I walked into a sales call in Kansas last week and was told the owner had died. He was my age.
I actually met him before I had this job. About 6 years ago We sat next to each other on the same delayed flight going home from a trade show and got stuck in DFW for the night. So we shared an Uber to a hotel and went out for beers.
We talked and he made me laugh until tears were streaming down my face. We had one of those close calls in the elevator on the way to our rooms. I was still married at the time so I couldn’t go through with it. But I never forgot him.
When I started this job I was stoked his business was in my territory. I called on him about every six months. When I walked in this time I asked for him and they told me he passed away. At first I laughed and said “you’re joking right?” Then their faces told me they weren’t.
I asked what happened. He committed suicide was the answer. We really only had one meaningful interaction. Literally just a few hours together but this man made a huge impact on me. I never forgot him. I kept his business card in my car for years. I just threw it away last month when I bought my new car thinking I’d get a new one from him the next time I saw him.
I can’t stop thinking about him now. How his energy was palpable and I can’t stop wondering how someone with so much going for them would feel like he needed to do that. I feel a loss even though I didn’t know him well. I felt his light. I’m super sad he’s gone.

Amore's Pizza Pasta: The Beginning
A little story about how all this began.
For those who were not there, I was the manager of an Italian restaurant called “Amores Pizza Pasta” In Grapevine, TX.
It was a fine dining Italian restaurant by day. Underground Grungey Punk Rock venue by night. I made an Instagram account for the venue to promote the shows and events I was doing there. This was in September of 2021.
My first shows ever booked under my name were in August of 2021. I was booking shows for my friends, and for an organization called Punks and Painters which I departed from in February of 2022.
The first official Headless Music events started booking after the fall of Amores, but the account was first made to promote that short-lived D.I.Y Venue.
Amores Pizza Pasta was doomed to fail at the start of the venue. I was 19 and in charge of an entire restaurant and venue relatively on my own. I had a handful of friends assisting me with the work in both the restaurant and venue, but it was an intense amount of stress on myself and others around me. The owner’s daughter [Redacted] was the one who introduced me to her father, and she was helping manage the restaurant side of things. She had just graduated from Highschool and had no experience running a restaurant. To put it lightly the management was rough. I was also not having the best of times at home and my mental health was not great. Me and the cook at the time were both drinking on the job regularly and looking back this was also putting a strain on my relationships.
At night, I operated the restaurant as a music venue. My friends in my band at the time, Plan B, helped me run the venue by loading in bands, running sound, and collecting the door cover. Eventually through a series of bizarre events the members of the band slowly distanced themselves from Amores. The guitarist in my band in particular had conflict with the owner after he drove to his house to “rescue” his daughter from him. Which turned into a police investigation for the kidnapping of the owner’s daughter. After that I was mainly operating the venue on my own and at this point the appeal of the venue was waning. I was also giving up on the place as strain between the owner and I began to develop.
The owner became displeased by certain aspects of the venue. His idea of Punk rock were the bands KISS and Tool. He was not aware of the extremely large and diverse underground scene in DFW. For a month Amores was hosting events for all sorts of people and subcultures that the owner did not appreciate or respect. His ideas and mindset were a bit backwards and behind. Although he appreciated the fact that these events were bringing in revenue, and the reason he let me operate so long was for this reason “tolerance” he could tolerate the people he had no respect for because they were making him money, and for that reason I lost respect for him and the establishment. At the end of September, I decided to give up on the venue and I quit.
I would like to address two important people in my life during this time. Daniel Herrera, and Tristan Brake.
Daniel Herrera has been a consistent and dependable friend since I have known them, and for that I appreciate them greatly. They were there with me when I started this venture and even met with me and the owner on a couple of occasions. They are a local photographer in the DFW scene and take many of the photos for Headless Music. In fact, I consider them the official photographer of Headless Music. They documented the entire time I was at Amores, as well as stood by my side no matter what I was going through. They supported my crazy ideas and ventures from the start and still to this very day.
Tristan Brake was my best friend, and drummer for the band Plan B at the time. I spent a lot of time the summer previous hanging out with him at his mom’s apartment jamming out and kicking it back. During my time at Amores, he helped design a webpage and run ticket sales. He was at the door almost every night collecting the door fee or helping out some way in the restaurant whether it was washing dishes or helping take out trash and clean. He saw what I went through and was a great emotional support for me during the time. After I fell off of Amores his positive attitude and encouragement is what led to me continuing what I was doing, alongside the drive I already had to start this community I envisioned, he was the one who came up with the name Headless Music when I was struggling to decide how to rebrand my vision. It was based off an inside joke he had made. Now I have redefined it, but that will be explained through the rest of my story I suppose.

