Why Pre Purchase House Inspection Services Must Be Sought Before Buying House?
Pre purchase house inspection should be performed by skilled and experienced personnel, not just by any individual who pretends to be an expert. Purchasing a property is a significant investment, thus one should take their time and have a thorough inspection performed rather than later regretting their decision due to high maintenance expenses. Professionals with the right training are familiar with the specifics of any building and thoroughly inspect everything before producing the final report.
Tumblr media
Building inspectors in Melbourne also offer yet another very significant examination that must be performed before buying which is pest infections. Inspections are required because termites enjoy the city's environment and weather, making them fairly comfortable. The building must be checked for termites before the acquisition, and only then should it be purchased. Inspections are essential since termites are highly adept at hiding inside buildings and damages brought on by termites are many times not covered by insurance.
Building inspection services must be approached when selling a house or property since this allows them to look for defects in their building. Therefore, the majority of specialists advise it since it enables the building to be sold fast and for a much greater price. Additionally, doing this inspection puts one in a far stronger position for negotiations, guaranteeing a better offer.
What Are The Items & Criteria Checked During These Inspections?
The inspection includes every aspect of the home, including the condition of the wood and any decaying problems with the roof, roof leaks, broken, deteriorating roof tiles, fascia, downpipes, heating ducts, flooring, and a plethora of other things. The yard, in addition to the home, is thoroughly inspected for things like surface drainage, pergolas, shop walls, etc.
For an unbiased report, one must select inspection services from a company that is unaffiliated with any contractor, realtor, or supplier. Contact top inspection companies for ensuring a better return on investment.

hello diary i’m back idk what is happening or why i ever feel what i feel, but here goes nothing
i’ve been feeling very creative today, had a terrible morning woke up insanely dehydrated, could barely move, my arthritis and psoriasis had flared up as well, i had to cancel my gig but they’re fine, they had other people on board. i don’t really feel like i missed out because i literally couldn’t have gone and needed to stay home and rehydrate, plus it’s like 37 degrees outside, i’ll stay home thanks. anyway, so i got some much needed rest and i ate and drank loads of water and i feel replenished now and i feel hopeful and creative and i wish i could’ve just started something, a project or whatever. but i have no many chores standing firmly between me and what i actually want to do. will is a terribly difficult thing to conjure. i had a telehealth appointment to get diagnosed w adhd in melbourne so i can access the necessary treatment, but they’re telling me it’ll be at least $800 and at least 4 sessions to just get diagnosed. and that to me is a huge undertaking. i told them ill think about it but what is there to think of, i know fully well i cant afford it. i wish i had an ipad to draw on. ive been wanting to draw something for ages and i could draw on my physical sketch book but i just haven’t? i just cant? its the guilt from all the chores i haven’t done. there’s a proper inspection due in 4 days and i just know it’s going to cripple me with anxiety as the date comes closer. there’s so much stuff that i want to do. and yet i do nothing. i’m not doing even 1% of everything i want to do, because im stuck doing 100% of the things i hate but have to do. when im older, i hope i get permanent residency in australia or any other first world country, i wish i have a safe and permanent place to live, regardless of size or quality. i wish i have someone who can help me with the tasks i struggle with and i can help them with tasks they struggle with and if we both struggle at the same things, we’ll understand each other, we can struggle and learn together. hopefully this will not be a romantic partner because i don’t think my brain is hardwired to deal with matters of the heart in a stable way. i hope that by the time i feel safe, the children of gaza feel safe too. i hope we win. i thought of them when i got dehydrated and worried that ill get a uti, i thought about how much worse they have it. i think of them all the time but especially when im suffering and im reminded that they have it many folds worse. i try to derive hope, strength, and gratitude from that instead of helplessness, and powerlessness.
i haven’t been able to take out the trash and get rid of my dead plants and they’re starting to attract bugs and i really need to do that today, i’ve been saying that everyday, it’ll just take seconds. i also am very close to having $0 in my account because i had to buy some meds and i found some vitamins for half price and decided to buy a whole buttload of them #forhealthiguess also its SO HOT. and im trying to avoid turning on my air conditioner because my electricity bill last month was $140??? like why? it’s a crazy world out here. crazy expensive. for the millionth time, i really should get a real job soon. or try to. i doubt i’ll ever have enough to be independent. i fear i’ll always be at the mercy of my parents. i fear i’ll heal too slow to keep up with the damage.
