Mammon helps out with the House's budgeting as well as managing finances.
It started when he found Lucifer's notes on the expenses when they moved to HoL. Diavolo was generous enough to give them a monthly stipend but it was the brothers' first time having to deal with something like this. In the Celestial Realm, they really didn't have to spend much or ask for much. In the castle, everything was provided for after a simple request. But now they're on their own. Still with Diavolo's support of course but far more independent now.
So Mammon sits down on Lucifer's chair and starts poring over the papers. Lucifer's already got a preliminary budget drafted but it's not that thorough. His brother doesn't go out much with needing to juggle caring for everyone as well as fulfilling duties for the Demon Prince so some of the estimates are way off especially in terms of cost. He doubts his brother knows market prices for things like toiletries and groceries.
Time passed (that Mammon wasn't aware of) and he was waist deep in the process of fixing the budget. Lucifer eventually comes home and sees him at his desk and making a mess (in his opinion) of things.
"We're gonna need a bigger allowance." Mammon looks him dead in the eye, ink stains on his hands and papers filled with scribbles and calculations.
Lucifer makes the smart choice of shutting up and listening to him.
Over the next few days they manage to come up with a more feasible and more detailed budget plan for the family. The only thing left to do is to send a formal request to Diavolo to request a more flexible amount for the stipend.
Does this mean they all (Mammon especially) become more responsible with their finances? Of course not! It's just that Lucifer now has a more detailed report and estimate of everyone's spending! Mammon's transaction history and his maxed out Goldie. Levi and his online shopping for games and merch. Satan buying a cart full of books as well as random ingredients he may or may not use for curses. Asmo and the long bill for clothing, makeup, shoes, accessories. Beel being the reason the allocated budget for food is more than half of the stipend. Belphie and a purchase list of questionable but exorbitant items.
And of course Lucifer splurges here and there. Do you think this man buys anything cheap? NOPE. It has to be of good if not the highest quality possible. He justifies that it's a one time purchase (but the price tag is still hefty and how long do you think that item will last given you live in a house full of gremlins???)
"Here ya go, Lu. This month's summary."
"What do you mean we had to pay 40,000 grimm for damages to property?!"

Cats being our masters or Interdimensional travelers that fix history, or actually in charge of the human race. Anything really interesting about cats or kittens.
I love all your prompts!
Cat prompts below! I knew I had many many cat prompts, and when that happens I like to gather them rather than writing more. Feel free to request cats again if this list hast not satisfied you.
My cat is halfway between here and elsewhere, her eyes often vacant, her fur blown as if by invisible winds. Sometimes she starts to speak, or twist into impossible shapes. Then she blinks, and forgets again.
The forest is full of cats, good with directions and generally cordial. Just remember to check the eyes, in case something more sinister has been borrowing skins.
Like most powerful families, they had a cat guarding the door. It stretched, and used my own voice to ask what I wanted.
The cat comes back with a note from about seventeen universes over. I pick him up and stare straight into his glassy eyes: “How.”
A cat is following me, an empty one. I don’t know what it wants, and I never want to find out.
My familiar is a sleek black cat that still won’t choose a name. It hunts the wild wishes I can never catch by myself, leaving them barely alive on the doorstep.
My girlfriend’s cat drinks blood. Fluffy and white, she swears it’s never killed anyone, that its diet is non-negotiable, and that I should stop asking questions.
As witches' homes go, this one is especially odd. Filled to bursting with all manner of skeletons, most are immobile. Only the old white bones of a long dead cat creak and scrape through the halls.
No vet can agree on whether our cat is pregnant or not. They say it must be Schrodinger's Syndrome, and we need to report it at once to the Bureau of Space Time.
Schroedinger’s cats are only available through witness protection programs, or on the black market. They will hid you effectively, in a constant state of temporal uncertainty.
I run a shelter for cats from all realities. Many are strange or frightening, and my definition of ‘cat’ has deteriorated over the years.
Cats do not have nine lives. Cats have nine wishes, courtesy of an ancient deal with a god who no longer exists.
They say the bone cats were death’s pets, before they got bored and left. Wicked smart, tough as nails, they are almost impossible to lure into domesticity, but ridiculously useful once you do.
My cat had no tail. He had traded it to a witch for several more lives.
All cats slip easily between realities, but kittens born in these halfway spaces always come out a different breed of feral.

Tony is not a businessman
Crazy opinion, some might say. But I know what I'm talking about. Let me show you.
