doubt that makes the show so fluidly, deftly written, quaintly shot and highly addictive. “I tried to, I just wanted to make Twin Peaks with rappers,” he offers on The Ellen Show.
There is a brooding undercurrent that’s gained the critical acclaim and also a commissioned 2nd series just 2 weeks after it first aired. An all-black cast is few and far between, but been done – and all-black writing team is a less talked about issue in conversations about opportunity. President of FX, John Landgraf says of the pre-production meetings; “with Donald, he didn’t always articulate his vision in a way that we could see it, but his passions and ambition were clear.” There’s so much scope for a quirky show with (to many viewers) unconventional dialogue to go so wrong, just look at Bored to Death.

The issues that Atlanta portrays Earn tackling are those held varyingly stagnant over long spans of time in different lights by different people – police brutality, parenthood, mental health, institutionalised fear, gender identity, exploitation, flawed or complete lack of ethics in the entertainment industries, attitudes to firearms over racial lines and also portraying Justin Bieber as a black teenager in a charity basketball game – at no point does the show make an effort to not seem like it was written by an all-black team looking outwards. Glover downplays any political role the show may play in a Wired interview, while giving some insight into the casual first steps towards the brilliance the show exudes: “I like it when black people are hit with a certain light, like purple. It just felt good to play around with the look of the show.” An incredibly curious person, no one could’ve written the dialogue for Van and Jayde in the restaurant in the ‘Value’ episode without having experienced a defining moment while leaning over fumes from a squash based appetiser.
Gambino reached what you could call the 2nd phase of marketing with Awaken, My Love! reaching almost 200 million Spotify plays. The album was first played alongside a full band and 6-part choir at PHAROS, a Joshua Tree installment that Glover curated with Wolf and Rothstein, Microsoft and Miles Konstantin. The latter developed the PHAROS Earth app, purchasable for $99, locked to the phone and owner acting as a ticket to the 3-day wilderness based festival, that Glover would state would be his only live performance in 2016. The app was to make sure no tickets could be accordingly resold for such an exclusive event, and after the phones were checked for eligibility at entry they were placed in magnetically locked bags that were handed out – to halt any leakage from the cult event to the outside world. The event placed so much emphasis on first hand purity, as broken down into 5 sections upon purchasing the app – “tribe, ritual, experience abstraction, architecture, language.”
Another peek at Glover disillusionment, this time with technology was displayed by a complete clearance of his Twitter and Instagram accounts at the end of 2014, only returning with a Tweeted countdown in June 2016. “Be helpful. Do not be a detriment. No irony” the app also stated alongside the 5 human experience intuitives. In September fans appeared at Joshua Tree in the “vibrancy colour” of blue, that acted as another entry requirement. Wading through a mixture of Brokeback Mountain sets and a party in a garage ambience the crowds saw an artist in full control of everything they were seeing.

Due mainly to cold callers from Birmingham we’re probably now in the stage of evolution where we know not everyone is going to have a fully suitable voice for their chosen direction in life. Expectations naturally make up reaction and Rick Astley had all you shallow bastards annoyed. If you do listen to people’s music based solely on physical appearance you’ve probably got a relatively neo-nazi dad and you’ll frequently set fire to the family balaclava lexicon so you won’t have to accompany him on his shopping list. Album art is the forward-thinking way to live up to or fail to with regards to listeners expectations that they made with their eyes.
They act as a documentation of what they entomb and the location of the graveyard, modern graphic design actively swingy-chairs into the shins of people holding wine who don’t move out the way. When previously artwork was revealed ahead of release to moonwalk dropping breadcrumbs, that was a linear step like most steady marketing – today the rules often get told as you consume the experience. It lets you in for an all round view of a possibly new genre of image and you can easily find the cover you want to see, it might not match what you wanted to hear but you remember what you saw and go from there – much like casinos in the UK.
The hopefully budding romance of Zack Fox and Thundercat is communicated to the “here for this” spectators vibrantly through the covers of the deluxe vinyl copies of Drunk; feline optical illusion, trap mixtape reminiscent kaleidoscopes of viagra, guns and horses, also a seemingly constipated album artist. The visuals are a cue to using humour to help push through dark moments, it’s just as abstractly debilitating and distracting as that is. In an interview with Creative Review, the mystic force formerly known as Bootymath summarised: “I definitely just wanted to capture my sense of humour, which some would consider absurd or psychedelic. When life is just punching you in the back of the head, you start laughing at shit that doesn’t even correlate – it’s a coping mechanism but it helps create timeless inspiration. I wanted to inject those experiences and let designs be bold and confusing.”