all day i did nothing. that’s not true, i went grocery shopping and i made meatballs, and spaghetti and it turned out great. the one thing i always cook successfully is any kind of pasta, never fails. i feel 50% guilty for not doing anything important today. such as taking out the trash, cleaning my room, etc. it’s the one thing i hate doing: house chores. makes me wanna scream, cry and throw up. i made a mistake, last night i accidentally left my earphones on the couch at reception downstairs and hadn’t even realised until earlier today when i was leaving the building and saw it on the couch. i feel so relieved that i live in a place where nobody stole it all day. part of me feels like i don’t deserve to live so well. because for nearly a year, i have been living wonderfully, everything’s going so well, and all my demons are inside of my own head. this is new for me. there’s no actual threat, i think. still feels like there is. i’m less overwhelmed than usual, but still pretty overwhelmed. there’s always too many ideas and not enough ability to implement them. how do i feel chaos and clarity simultaneously. i just need a break from this mental torment. i think getting my apartment clean will definitely help with that. but it’s such a big task, even thinking about it makes me fall to my bed and start to rot. suddenly i find that my body won’t move. adhd sounds like it’s so quirky and funny until you’re surrounded with piles of garbage and flying insects and there is a mysterious sticky brown patch underneath the fridge that just will not move. until there’s no space to walk from one end of the room to the other without stepping on and crushing things underneath my feet. it feels as if my brain has acquired an endless supply of shame and guilt. i will probably not feel focused until my room is actually clean. clean enough to be inspected. clean enough to maybe even have visitors. i get anxious just thinking about the prospect.

again. When I say housing crisis in Australia I MEAN HOUSING CRISIS
youtube
Tumblr media
[IMAGE ID: a YouTube comment by @davidlp3019
“This video didn't mention that there is a state 'transfer duty' of property deeds when you buy a property, more commonly known as 'stamp duty' here in Australia. Each state is a bit different, but here in NSW for a house over $1,168,00 (which in Sydney is basically all of them). Stamp duty is $47,295 plus $5.50 for every $100 over $1,168,000 ON TOP of the principle to purchase the house. Then there's lawyer fees, moving fees, inspection fees, real-estate fees etc etc. So that can add another 100k easy to a 1.3 million house. This is another reason that state governments LOVE insanely expensive housing, because they make an absolute FORTUNE in stamp duty tax coffers, and they are hopelessly addicted to this SS$$ scheme.” END ID]
again, when I say HOUSING CRISIS I mean it, holy moly I literally used to LIVE in Melbourne.

Exclusive Guide to Finding the Best House for Sale in Melbourne
Tumblr media
So you have decided to buy your dream house in the most liveable city on earth—Melbourne?
Did you know that it is often referred to as the “world’s sporting capital”?
Besides having graffiti laneways, cultural diversities, a bayside location, and mouth-watering coffee, this is a good place to live for many reasons.
It has multiple public transportation options, plenty of job opportunities, low crime rates, an immense arts and culture scene, and, in short, an easy lifestyle. Buying your dream house is a big decision, and it must be backed with solid research to get the best deal.
To help you out, we have come up with an extensive guide to finding the best house for sale in Melbourne. Now buckle up and start reading this article to get a vivid image of the buying process.
Tips to Find the Best House for Sale in Melbourne
There are numerous things to consider while checking homes for sale. To ensure you make the buying process a streamlined one, check out the following things.
Fix your budget
You visit a house for sale in Melbourne. It’s alluring, stands tall, and even beats all your expectations. You excitedly enquire about the price and get disappointed to learn it is way beyond your budget.
This hurts badly. To avoid such unpleasant things, first, fix your budget. Once you have a budget fixed, you can filter the market and visit the houses with the confidence that you can buy one if it meets your necessities.
This is why, when it comes to buying a house for sale, having enough funds is critical. From the down payment to closing costs, you must adhere to strict financial commitments. But it’s not always about the money; it’s about the security and freedom that come with owning your dream house, where you can dwell with your loved ones. First, decide on the budget and finances, and set realistic goals.
What are the must-haves in your dream house?
Now take a pen and paper, sit down with your family, and list the must-haves of the house in Melbourne. This might be a big list, but you need patience to curate it. Because acknowledging your needs helps narrow down your search and find the ideal place to live.
Buying your house starts with one simple decision: finding the ideal location to call home. You have already decided that it’s Melbourne.