Here's a hypothesis: Tony was never interested in becoming CEO of SI or any other company. Never wanted to do business for life. Was not interested in what's going on in his company before Afghanistan. And never even learned how to run it.
Let's check the facts we have:
Before becoming CEO, Tony spent his entire life as a student. He had degrees in science and engineering. Nothing close to business. No MBA, no economics, no management. His interest was focused on robotics and AI. Before his parents died, he had no experience running a company or working in business. I'm sure his father gave him some business training. Including, of course, how to behave in public so as not to be eaten by sharks. But that's it. He never showed or mentioned any interest in business.
Tumblr media
He was not interested in expanding his company or making more money. He stopped at $10-20 billion. Never earned more, but could. Reminder from this post about the net worth of real billionaires: Elon Musk - $210 billions, Jeff Bezos - $195 billions, Bill Gates - $129 billions. Huge difference. And they are not even as brilliant as he is.
He also didn't try to buy and take over other companies.
He didn't really care about money. He stopped weapon manufacturing after returning from Afghanistan. He knew that SI could go bankrupt. Easily. But he did it anyway. He could have made a lot of enemies. Including politicians and military. He did it anyway.
Tumblr media
He instructed Pepper not to do business with other companies working on anything that could be used as a weapon.
Tumblr media Tumblr media
And this means fewer projects and contracts, less profit and influence on the market and many industries.
Have you ever seen him actually run SI independently? In IM1, he showed Jericho to officers in Afghanistan and reported back to Stane on how it went.
Tumblr media
He wasn't even aware of the Board meeting.
Tumblr media
He appointed Pepper as CEO. Yes, he thought he was going to die soon. But he never took it back. This gave him more freedom to do what he was most interested in and enjoyed doing - science and saving the world.
When he was appointing her in IM2, he said:
Tumblr media Tumblr media
He thought. He didn't even know how the company's processes worked. Because he was not interested, and because Stane was doing business for him.
Tumblr media
And Tony simply trusted him and the board of directors because they promised him they wouldn't do dirty business. That was the only thing that interested him back then.
Tumblr media
That's why he had zero awareness of all the under-the-table deals Stane made behind his back. Because Tony never looked back. He trusted them. This trait will again hurt him greatly in the future.
We never saw him in his office (only when it became Pepper's office). He was always at home in his lab.
Tumblr media
Every time Pepper or other people came to Tony with business matters, Tony tried to get rid of them (the matters and the people). To postpone, to ignore, to be late, intentionally or not. It was boring. He didn't like the people in business. He didn't respect them because he knew who they were. He didn't care about their recognition. He was making more room in his busy schedule to spend time at home, doing science and tinkering.
Tumblr media
Conclusion: Tony was never really the CEO of SI. He was its R&D Department.
Tumblr media
He was never a businessman, but had to pretend to be one. He was not a businessman not because he was incapable or lazy. He was smart enough to do the job. It just wasn't his thing. He was glad to get rid of this obligation as soon as possible. After 20 years of living a life he never wanted, it certainly felt great being someone closer to himself.
Tumblr media
P.S. Happy non-CEO 1602 Tony says Hi from his science barn (he also knows the local Robin Hood, but shh...).

What type of fashion do you think victor bts would wear including victor jungkook
oooh loves this q, if your gonna shift into my universe you prob need some visual help lmao! (i fully expect a report when you do!)
but this is roughly how I picture them;
Jin
I think Jin had a good fashion sense even before the games. his dad was the mayor of District One so I think he's always had to dress "presentable". I don't see him as a fashionista, but he does care about brands. if he was in our modern universe, he'd be the type to find Gucci very tacky and obnoxious but love Hermes and Ralph Lauren. classy and understated. honestly very "old money, country club" vibes. jin is a nepo baby lol
Tumblr media
Jimin
there are two jimins - the one at the capitol and the one at district four. when he's in the capitol, he wears whatever his designer team arranges for him. he has lots of sponsors, and many are fashion brands so he's obligated to wear clothes or accessories from those brands. his team likes to market him as very chic and clean, lots of suits with the undershirt open to show his chest. however, when he's at home or just being himself, i think he's very in touch with his ocean roots. i see him in a "surfer boy" aesthetic, pearls, seashells, and free-flowing tops. in my universe, District Four is like a Florida or tropical place- so it's always sunny and hot.
