Why survival is becoming a luxury in the slums of Ajegunle

Walking down a popular street in Ajegunle on a cloudy Monday evening, I saw young boys between 15 to 18 years, muttering incantations and behaving awkwardly on the street in a broad day light. I thought they were mentally deranged, but was baffled when some people spoke in hushed voices that they were cultists. Cultists! I screamed, considering their age. Moreover, these innocent-looking teenagers who are supposed to be in school or probably at home running errands are now on the streets to cause havoc. From rape, stealing, gangsterism, touting, all manners of assaults, to any kind of crime you can imagine, these fellows are very vulnerable. The worse is that they are unleashing themselves in Ajegunle that is already notorious for its ghettos and high crime rate associated with slummy areas. Worried about safety of lives in the slum, I made efforts to understand how residents live with such hooligans in their midst. Mama Chiboy, a middle-aged woman who runs a local bar in the area, frowned at my inquest, fearing that I would walk into trouble. But on noticing my genuine concern, she opened up.  “My brother, it is not easy here. We cannot tell all we see inside this Ajegunle. Everybody wants to be noticed, fight for superiority and the worst is that the children have taken to the streets and yet they said they are the leaders of tomorrow; which tomorrow”? She asked.

She is not worried about the many brothels that harbor prostitutes, but about how teenage girls who are still under the roof of their parents sleep around with men even without protection. “If you hear the meager amount these men pay to sleep with these girls, you will understand the level of sufferings that is driving them into prostitution. Some even sleep with thugs who in turn pay back by molesting their rivals or former boyfriends”, she explained further. Aside that, the level of school drop-outs is alarming in Ajegunle as many take to touting, commercial bus driving or conducting, car wash and all manners of menial jobs. But those who have guts do robbery, high level thugs for politicians, tax agents among others. The sad thing about Ajegungle is that the area, which was once famous for breeding creative talents, sports men and women, celebrities among others now breeds criminals. What happened, if one may ask? The irony is that while the city breeds talents, the talents leave to develop other areas in Lagos or Nigeria, once they rise to fame. “We no longer have football stars coming from here like before because all the stars that started here have all left to Lekki, making those living to feel dejected. What is wrong in developing standard stadium here, football academy, movie village, art gallery, among others to encourage youths here to use their energy positively”,  an aggrieved resident lamented. Tracing the history of the area, the man explained that people in Ajegunle should be living in affluence because the area was supposed to serve as residence for the low cadre workers in the old Nigerian Ports Authority. If the low cadre NPA staff had lived here since then, the man argued that they would have grown in position by now and at least, buy and redevelop the old houses they lived in before moving to Lekki and Ajah. Of course, insecurity and neglect by government, especially lack of social infrastructure have driven some businesses that would have grown in the area to safer areas. Same businesses also employ people from Ajegunle and pay them peanuts.

“Apart from Mobil, there are no good companies in Ajegunle. Those who work in good companies in Apapa do not live in Ajegunle, so how will good money circulate, earning are low here and people resort to self-help in anything they can find to survive”, another resident said. South Florida’s biggest multifamily deals in 2018