But did you know that Melbourne is a diverse city with many suburbs to choose from?
The next thing you must fixate on is the size of the house, including the number of bedrooms and bathrooms, the style, outdoor space, safety, storage, energy efficiency, and parking.
On top of that, while checking out the Melbourne house for sale, don’t forget to consider the proximity to work, schools, and other amenities.
When tailoring your list, ensure it meets your needs and preferences because you are investing big, and it must be worthy and close to your heart.
Thoroughly investigate home loans
Skipping mortgage pre-approval is one of the biggest mistakes you can make.
If you have decided to get a loan, first learn how much your bank will offer. Remember, what the bank says you can afford is different from what you know you can afford.
On the other hand, what you think you can afford to buy a house in Melbourne is different from what the bank is willing to lend you. Your chances of getting a loan can be affected if you have poor credit or an unstable income.
So, ensure that you are pre-approved for a loan before placing an offer on a home or even before you start house-hunting.
Note: Even if you are pre-approved for a mortgage, your loan can be denied at the last minute if you alter your credit score by financing a car purchase, etc. So be extra careful of the things you plan to buy or lend using your card.
Inspect a property before purchasing it.
Usually, the houses for sale in Melbourne will be presented for inspection by potential buyers at different time slots. Some houses are available for private inspection and can be visited with the real estate agent’s help.
You get 30 to 45 minutes for open home inspections. To make the most of the inspection during this time, make a checklist of what to check.
Use the checklist while inspecting properties.
Take pictures and notes of the property, including the exterior features and if any damage or issues are present. You can make a note of your likes and dislikes for that property.
Ask questions to the concerned person, i.e., the real estate agent there.
If it is a new house, you can ask about
The warranty or guarantee and what it covers
Are upgrades or customizations available?
What are the energy-efficiency features the house has?
If it is an old house, you can enquire.
When was the house last renovated?
Why is the vendor selling it?
What’s included in the property?
How long have they lived there?
What were the past maintenance or repairs done?
Are there any known issues with the house?
By asking questions relevant to your situation, you can better understand the advantages and potential challenges of buying a new house versus an old house and make an informed decision.
This process can seem daunting, and you may lack the experience to deal with it. Get professional help from real estate agents to handle it. Professionals can spot hidden problems and ensure that it’s worth investing in the house.
Don’t ignore the neighborhood.
While checking out the houses for sale in Melbourne, you will naturally be more focused on the house and may overlook the neighborhood.
We understand that it’s not possible to predict the future of your selected neighborhood. But asking about its past can help you avoid unpleasant surprises down the road.
If there is any undeveloped land around, enquire about what is likely to get built there.
Is the home value in the neighborhood rising or declining?
What are the zoning laws in the area?
Check the crime rate and safety. Visit the local houses and neighbors to clear up these doubts.
If you are happy with the answers to these questions, you can show a green signal.
Check the property titles.
Check if the property titles are correct because they are the birth certificate of your property. Homebuyers hire a title company to perform title searches on their behalf.
Here, a real estate attorney can also help find out if any legal issues are present and if the property has been legally transferred to you. In addition, ensure the property boundaries are clearly defined and that there are no boundary disputes.
Check with the local council.
Before you seal the deal, check with the local council to enjoy a worry-free home-buying experience.
The local council is in charge of managing, planning, and developing the area, so they know the ins and outs of it.
So, we can safely call the local council the guardian angel because they can give you insider information that your seller or real estate agent might hide from you.
With their expert knowledge, you can know if the house for sale in Melbourne abides by zoning laws and building codes and is in full compliance with regulations.
Or any future development in the area could affect your property value or quality of life.
Money may not be able to buy happiness, but it sure can buy you a roof over your head!
Make an offer and close the deal.
Making an offer to the households is of huge importance. Before you make an offer, determine your budget and strictly stick to it. Also, consider the additional expenses, including the inspection fees and closing costs.
Next, research recent sales of similar houses in the same neighborhood to determine if the asking price is fair. Your real estate agent can aid you in negotiating and sealing the best deal.
Before sending the proposal, consider contingencies. The contingencies in your offer can save you from unfortunate circumstances such as the inability to secure financing, etc. But ensure you don’t mention too much of it, as it can create a bad impression.
Lastly, write a personal letter. Well, this unique idea can make you stand out from other buyers and create an impression. Be genuine and authentic, and explain why you want to buy the property.
