Real Estate Stocks Continue Bullish Streak for Second Year; Oberoi Realty Soars 60%
Indian real estate stocks have maintained their positive momentum for the second consecutive year in 2024, fueled by impressive performance across key operational metrics. Developers reported strong results in areas such as bookings, collections, operating cash flow, and new business development, all amid growing demand, particularly in the luxury and ultra-luxury segments.
As disposable incomes rise in India, more individuals are turning to real estate, a traditionally favored investment asset for Indian households. This shift towards a wealthier lifestyle has driven increased demand for luxury homes that offer upgraded amenities and enhanced comforts, setting them apart from standard housing options.
Although overall housing sales in India’s top seven cities experienced a slight dip of 4% in 2024, totaling 4,59,650 units compared to 4,76,530 units in 2023 (according to Anarock), the luxury home sector saw a surge, leading to an overall sales value increase of 16%. The total value of residential sales in 2024 reached approximately ₹5.68 lakh crore, up from ₹4.88 lakh crore in 2023.
In key markets like Delhi-NCR, demand for premium homes grew by 20%, driven by infrastructure developments such as the Noida International Airport and the increasing aspirations of homebuyers. High-net-worth individuals (HNIs) and ultra-high-net-worth individuals (UHNIs) have played a crucial role in driving demand for luxury properties, particularly in Tier-I cities where spacious homes with advanced amenities are in high demand. Since FY22, there has been a growing preference for properties that offer ample space, privacy, and facilities suited for remote work and heightened security.
The rally in real estate stocks has also been bolstered by the Reserve Bank of India’s shift in monetary policy. In October, the RBI moved from a hawkish stance to a more neutral position, raising hopes of potential rate cuts in the future.
90% of Real Estate Stocks End 2024 in Positive Territory
The Nifty Realty Index, which tracks the performance of key real estate stocks, gained 34.39% in 2024, with nine out of its ten constituents finishing the year in the green. Oberoi Realty was the standout performer, recording a remarkable 60% increase in its stock price. Other top performers included Sobha, Brigade Enterprises, Phoenix Mills, Godrej Properties, Prestige Estates Projects, Macrotech Developers, DLF, and Raymond, with gains ranging from 6% to 56%.
Pradeep Aggarwal, Founder and Chairman of Signature Global (India), attributed the growth of the Indian real estate sector in 2024 to factors such as rising urbanization, evolving lifestyles, and strong demand across various segments, from affordable and mid-income housing to luxury properties.