South Florida’s Class A apartment market stayed strong throughout 2018, despite the luxury condo market slowdown. Out-of-state institutional investors sought out Class A multifamily properties and workforce housing in the tri-county areas as the population is expected to grow significantly over the next few years.
Investors are increasingly betting on areas in the suburbs or just outside of Miami and Fort Lauderdale, including western Broward County. As housing becomes more unaffordable, investors predict that renters are going to seek out cheaper Class A rental housing and move further outside the urban core, experts say.
But some of these multifamily investors are now having to fend off increasing competition from condo investors who are also seeking to rent units. More condo investors are putting their units on the so-called shadow market as they are unable to sell their condos.
Yet so far, multifamily owners have not seemed to be impacted by this new supply. Vacancy rates are low and most new buildings are being absorbed by renters, according to recent reports. In fact, apartment owners may even be in a better position as indicators are showing that home ownership is becoming less of a priority for Americans.
Gables Aventura, $149M
Gables Residential’s sale of Gables Aventura for $149 million to RREEF marked South Florida’s largest apartment deal in 2018.
RREEF, a publicly traded real estate investment trust and an affiliate of Deutsche Bank, paid about $372,500 per unit for the apartment and townhome community at 19920 West Dixie Highway near Aventura, property records show.
Rents at the 400-unit complex rents range from $1,799 to more than $2,808. Atlanta-based Gables Residential completed the 16.3-acre development in 2016. It had previously acquired the site in 2007 from Turnberry Associates for $11 million, according to Real Capital Analytics.
Quaye at Wellington, $120M
HG Management sold the Quaye at Wellington to Stockbridge Capital Group for $120 million.
The Tampa apartment developer sold the 32-acre, 350-unit apartment and townhouse complex at 9840 Quaye Side Drive for about $343,000 per apartment, property records show. It’s about 90 percent leased, according to a press release.
The property features 33 three-story, garden-style buildings, four lakes, a nature preserve, dog park, heated pool, 10,500-square-foot clubhouse with a kitchen, game room, gym and outdoor summer kitchen.
HG secured a $53 million construction loan for the project in 2015 and completed it about a year ago.
Gables Marbella, $112M
A company tied to Chicago-based Heitman paid $112 million for the Gables Marbella apartment community west of Boca Raton, property records show.
The 297-unit rental complex at 22182 Bella Lago Drive traded for about $377,000 per apartment. Records show Marbella Premium Apartments LLC, tied to Atlanta-based developer Gables Residential, sold the property.
Gables Residential paid a little more than $43.4 million for the 19-acre property in 2005. Records show the complex was built a year later.
Heitman is a global real estate investment firm headquartered in Chicago with about $40 billion in assets under management, according to its website.
Alexander Living, $103M
A joint partnership between Ram Realty Advisors and Kolter Urban sold the Alexander Living apartments in downtown West Palm Beach to AvalonBay Communities for $103 million.
AvalonBay purchased the properties, which include a 20-story, 205-unit rental building called The Alexander as well as a six-story, 85-unit building called Alexander Lofts, according to property records. The deal breaks down to about $355,000 per unit.
Ram acquired the properties through its private equity fund for $5.12 million in 2012. Ram and Kolter completed The Alexander building last year.
The development group converted the Alexander Lofts building, which was built in 1926, into apartments in 2015. It was previously home to Southern Bell Telephone’s regional headquarters.
The Fountains Apartments, $97.3M
Aventura-based Advenir bought The Fountains Apartments in Palm Beach Gardens for $97.3 million from BRT Apartments Corp in January. The sale equals $179,520 per unit.
BRT expects to record a $20.5 million profit on the sale of complex, located at 4120 Square Boulevard, near the intersection of North Military Trail and PGA Boulevard.
The Fountains Apartments have one-, two- and three-bedroom units with monthly rents starting at $1,144, according to the property’s website.
Advenir closed on an $80 million loan the same month it bought the property, which it plans to use for renovations.

TENANTS’ RIGHTS
Beware of fake estate agents and dupes. Ask questions. As many as you can. Watch out for the indicators on how to identify a fake estate agent. Remember the 15 Cardinal Points Of Inspection. Be sure to inspect the apartment carefully and thoroughly before you pay. It is your right. Aside from the information fed you by the agent or landlord, conduct your own independent           investigations. Settle all issues regarding repairs or renovations before you pay. Always remember the Golden Rule: DO NOT BE RUSHED!
NOTE THAT:
1) Your rent receipt is the basis of your rights as a tenant. Always demand for it.
2) Ensure your receipts are duly signed, dated as per the date of payment and reflect amount paid as rent.
3) It is now a criminal offence in Lagos State for a landlord not to issue a rent receipt.
4) You are entitled to a copy of the tenancy agreement.
5) Take note of the restrictive covenants (conditions) in your tenancy agreement, and especially, how many months’ quit notice you are entitled to.
6) Ask questions on any aspect of the tenancy agreement you do not understand.
7) Your landlord cannot increase your rent yearly or arbitrarily, or in the middle of a term you had already paid for.
8) You are entitled to negotiate any rent increment with your landlord.
9) You are entitled to approach the court if you believe the rent increment is unreasonable.
10) You cannot pay more than 1 year’s rent in advance as a new tenant in Lagos State.
11) In Lagos State, an old monthly tenant cannot pay more than 6 month’s rent in advance, while an old yearly tenant cannot pay more than 1 year’s rent in advance.
12) Do not hesitate to always consult your lawyer for clarifications on any point you are not clear about.

