Why did Tamil Nadu’s first multi-modal logistics park boost real estate potential?
The news of Tamil Nadu’s first multi-modal logistics park (MMLP), planned at Mappedu in Tiruvallur, has been creating the right kind of ripples in Chennai’s real estate circles. Last month, a memorandum of understanding (MoU) was signed for the construction of the 158-acre park between the state-owned Tamil Nadu Industrial Development Corporation (TIDCO) and the National Highways Authority of India’s (NHAI) arm National Highway Logistics Management Ltd (NHLML). To be built under the public-private partnership model between TIDCO, NHLML and the Chennai Port Trust with an investment of Rs 1,200 crore, this mega project is expected to create employment for an estimated 10,000 workers and greatly spur the ancillary warehousing and cold storage facilities segments.
Strategic location The Chennai port enjoys its location advantage of being accessible to the industrial clusters and is well-connected by rail, national highway networks and, inland and coastal waterways. This MMLP at Tiruvallur will have an edge as it will be linked to the established industrial clusters of Sriperumbudur – a premier automotive manufacturing hub, Pillaipakkam and Oragadam. Besides being nearer to the CPRR (Chennai Peripheral Ring Road), Chennai airport and sea ports, the MMLP is expected to house a host of modern facilities including a freight terminal with rail and road links, large storage capacity, as well as advanced machinery and mover equipment to handle an increase in cargo.
In fact, given the MMLP’s strategic location, the aim of having this park near Chennai is to reduce the operational delays involved in the handling and movement of substantial amount of freight. The provision of in-house warehouses and cold storage facilities as well as speedy custom clearance is envisaged to give industrial exports a shot in the arm.
“We expect many new industrial and storage infrastructure being set up around the multi-modal park to tap into the superior connectivity benefits it offers,” shares M Arun Kumar, chairman – policy committee, CREDAI Chennai. “The corridors between Thandalam-Perambakkam and Pollivakkam-Ulundhai will benefit immensely,” he adds.
Scope for real estate investment Any new industrial landmark opens up vistas for progress. The real estate industry in Chennai too is optimistic about the MMLP at Tiruvallur creating large-scale employment with the scope for accommodation facilities in the areas around it.
“The MMLP is a fantastic idea and we are glad the government has realised the potential for it. With Tiruvallur already a thriving warehousing hub having basic social infrastructure in place, including a number of schools and colleges having their campuses here, the workforce that will be employed at the MMLP will greatly benefit from living here too,” shares T Padam Dugar, president, CREDAI Chennai.
Kumar agrees that the successful growth of an industrial cluster depends on the availability of adequate social amenities like housing to support it. “We believe the demand for housing, especially catering to the middle-income, affordable and worker accommodation segments, will see increased demand in the near future,” he posits.
Dugar is of the opinion that the new projects announcing budget homes and apartment enclaves will take some time. Till then, he feels that the locations around are ideal for those looking at investing in plots of land. “Now is a good time to invest in plots in the vicinity of Tiruvallur. You could later sell it at a good price to purchase an apartment, or even construct a house on the same plot. The opportunities are many,” he points out.
As the state waits with bated breath to get this ambitious project off the ground, the logistics, warehousing and real estate industries anticipate their active participation soon.
What is a multi-modal logistics park? Multi-modal transport involves a humongous network of roads – both, national and state highways, ports, airports and railways. This combination of different modes of transport working together facilitates the efficient and faster movement of cargo, hence saving valuable time and money. Logistics parks ideally have large warehouses and cold storage units along with advanced equipment and automation to facilitate storage of perishable and industrial goods with ideal temperature settings and enough manpower to prevent wastage.
The CBRE India Real Estate Market Outlook 2021 report states that government initiatives are likely to have an impact on Indian real estate. As the industrial and logistics (I&L) segment takes centre-stage, the government is keen to extend support via draft national logistics and industrial policies and investments in setting up industrial corridors, the report mentions. The MMLP at Tiruvallur seems to be an apt beginning in this direction.

