Wow. Here's a way-back -- this is the first house I bought, back in 1976 in Denver, CO. I paid $33,000, had to work on it for months to bring it up to FHA standards. New kitchen, insulation, furnace, wiring, bathroom, screens on the windows, new doors. Did it all myself except for the wiring.

I sold it four years later for $76K when I moved to Barbados. Appraised value now is $750K+ (despite the garish paint scheme!).

Before and after of a floor plan change! This house did not have a dedicated dinning room. This was actually an old addition to the house in the mid 70’s (see the external window on the left hand side). When I moved in it was just used for the fridge. I moved the fridge into the main kitchen and took the window out to turn it into a small dinning room!

A little paint and refinishing original wood floors really made a difference.