Average Wages Rise but Nobody in Cuba Lives on Their Salary 14ymedio, Mario Penton and Luz Escobar, Miami and Havana, 14 July 2017 — Ileana Sánchez is anxiously rummaging through her tattered wallet, looking for some bills to buy a toy slate for her seven-year-old granddaughter who dreams of becoming a teacher. She has had to save for months to get the 20 CUC (Cuban convertible pesos, roughly $20 US) that the gift costs, since her monthly salary as a state inspector is only 315 CUP (Cuban pesos), about 12 dollars. At the end of June, the National Bureau of Statistics and Information (ONEI) reported that the average salary at national level reached 740 CUP per month, slightly more than 29 CUC. However, the increase in the average salary does not represent a real improvement in the living conditions of the worker, who continues to be able to access many goods and services only through remittances sent from family abroad, savings and withdrawals. "I do not know who makes that much money, nor what they base these figures on, because not even with the wages my husband earns working in food service for 240 CUP a month, along with my wages, do we get that much," says Sanchez. The ONEI explains that the average monthly salary is "the average amount of direct wages earned by a worker in a month." The calculation excludes earning in CUC. However, the average salary is inflated by the increases in "strategic" sectors, such as has happened in healthcare, where the pay has been more than doubled, while in other areas of the economy wages have remained practically unchanged for over a decade. "If you buy food you can not buy clothes, if you buy clothes you can not eat, we live every day thinking about how to come up with ways survive," she says in anguish. Most Cubans do not support themselves on what they earn in jobs working for the state, which employs 80% of the country's workforce. President Raúl Castro himself acknowledged that wages "do not satisfy all the needs of the worker and his family" and, in one of his most critical speeches about the national reality in 2013, he said that "a part of society" had become accustomed to stealing from the state. Sanchez, on the other hand, justifies the thefts and believes that the "those who live better" are those who have access to dollars or those who receive remittances. "Anyone who doesn't have a family member abroad or is a leader, is out of luck," she says. According to the economist Carmelo Mesa-Lago, when speaking of an increase in the average wage, a distinction must be made between the nominal wage, that is, the amount of money people receive, and the real wage, adjusted for inflation. A recent study published by the academic shows that although the nominal wage has grown steadily in recent years, the real wage of a Cuban is 63% lower than it was in 1989, when Cuba was subsidized by the Soviet Union and the government had various social protection programs. At present, the entire month's salary of a worker is only enough to buy 10.3 whole chickens or 7.6 tanks of liquefied gas. Among retirees and pensioners, the situation is worse. The elderly can barely buy 16% of what a pension benefit would buy before the most difficult years of the so-called Special Period – the years of economic crisis after the fall of the Soviet Union – according to Mesa-Lago. Or by another measure, spending an entire month's salary a worker can only afford 19 hours of internet connection in the Wi-Fi zones enabled by the state telecommunications monopoly, Etecsa, or 84.5 minutes of local calls through cell phones. To buy a two-room apartment in a building built in 1936 in the central and coveted Havana neighborhood of Vedado a worker would need to save their entire salary for 98 years, while a Soviet-made Lada car from the time of Brezhnev would cost the equivalent of 52 years of work. However, the island's real estate market has grown in recent years at the hands of private sector workers who accumulate hard currency, or by investments made by the Cuban diaspora. In remittances alone, more than three billion dollars arrives in Cuba every year. According to Ileana Sánchez, before this panorama many people look for work in the areas related to state food services or administration where they can steal from the state, or jobs that provide contact with international tourists such as in the hotels. Other coveted jobs in the private sphere are the paladares – private restaurants – and renting rooms and homes to tourists where you can get tips. The "search" (as the theft is called) has become a more powerful incentive to accept a job than the salary itself. Although, according to the document published by the ONEI, workers in the tourism and defense sector earn 556 and 510 pesos on average, many of them receive as a bonus a certain amount of CUC monthly that is not reflected in the statistics, and they also have access to more expensive food and electrical appliances than does the rest of the population. Among the best paid jobs in CUP, in order of income, are those in the sugar industry, with 1,246 CUP on a monthly basis, and in agriculture with 1,218. Among the worst paid jobs according to the ONEI are those working in education, with 533 CUP, and in culture with 511. For Miguel Roque, 48, a native of Guantánamo, low wages in the eastern part of the country are driving migration to other provinces. He has lived for 12 years in the Nuclear City, just a few kilometers from Juraguá, in the province of Cienfuegos, where the Soviet Union began to build a nuclear plant that was never finished. "The East is another world. If you work here, imagine yourself there. A place stopped in time," he explains. Roque works as a bricklayer in Cienfuegos although he aspires to emigrate to Havana in the coming months, where "work abounds and more things can be achieved." The provinces where average wages are highest, according to the ONEI, are Ciego de Avila (816 CUP), Villa Clara (808 CUP) and Matanzas (806 CUP), while the lowest paid are Guantanamo (633 CUP) and Isla de la Juventud (655 CUP). "Salary increases in the east of the country are not enough to fill the gaps with the eastern and central provinces," explains Cuban sociologist Elaine Acosta, who believes that cuts in the social services budgets are aggravating the inequalities that result from the wage differences. "It is no coincidence that the eastern provinces have the lowest figures on the Human Development Index," he asserts.