If the Drunk covers would be for the Peter Saul fans, Bonobo’s Migration is probably whispered to those into Dan Flavin. Simon Green’s 6th album cover was designed by Neil Krug – responsible for visuals accompanying sounds from Lana Del Rey, The Weeknd and Tame Impala. The art dads know Bonobo from scenic and melancholy drives drowning out your wife in the boot, and the story of how the album art came about is equally as Californian-style ritualistic.
The consistency of the crispness Krug captured definitely affected his sleeping pattern horribly – he would drive out into the Mojave in the middle of night to have a chance to capture the divinity in the area’s sunrise. Picturing the desert came from Green’s recent life choice of moving to Los Angeles, while finalising tracks he would drive out to find required portions of solace. In an interview, also with Creative Review he says, “You can hear things in a new way just from moving environment. The car test is a classic thing. Producers will say, ‘take a drive with the music’. I like to go up to the mountains – there’s lots of really weird and wonderful landscapes around where I live – and just spend time with the music. It’s very inspiring… it can spark an idea that you might not have had if you’d just been sat in an air conditioned studio.”

The intensity of the supposed subject and the serenity it’s happening in narrate Krug’s skill as a press photographer and the same contrast correlates very effectively as something that could stand without explanation. The cover designer says in the same interview: “Once Si and I sat down and talked I knew the artwork needed to be something other than just landscape images. I thought, if this is going to grab your attention and create a narrative – you need something else in there – but what’s in there can’t be too loud or comment too much on what the music is. Big dividends are coming
The improvement in underlying profitability was masked during the first half by £2bn of misconduct and litigation charges. But as these costs move into the past, I believe the bank should start to generate enough surplus capital to support more generous dividends.
Mr Staley certainly seems to think so. In August, he confirmed plans to pay a full-year dividend of 6.5p per share for 2018 — more than double last year’s payout of 3p per share.
Too cheap to ignore?
I’m going to stick my neck out and say that I think Barclays shares are probably near the bottom. I think further big falls are unlikely unless new problems emerge.
As things stand, the stock trades at a 30% discount to its tangible book value and has a forecast P/E of just 8.3. Add in this year’s forecast dividend yield of 3.7%, and the shares look cheap to me.
City analysts are bullish too. They expect earnings growth of 10% next year, plus another big dividend hike.
I think this could be a good time to start buying.

Here are a few different options you have for your old 401(k) when you start a new job:
Keep the 401(k) with Your Current Plan
You can simply keep your 401(k) plan with your current employer. However, some employers may require a certain balance minimum to maintain the account. So, be sure to check with your Human Resources department or plan administrator to understand the requirements before keeping your money with your previous company.