Remember, making an offer is just the beginning of the negotiation process. The stronger the offer, the more chances you have of securing your dream home.
Final Words
And to conclude, an important point to remember is: Don’t overthink signing the deal. We understand that buying your dream house is huge. But again, you must have done ample research before throwing an anchor on one.
There are cases where buyers lose the best deal because someone else takes the swift decision and buys it. And importantly, negotiation is important, but overdoing it can ruin the deal. When the house for sale in Melbourne ticks most of the boxes on your checklist, go for it.
Buying your house can be thrilling, but it can also be overwhelming if you put everything in your head. So, hire a real estate agent to hold your hand in the right direction.
RIC Realty is a full-service real estate agency where we are passionate about helping people realize their dreams and aspirations through property. Finally feeling like I’m coming up for air after a, frankly, traumatic couple of months. Bought a house at the end of October (YIKES!!!) and then had to spend the settlement period stressing that we would regret it and that the house would be horrible and that none of our stuff would fit in it. Struggled to source a bunch of tradies to do some essential pre-moving in work (painting, floors, electrical) and then when we did book some in, worried that they would all get c*vid right before they had to start work and it would throw out our insanely packed schedule. Spent all of January worrying that *we* might get c*vid and had to basically do a risk assessment before making any sort of social plans. Had to deal with the World’s Worst Property Manager™ when moving out of our rental and trying to work around open for inspections and the prospect of not getting our bond back for whatever stupid fucking reasons property managers make up and also some real reasons (didn’t get the carpets steam cleaned!! left a broken key in a lock in the back door!!!). Decided to get a removalist to do the big stuff and do the small stuff ourselves in the middle of the shittiest humid heatwave Melbourne had had in decades. The bank took the money out of my account twice at settlement leaving me with -$50k and didn’t even really think it was a big deal?!? The cleaner that we booked through Airtasker to clean the house before we moved in did the worst job I’ve ever seen and we had to re-clean the entire house and we only paid her because we needed her to leave the house and never see her again. Spent SO MUCH MONEY in general I don’t know if my inner anti-capitalist will ever recover. Also had to change jobs in the middle of all of this against my will - my old role was a 12 month contract but I loved it and my team so much and didn’t want to leave and start something new.
On the plus side, the internet got connected without a single hassle (WHAT). We bought a dishwasher and it somehow fit the random space in the kitchen cabinetry perfectly. Actually, *all* of our stuff fit perfectly, even the messy awful things like CDs and DVDs are now neatly tucked away. The backyard has an original Hills Hoist and I never thought I could derive so much pleasure from watching the clothes spin gently around in the sun. Got all of our bond back in the end! Sarah and I barely had a cross word with each other despite feeling hot, dirty and stressed 24/7 for about 4 weeks and also having to assemble a number of pieces of flatpack furniture. Discovered after 8 years of owning my washing machine that it doesn’t need a special hose to connect to the hot tap and the machine heats the water itself so we can wash on a hot cycle! Rafa won the AO (still not over that)!!!! Found out that the reason the bathroom smelled so damp was because of a blocked sewer pipe that the greywater couldn’t go down so it was just running under the house (not good) but it only cost $300 for a plumber to fix and now the bathroom doesn’t smell!! Even the scary bits of the house that I thought I’d never be brave enough to go into (the roof storage space, the filthy outdoor garage) are now clean and accessible and useable. I’m feeling calm more often than not at the moment, for the first time in a loooooong time.
Long story short, hi!

Today's mix:
Wetmusik Mix-Up Volume 2 - Live @ Storey Hall by Simon Digby & Will E Tell 2000 Techno / Tribal Techno
Seems to me that one of the coolest things about the Melbourne, Australian duo of Simon Digby & Will E Tell is that they made a lot of tracks exclusively for their own DJ sets and then never officially released those tunes to the public. And that might mean that we never then got to hear the full-length versions of those very songs, but if you ever went and saw Simon & Will perform live, you were clearly gonna be in for a pretty unique experience.
So here's a live set from the two of them that was performed on the campus of the Royal Melbourne Institute of Technology (RMIT) sometime in 2000. Some months prior to this performance, they had dazzled this same venue with a wild, high-powered, and thumping mix that'd been comprised of their own exclusive material, stuff from the Wetmusik label that they were also running at the time, and some other tracks from elsewhere as well; and with this mix, they were primed to return with that same exact formula again.