Tumblr media
namjoon
sweater vests. turtle necks. slacks. this is it. mainly in black, sometimes blue. very dark academia. does not really understand fashion and just wants to look as smart as he is. feel like he'd also be one of the victors who fired his designer team right away because he didn't get the point and hated being treated like a doll. sometimes he wants to try out diff styles but ultimately I see him being a creature of habit and being like "nah"
Tumblr media
Hoseok
poor boy just wants to be cozy and warm. I think I had his games take place in the Arctic? so I think he'd be like really hypersensitive to the cold now. he feels one chill and he'll want to die. he would love oversized sweaters and cardigans. I can see him wearing lots of neutral colors too, browns and creams with hints of green here and there. Very 'coffee shop boyfriend' vibes. also think he's such older bro that he'd carry a lil fanny pack or bag all the time, he carries little snacks and stuff just in case his siblings ever need anything
Tumblr media
Taehyung
tough one. I don't think he'd give a shit tbh. but he's from 11 and it's all about agriculture, so i feel like farmer vibes? like boyish cottage core. feel like he likes loose shirts as well, tae doesn't like feeling constricted so no tight clothes. also feel like he loves rolling his pants up and walking around barefoot. country boy to the core.
Tumblr media
Yoongi
hoodies, loose fitting and oversized. likes beanies too. I think he has bad blood circulation and as a kid didn't get great access to food, so he's prob anemic and smaller than his Victor counterparts. a lil insecure about it so he covers it up with baggy clothes. another one that prefers darker colors like grey and black. capitol ppl are known for their colorful clothes since they can afford them, and yoongi isn't tryna associate with that.
Tumblr media
Jungkook
i never made a victors revenge jk since i didn't know if i was just going to make it qq jk when he won the games lol. either way, i'm sticking with district two for him. so def a career and def a lil cray. i think he'd enjoy looking as intimidating as possible, fully leaning into the 'bloody thirsty career' reputation he has. I see him getting tats and piercings and wearing things like leather jackets and steel-toed boots. probably like "grunge" or "cyberpunk" aesthetic??

Secret legacy pt. 2
Chapter 10
Following a random stranger to a pickup truck that leads to an abandoned warehouse in the middle of nowhere is the dumbest thing Robby can do.
Yet, he’s doing that right now.
Throughout the whole car ride there was silence as Robby looked out the window. Robby was just realizing how stupid this was. He can be sold on the black market or taken to some government agency to be experimented on. They got to their destination and Robby was started to feel uneasy. Where was Mo? She should be back home With Thrash’s new alt mode or she probably noticed that he was missing and was probably looking for him. Well, if she was doing that, she better hurry up. Robby knew Mo was smart enough not to follow strangers.
Robby entered the wearhouse. It was poorly illuminated by blue lights and the inside was scarily clean.
“My assistants will transport your friend to the medical facility and as for you-“
Meridian put a mechanical hand on Robby’s shoulder.
“I want to ask you some questions.”
The wearhouse, it was old but livable. Several boxes were scattered around. Multiple screens that had some bot parts identified. But . . . In the corner of Robby’s eye, he swore he saw a random bot’s hand getting dragged away into the dark crevices of the warehouse. Multiple eyes were watching his every movement, Robby’s stomach churned.
“Are you coming?” Meridian’s voice called out.
“Yeah coming!” Robby quickly turned and started to run towards the biggest part of the whole building.
“This machine was designed to put and fix transformers and this will certainly help your friend.” The Doctor turned around and smiled at the boy. But Robby was too busy to pay attention to what Meridian was saying and staring at the giant abomination that was this machine. It had several different kinds of ‘hands’ that had different types of medical instruments on it and look like a misshapen beehive. He heard something scurrying closer. Robby quickly turned around to see those spider bots carrying Twitch’s unconscious body.
“Hey!” Robby yelled as he grabbed a metal pipe that was a desk.
“Don’t you dare touch Twitch!” Ready to strike, Robby charged at the spider bots with full force but was stopped when Meridian garbed the metal pipe out of Robby’s hands.
“Woah their my friend, where did this come from?” Meridian was holding the metal pipe.
“It- It was You!” Screamed before charging at the doctor.
“You’re the one who attacked me in the woods.” Meridian dogged Robby’s outburst.
“Oh no,no,no! There must been a huge misunderstanding.” Meridian crushed the metal pipe in his mechanical, right hand.
“These bots are fun little creatures. Don’t judge all of them just because they’re a few bad apples.”
Meridian gestured to one of these “friendly spider bots.”
“Why don’t you show them Daisy?”