Class 12 girl from Tamil Nadu dies by suicide inside hostel room: Police

Jul 26, 2022 07:32 IST Tiruvallur (Tamil Nadu) , July 26 (Always First): A Class 12 girl reportedly died by suicide in Tiruvallur district in her hostel room attached to a government-aided school, police officials said. The girl's body was taken to the Tiruvallur government medical college and hospital for postmortem. Police claim she reportedly took the extreme step during the wee hours of Monday. The incident led to protests by a few locals and parents near the school premises amid heavy police deployment. Police said that her parents were daily wage labourers. The victim was studying in a government aided school in Kilacheri village in the district. "On Monday morning, after the girls left for school, the victim had allegedly told her friends that she would come late. However, since she did not return. Anxious about the developments, staff checked on her hostel room and found her hanging from the ceiling," the police said. The school staff informed the police and the body was sent to the Thiruvallur Government Hospital for Autopsy. After preliminary investigations, police said, there was no suicide note retrieved from the hostel. The staff of the hostel said that the victim did not go home for a month. Her friends said that she was gloomy for the past few months, said a senior police officer. Meanwhile, villagers from her native place staged a protest blocking the bus and vehicles in Tiruttani town of the district. The case has been registered at Mappedu police station and has been transferred to the Crime Branch-Criminal Investigation Department (CB-CID). CB-CID Officials are now enquiring the school staff members and hostel warden in the school campus. Gayathri, cousin sister of the victim and Padaiyappa, cousin brother of the victim said, "We have our own apprehensions on her death and we suspect something hidden behind her death. We won't get the body (before her autopsy) and will not know what really happened to her. She is not the kind of girl who would attempt suicide. She is so innocent with a kind heart." "Even on the night of July 24, she spoke with family members. She was sounding normal too. There is a mystery behind her death," they said. M Sathapriya, DIG, Kanchipuram city, "We have properly informed family members of the victim at the time we reached the spot. All the members are here from the morning. Till now, we didn't find any letter or evidence. CB-CID has started the investigation." "To avoid additional problems, we have deployed police protect for the school campus. The truth will be revealed only after investigation," the police official said. Durga, sister in law of the victim, "There is a mystery behind her death. The girl can't opt suicide. She is so innocent. I hope that she will get justice." On July 13, a 16-year-old girl reportedly died in her hostel premises of a private school in Kallakurichi. The girl's parents suspected foul play while police said she allegedly died by suicide. The protests over the girl's death reportedly turned violent on July 17 when the school was damaged, police and school vehicles were set on fire. Warehousing plays an important role and is a fundamental part of the transportation of goods in the infrastructure of the business. It collectively helps in building robust economies for the procurement, distribution, and manufacturing of services. There is a growing tide in the industrial and warehousing sector of India due to increasing demand in the e-commerce companies, manufacturing, and third-party logistics (3PL). Heavy industries occupiers such as the aerospace sectors, automotive, and auto ancillary often spend, INR 28-35 per sq foot per month on leasing the facilities of warehousing for meeting their specific requirements. There is growing importance on the warehousing rent, which accounts for 10 – 15% of total logistic cost along with the optimization of customer services, transportation cost, packaging, inventory management, and handling.
According to property consultant CBRE, India records a growth of 31 percent crossing 13 million sq ft every year in the leasing of warehousing. Leasing activity of more than 60 percent got contributed by Mumbai, Chennai, and Bengaluru. The growth in warehouse leasing has also led to the growing demand in the manufacturing sector, which further creates additional jobs in infrastructure, customer services, real estate, and the retail sector.

There are two major warehousing clusters in Chennai. The western locations constitute one cluster known as the Sriperumbudur-Oragadam cluster, and the northern areas form one cluster, known as the NH 5 – Periyapalayam warehousing cluster. The western locations primarily fulfill the Auto and Auto Ancillary industry requirements, and the eastern areas meet the FMCG sector company’s needs.