These four charts explain how homes have become so difficult to afford in D-FW
The dirt is always flying in Dallas-Fort Worth.
It’s flown even faster in recent years as folks flock to North Texas at a breakneck pace.
More than 367,000 homes and 181,000 apartments have been built in the region over the last decade.
Yet, there’s a shortage of affordable housing.
Prices have exploded in the last four years.
Incomes haven’t kept pace.
Interest rates are high but coming down, and land prices continue to increase.
These four charts offer a glimpse into the D-FW housing market. Median price vs. median income
Prices have exploded.
In January 2020, the median price of a D-FW home was just over $267,000.
Today, that mark has topped $400,000.
In 2023, the average D-FW home cost 4.4 times the region’s median household income.
Area residents need to make more than $116,000 to buy a home, according to a June study from Harvard University’s Joint Center for Housing Studies.
The region’s median household income was nearly $83,000 in 2022, according to the Census Bureau.
The average rent for a D-FW apartment at the end of June was $1,472.
Six years ago, the average rent was $1,108, according to an analysis by MRI ApartmentData.
Rents may increase in the coming year as fewer apartment projects have been started this year.
There’s been a lot of building, but there’s still a shortage
Entities that track the housing shortage in Dallas, the metroplex and the nation use different parameters so their counts differ.
But they agree there’s not enough affordable housing.
The estimated shortage of homes for sale or rent in the Dallas metro area in 2022 was 48,150, according to a recent analysis by real estate website Zillow.
Between 2010 and 2022, the metro area added 661,000 homes and apartments, according to the U.S. Census Bureau’s American Community Survey.
Yet, D-FW added 1.54 million people over that same period.
The number of vacant housing units dropped by almost 40,000.
Over the last decade, Dallas has added more apartments to its existing base than any other market in the country.
The 181,000 new apartments represent a 35% increase in stock.
But many of those units are unaffordable for the city’s poorest residents.
In a 2023 report, Dallas-based Child Poverty Action Lab found the City of Dallas had a 33,660 rental unit supply gap for those making 50% or less of the area median income, which is $44,500 for a family of four.
Housing supply is up slightly, but there hasn’t been much movement
Supply is hitting levels not seen in over a decade, but the market hasn’t moved much yet.
Months of housing inventory hit a 12-year-high — 3.8 months.
That figure tracks the number of months it would take to sell the current supply of homes on the market under the current sales pace.
Roughly six months of inventory is needed for the housing market to be considered balanced between buyers and sellers.
In June, active listings topped 27,900 — up nearly 45% from the previous year, according to preliminary data from the MetroTex Association of Realtors.
However, sales were down 11.6% year-over-year.
Prices haven’t moved much.
D-FW home prices were up 2.6% in May 2024 from the prior year, according to the latest S&P CoreLogic Case-Shiller Home Price NSA Index.
The index is a three-month moving average that compares sales price changes of specific properties.
More recent data suggests prices have come down slightly.
Data from the MetroTex Association of Realtors shows the median price of a D-FW home in June was $405,000, down 1.2% from last year.
Buyers may be waiting for projected rate cuts in 2024 and 2025 in hopes that mortgage payments will fall.

My name is Dean Johnson. I am from Altus, Oklahoma. I accidentally fell into the passion for hotels because of HHM. I was scouted by my local Chamber of Commerce for the Sales Manager position at the Holiday Inn Express & Suites Altus in 2013. I started in SELECT SERVICE hotels. After 9 months I was promoted to AGM to learn the operational duties, then quickly to the GM position when the GM left. I stayed heavily involved with sales, as a good GM should. The sales world had opened my eyes to possibilities, so I started looking for jobs in Dallas. ***Top accounts: Army National Guard, Wright Tree Service***Gorilla tacticts
Unfortunately HHM didn't have any Dallas hotels at the time, so I started working with my former GM from HHM as the Complex Front Office Manager for Courtyard Marriott Dallas Market Center and Fairfield Inn & Suites Dallas Market Center with Crestline Hotels & Resorts. I spent 8-9 months in that position before being selected to our sole Complex Sales Manager by our new General Manager who helped mentor me for the role. **Most successful at Greyhound Account & MARYKAY lady with organic chicken**Delt with a variety of business, but focused on BT***General Dynamics, IBM, AT&T, PepsiCo, Dallas Market Center***Overflow hotel for the Hilton Antole as closest 2. Went through renovation during this time.***
I learned from some very talented people during this time, so when the Regional DOS for the new Courtyard Dallas Downtown reached out to me on LinkedIn I jumped at the opportunity to become a DOS and open a brand new hotel in the middle of the convention district and Central Business District. We grossed over $1.5M in future business with the sales team that I was able to select from my network in DFW. The hotel was sold shortly after to Island, and the DOS & GM were replaced with senior members of their team. **Most successful at gaining Dallas CVB/Visit Dallas to host annual meeting in our 6,000 Sq ft rooftop ballroom. **Also secured American Thoracic Surgeons convention business***Work with Marriott Sales Team and Opening Team to get BT business**City Electric, AT&T, Deloitte **Created event menu with Director of F&B
After this I walked into the SpringHill Suites Dallas Park Central and asked if they needed a DOS. I was on the job in less than a week and was able to assist the regional team to open the hotel. The opening was successful in a much calmer area of the city. I worked with local hospitals, school district, and North Park mall for training teams. ***Shifting business from lower rated hotels in area such as Hyatt, overflow for CY&RI, Hilton Home2, Hampton***Small management company had no true sales goals. A friend of mine who had opened as the Director of Sales at the Element Dallas Downtown just after I had opened the Courtyard Downtown reached out to me and let me know she was leaving and had given my name to her Regional DOS as her selected choice for someone to take over her role. I took the role just months before March 2020!! COVID-19 moved the hotel from sell out 3 times a week to 10% occupancy filled by Baylor Hospital traveling nurses. Layoffs hit the sales team. I helped with operations as long as they allowed me to with the salary. Lost $200,000k in one day on March 12-13. Cried at my desk. Atlantic Hotels & Resorts
Went into Real Estate as a leasing agent in Dallas. Assisted people renting/leasing apartments, condos, homes to repair their credit and work to buy first homes. Worked as a referral agent with Ebby Haliday & Century 21 Fine Homes & Estates.
Worked with Island and Highgate during the pandemic openings in operations with my former GM from CY/FF Market Center who was the Area Managing Director for Highgate. Then took seasonal full time work with Delta Airlines as a Customer Engagement Specialist before being asked to GM the Residence Inn OKC South for Highgate, a hotel is very bad shape. Opened the hotel, opened the meeting room, secured traveling nurses, worked with local Chamber of Commerce. Due to medical problems that have been resolved left and lived with family and became the AGM/GM of a restaurant in my home town.