“Daisy” and the other spider bots started to form a pyramid with”daisy” on the top making a little hurrah when it was finished.
Robby was dumbfounded then he heard a clapping behind him. He turned around to see Thrash clapping with Mo right behind with a lollipop in her mouth.
Tumblr media
“Robby! Mo!” Alex yelled as he walked through the woods. A day into this move and he already lost the kids. Ohh, what’s going to happen to them? They can be murdered, kidnapped, o-or they’re stuck somewhere with nobody to rescue them.
“No! They’re probably in town getting . . . Ice cream! Yes that!.” Alex told himself.
“They’re probably, in town.”
“I’m afraid that’s not true Mr. Malto.”
Alex nearly jumped out of his skin as he turns around to see Optimus Prime right behind. Alex wanted to die right there and then.Prime unsheathed his mask showing a wide grin. Even though, his grin was covered by malice.
“W-W-What d-do you m-mean?” Alex kept tripping over his words. He felt that his whole body giving up on me.
“People reported to me that some spider bots have Kidnapped your children, Mr. Malto.”
Alex whole world just shattered. Robby and Morgan, his babies, taken from home. He felt his knees give up on him. He fell to his knees, Optimus only watch him.
“But the good news is that Elita may have found where those rascals went off to.” Optimus knelt down to Alex’s level, he wanted the man to look at him.
“If we hurry, we may have a chance to save them.” Optimus transformed into a truck and tried to convince Alex to come inside. Alex hated to step in the alt mode of a transformer, made him feel trapped. Optimus roared as he transformed one of his arms to grab Alex to throw him into the cab.
“WE DON’T HAVE ALL DAY!”
Optimus sped out of the woods and on to the highway. He was driving like a madman and Alex was sure he was never going to see his kids again.

Aaron Rupar and Judd Legum at Public Notice/Popular Information:
Two outlets controlled by right-wing media tycoons are working in tandem to aggressively push specious claims about President Joe Biden's fitness for office to millions of Americans.  On June 4, the Wall Street Journal published a 3,000-word article questioning Biden's mental acuity. The Wall Street Journal is owned by News Corp, the media conglomerate founded by right-wing billionaire Rupert Murdoch. He stepped down as chairman of the company last year, assuming the role of chairman emeritus. At the time of his retirement, Murdoch promised to continue to be "engaged daily with news and ideas" at the company. (News Corp is now chaired by Rupert Murdoch's son, Lachlan.) The Wall Street Journal article, headlined “Behind Closed Doors, Biden Shows Signs of Sipping,” boasts that it is based on "interviews with more than 45 people over several months." But only one person is quoted on the record supporting the thesis of the piece: Former House Speaker Kevin McCarthy (R-CA). “I used to meet with him when he was vice president. I’d go to his house,” McCarthy told the Wall Street Journal. “He’s not the same person.”
Relying on McCarthy as the lynchpin of the article is problematic. First, McCarthy is not a neutral observer. He is a partisan Republican interested in inflicting political damage on Biden. Further, what McCarthy told the Wall Street Journal about Biden is directly contradicted by comments that McCarthy said previously — both publicly and privately. In the article, McCarthy criticizes Biden's performance in debt ceiling negotiations in 2023. But in March 2023, while these negotiations were underway, the New York Times reported that "McCarthy has told allies that he has found Mr. Biden to be mentally sharp in meetings." McCarthy made similar comments about Biden in public, praising Biden as "[v]ery professional, very smart" and "[v]ery tough at the same time." In October, when McCarthy was ousted as House Speaker, Politico reported that McCarthy "mocked Biden’s age and mental acuity in public, while privately telling allies that he found the president sharp and substantive in their conversations."
The rest of the piece is based on anonymous Republican criticism of Biden. For example, "according to six people," during a meeting with current House Speaker Mike Johnson (R-LA), Biden "said a recent policy change by his administration that jeopardizes some big energy projects was just a study." But the new policy, which involved a pause on new liquified natural gas terminals, involved a study of "the impacts of LNG exports on energy costs, America’s energy security, and our environment."
Other anonymous criticism from Republicans is even flimsier. For example, during a January 2024 meeting on Ukraine, unnamed Republicans criticized Biden for consulting notes, speaking softly, and taking ten minutes before the meeting started to personally greet attendees. Several Democrats provided the Wall Street Journal with on-the-record quotes about their impressions of Biden — including Senator Patty Murray (D-WA), Senator Jack Reed (D-RI), Former Speaker Nancy Pelosi (D-CA), Senator Chris Coons (D-DE), and Governor Roy Cooper (D-NC) — but none of them were included in the piece.