But the thing about this set is that I don't think it's actually nearly as dynamic as the first one in this Mix-Up series. Like, sure, there are certain points in Volume 1 where it feels like you're being forcefully jostled around on an ancient and rickety wooden rollercoaster that's been long overdue for an inspection, but a lot of that unease is pacified by some of the very novel and intriguing approaches that were taken in the constructions of a bunch of the songs' tightly packed and thick-slabbed rhythms. In contrast, this mix feels a little bit safer, and by that same token, a bit more conventional too, meaning that I don't think it really stands out as much as Volume 1 does as a whole.
That said, though, we've still got some heaters here, and I think the best moment happens to come at the end, when Simon & Will drop a pair of back-to-back bangers that both let a little bit of trancy melody leak into their thooming techno. Will's own "Time to Boogie"—which was not an exclusive and was released on UK label Bush Records—unleashes its tranciness midway through; and then that tune's followed up with Swedish duo Devilfish's "Man Alive," which blends the past and present by looping up some opening chords from all-time late 80s house classic, "Big Fun" by Inner City, and lays them over a contemporary y2k techno beat, the break of which was also lifted from a 1991 tune by Italo-house duo Double Dee. And the way that that Inner City melody is orientated here definitely gives the song some trancy character; and also released on Bush too, by the way.
youtube
So a decent turn-of-the-millennium techno set here from the Aussie Wetmusik mates, but, overall, I don't think it's really as strong as their first visit to RMIT was. However, if you bought this on CD, you could also insert it into a CD-ROM drive and then watch live footage of this set itself, which I think is a pretty cool feature that wasn't offered up in the first volume 😎.
Listen to the full mix here.
Highlights:
Box Blaze & Deetron - "Pocket Rocker" Will E Tell - "Konstant Battle" Alpharisc - "Metallic Meltdown" Mumps - "Mechanisms EP" Will E Tell - "Time to Boogie" Devilfish - "Man Alive"

Effective Sparrow Control in Melbourne
Tumblr media
Sparrow Control in Melbourne: People may think that sparrows are harmless birds, however, once these birds choose your compound to nest, several issues will arise. Sparrow Control in Melbourne
The House Sparrow, in particular, is considered one of the most flexible and robust bird species. They prefer living in urban areas, which makes Melbourne the proper environment for them. While these birds are often appreciated for their chirping and presence, their infestation can lead to several issues:
Property Damage: Sparrows especially prefer nesting on eaves, gutter and the vent. The collective work of these birds results in the blockage of the sewers, gutters and the down spouts leading to water damages and other structural problems. It also leads to corrosion and staining especially on buildings due to pile up of droppings.
Health Risks: Sparrow droppings are known to contain dangerous pathogens like bacteria's as well as fungus, all of which can be detrimental to human and pet lives. In high concentrations, these droppings pose a health risk that causes respiration and other related problems.
Noise and Nuisance: Sparrows are quite noisy and messy, they chirp all the time and build their nests almost anywhere. It can also invite other pests in the area resulting to more havoc worse of all the case.

Exclusion and Proofing: Thus, the actualization of control entails ensuring sparrows do not get access to your property. We use exclusion techniques which include putting up of bird repellent materials, nets, spikes among others with the aim of preventing sparrows from breeding in critical zones.
Nest Removal: If there are sparrow nests available then we carry out the process of removing them, but in a harmless and painless manner. Our team is very keen and makes sure that all the nests are evacuated without any harm to the birds of any law that may be binding on it.

Role of Home Inspections in Real Estate Purchases
When starting the journey of buying a new home, it's essential to have a comprehensive understanding of the property's condition and any potential issues that might be hidden beneath the surface. This is where home inspections play a pivotal role. The Best Home Inspection in Melbourne FL offers both first-time and experienced homebuyers invaluable insights into a property's overall condition, enabling them to make well-informed decisions. In this article, we will delve into the significance of home inspections and why they are an indispensable part of the home-buying process.
Tumblr media
Unpacking Home Inspections A home inspection is an evaluation of a property's condition conducted by a certified home inspector. During this examination, the inspector conducts a thorough assessment of various facets of the property, including but not limited to its structural integrity, plumbing, electrical systems, HVAC, and more. The primary objective is to identify existing issues or potential concerns that could impact the home's safety, functionality, or overall value.
The Benefits of Home Inspections Home inspections offer an array of benefits to prospective buyers.