Simply put, it can make or break the sale.  Of course, you probably know that the inspection is meant to, well, inspect the house and suss out any problems. But you may very well be making some sweeping—and perhaps false—assumptions about how these professionals work.
It can be confusing, we know. So join us as we debunk some of the most common home inspection myths.
Myth No. 1: A home inspection is the same thing as a home appraisal
In fact, these two things could not be more different, says Tim Buell, president of the American Society of Home Inspectors and a retired home inspector in Hilliard, OH.“An appraiser’s function is to determine the value of a house on behalf of the lending institution," he says. "Home inspectors are only interested in the safety of the home—not the value.”That means if the seller offers up a glowing appraisal report, you shouldn't be swayed into thinking you’ve just saved yourself the price of a home inspection. Got it?
Myth No. 2: Home inspectors can advise you on whether to buy the house
“That's not my field of expertise," says ASHI’s Executive Director Frank Lesh, of the Home Sweet Home Inspection Co. in Chicago. “Often people ask, ‘Would you buy this house?’ I can only tell you about the functioning portions of the house, not whether you should buy it.”
And don't forget: Even though most inspections are done at the buyer's request, inspectors are impartial. If you think inspections are meant to help the buyer renegotiate the purchase price, Buell says, think again.
Myth No. 3: It doesn't matter which inspector you hire
In the U.S., only 30 states
require licensing for home inspectors, according to the ASHI. But even licensed inspectors have various levels of training or certification, so it’s up to the buyer (you) to find a competent professional. “Just because someone is licensed doesn't mean they're qualified," Lesh says. "It means they have met a minimum requirement for their license.”Do your homework by getting referrals from professional associations, agents, and other homeowners, and then checking references thoroughly.
Myth No. 4: The inspector will uncover every single thing that's wrong with the house
Much as you wish they could, home inspectors simply cannot check every nook and cranny, Buell says.“People think we can see behind walls, but I’m not Superman—I don’t have X-ray vision,” he adds.Rather, home inspectors are guests in the seller’s home, which limits what they can do.“We can't tear into a wall to look behind it, or rip something apart to see why it's making a noise,” he says. “We're there for a visual inspection of readily accessible areas of the home, so if there's a china cabinet in front of something, we're not going to move it.”That said, home inspectors do use specialized tools such as infrared cameras and moisture meters that allow them to gather more information. But buyers should be realistic about what they’ll learn, Buell notes.For example: If you're buying a house in the middle of the winter, an inspector probably won’t be able to check a roof with 3 feet of snow on it. Instead, they’ll check the attic sheathing for signs of leaks.
Myth No. 5: Buyers don’t belong at the home inspection
It doesn't matter whether you know anything about home construction and maintenance. “Buyers absolutely should be there, without question,” Lesh insists. “I can go into more detail [than in the report], and you’ll have a three-dimensional view.”Lesh also encourages all buyers—especially first-timers—to ask questions. While home inspectors can't tell you whether to buy the house, they can share maintenance tips and advice.
Myth No. 6: Brand-new homes don’t need to be inspected
Faulty construction can lead to all kinds of repair nightmares in the future, so sparkly new houses need to be checked—maybe even more carefully than older ones, Lesh says.“With a house that's already been lived in ... I can see whether there are signs of leakage, mold, or anything that occurs over a period of time,” he explains. “If it’s a brand-new house, nobody has showered in that shower or used the appliances, so it absolutely should be inspected, even though it’s under warranty.”
Myth No. 7: Home inspectors can predict the future
Lesh once had a client whose father wanted to know exactly how long the furnace would last.“I opened my case and said, ‘Oh, gosh, I forgot my crystal ball,’” Lesh recalls.“A home inspection is a snapshot in time,” Buell says. “We can tell you how old certain appliances are, and what the useful life of something is. ... But we don't know when a plumbing leak is going to happen or when a fuse will break on an electric panel."Lesh does, however, tell clients that everything in the house will need to be replaced at some point. Best practice? Budget 1% of the value of the house per year for maintenance.
Myth No. 8: A good house will ‘pass’ the inspection
Home inspection reports will never indicate whether a property passes or fails, Lesh says. That’s because everything depends on a buyer's tolerance level: What’s acceptable for one buyer could cause another to walk away.“I'm the judge of the house in terms of whether it’s safe," Lesh explains. "But I always ask people: Can you live with this?”If you can, then the house passes your test. And that's all that matters.