[...] Nevertheless, the Wall Street Journal piece was repackaged by Sinclair Broadcast Group and beamed into the homes of millions of Americans. Sinclair, which is controlled by right-wing media mogul David Smith, owns or operates 185 local television stations across 86 markets.  Sinclair repackaged the Wall Street Journal story through its centralized news team, known as The National Desk. The segment was then pushed to dozens of local news stations owned by Sinclair. Local anchors introduced the piece by reading from a nearly identical script. Again and again, the anchors say that the Wall Street Journal is "out with new reporting calling into question the mental fitness of President Joe Biden," adding that the issue "could be an election decider."
[...] In addition to running Sinclair, Smith has used his vast wealth to support a variety of far-right causes. The Baltimore Banner reports that since 2015, Smith, through his family foundation, has donated large sums to Young Americans for Liberty ($581,000), Project Veritas ($536,000), Turning Point USA ($150,000), and Moms for Liberty ($121,000). Meanwhile, News Corp’s cable news properties, Fox News and Fox Business, also helped launder the Wall Street Journal’s attacks on Biden into the news cycle. According to transcript searches, the WSJ piece’s core claim that Biden is “slipping” was brought up at least 64 times on air on Fox News and Fox Business from when the article was published until yesterday afternoon. Online, the WSJ piece has been the focus of at least 15 articles on Fox News’ website, with many of them treating its dubious claims about Biden’s decline as a demonstrated fact.
Right-wing media chain Sinclair fed The Wall Street Journal’s deceptive hit piece about President Joe Biden’s cognitive abilities to viewers of Sinclair stations’ newscasts.

Excerpt from this story from EcoWatch:
Sunrun, a solar company, and Baltimore Gas and Electric Company (BGE), the largest utility provider in Maryland, have launched a pilot program for a bidirectional power plant fueled by solar energy and EV technology.
The pilot, which involves three households, allows users to draw energy from a Ford F-150 Lightning electric truck when paired with the Ford Charge Station Pro and Home Integration System sold by Sunrun. This setup lets the household utilize energy from the EV during peak energy demand, Smart Energy International reported.
The pilot program is the first vehicle-to-home power plant in the U.S. and was funded with grants from the U.S. Department of Energy.
“This program is a significant proof of concept — no other market player has done this — and the goal is to expand these programs all around the country,” Sunrun CEO Mary Powell said in a press release. “This exciting partnership lays the foundation for the power grid of the future where electric vehicle owners can contribute to grid resiliency and utility price stability for everyone. The summer heat can be especially stressful on our power grid, which is why proving the use of stored energy in electric vehicles for capacity is so important.”
The process works by sending energy from the EV batteries to the homes, allowing the vehicle batteries to operate as energy storage. This can complement solar energy sources as well as reduce demand on Maryland’s power grids during peak times. The bidirectional power provided through the charging station can power homes for up to 10 days in the event of an outage, Sunrun said.
For the pilot program, the trucks share energy from 5 p.m. to 9 p.m. on weekdays from June 1 to September 30. The pilot is offering an estimated $800 to participants.
Currently, there are only a limited number of EV models that offer the bidirectional charging feature, including the Nissan Leaf, the 2024 Ioniq 5 and Ioniq 6 models from Hyundai, Kia’s EV6, EV9 and Niro EV, and the Ford F-150 Lightning, Cars.com reported.
More vehicles are expected to introduce bidirectional charging in the coming years, including all GM and Tesla EV models, CNET reported.
Sunrun and BGE are planning to expand the program after monitoring the pilot and will offer incentives for F-150 Lightning owners to join, helping increase grid resilience. The program could also help contribute toward Maryland’s goal to reach net-zero emissions by 2045 and achieve 100% clean electricity by 2035.

Maximizing Your Profit: A Comprehensive Guide to Selling Land for Cash
Selling land for cash is an attractive option for property owners who want to expedite the sale process, avoid lengthy negotiations, and secure a lump sum payment. Unlike traditional real estate transactions involving homes or commercial buildings, selling land comes with unique challenges and opportunities. Whether you own vacant plots, farmland, or recreational property, understanding the intricacies of selling land for cash is crucial to ensure you maximize your profit and minimize risks. This guide will walk you through the essential steps, key considerations, and benefits of, as well as offer insight into market dynamics, finding buyers, and avoiding common pitfalls. From understanding the paperwork involved to knowing how to market your land effectively, being well-prepared can lead to a smooth and profitable transaction.
The Benefits of Selling Land for Cash: Why It’s a Smart Choice?
There are several advantages to selling land for cash that make it a smart choice for many property owners. One of the primary benefits is the speed of the transaction. Cash sales typically proceed much faster than those involving financing, as they eliminate the need for buyer mortgage approvals, appraisals, or loan contingencies. This expedites the closing process, allowing the seller to receive payment quickly. For those looking to liquidate assets for other investments or personal needs, selling land for cash offers immediate liquidity, making it an attractive option for individuals in need of quick financial flexibility. Another significant benefit is the reduced likelihood of the sale falling through. Since cash buyers do not need to secure a loan, there’s less risk of last-minute financing issues that could derail the transaction.
Essential Steps for a Smooth Transaction When Selling Land for Cash
To ensure a smooth and successful transaction when selling land for cash, there are several essential steps that sellers should follow. The first step is conducting a thorough assessment of your land’s value. It’s important to research comparable land sales in the area and possibly seek an appraisal to determine a fair asking price. Overpricing or underpricing your land can deter buyers or result in a loss of potential profit, so getting this right is critical. Once the value is determined, preparing the land for sale is the next step. This includes gathering all necessary documentation, such as the deed, tax information, survey reports, and any relevant zoning or environmental regulations. Having this information readily available not only speeds up the process but also reassures potential buyers of the land’s legitimacy and condition. Marketing the property effectively is another crucial step. Listing the land on popular real estate platforms, engaging with local realtors, and utilizing signage can help attract cash buyers.
Understanding the Market: Key Factors Affecting Selling Land for Cash
The real estate market, particularly for land, can be influenced by several factors that sellers need to be aware of when selling land for cash. Market conditions, including supply and demand, play a significant role in determining how quickly a property will sell and at what price. For instance, if there’s a high demand for land in a particular area due to population growth or economic development, sellers may find that they can command a higher price. Conversely, in a saturated market with more land available than buyers, it may take longer to sell, and sellers may need to adjust their pricing expectations. The location of the land is another critical factor. Proximity to cities, infrastructure, utilities, and amenities can greatly affect the desirability and value of the land. Properties that are easily accessible and near development projects are often more appealing to buyers, while remote or undeveloped land may require more marketing effort.
How to Find Reliable Buyers When Selling Land for Cash?
Finding reliable cash buyers when selling land requires a combination of marketing strategies, networking, and due diligence. One of the most effective ways to attract serious cash buyers is by listing your land on reputable real estate platforms that specialize in land sales. Websites like Zillow, LandWatch, and Realtor.com offer a wide audience and tools to showcase your property effectively. Providing high-quality images, detailed descriptions, and information about the land’s potential uses can significantly increase interest. Another strategy is to network with local real estate agents and land brokers who may have clients looking for land investments.
Common Mistakes to Avoid When Selling Land for Cash
Selling land for cash can be a straightforward process, but several common mistakes can derail the transaction or result in financial loss. One of the most frequent mistakes is overpricing or underpricing the land. While sellers naturally want to maximize their profit, pricing the land too high can deter potential buyers, especially in a competitive market. On the other hand, pricing it too low may lead to missed opportunities for a higher return. Conducting proper market research and seeking professional appraisals can help avoid this pitfall. Another mistake is neglecting to prepare the land for sale. This includes not gathering the necessary documentation or failing to disclose important information about the property.
The Role of Paperwork in Selling Land for Cash: What You Need to Know?
While selling land for cash can simplify the transaction process, proper paperwork is still essential to ensure a legal and secure sale. The most critical document in any land sale is the deed, which proves ownership and must be transferred to the buyer upon completion of the sale. Sellers need to ensure that the deed is clear of any liens or encumbrances that could complicate the transaction. Title searches are often conducted to verify the land’s legal status and ensure there are no claims against it. Another important document is the purchase agreement, which outlines the terms and conditions of the sale, including the sale price, payment schedule, and any contingencies. This contract protects both the buyer and seller by clarifying the responsibilities of each party.
The Pros and Cons of Selling Land for Cash: A Detailed Analysis
Selling land for cash comes with its pros and cons that sellers should carefully consider. One of the biggest advantages is the speed of the transaction. Cash sales tend to close much faster than those involving financing, which can take weeks or even months to complete. For sellers in need of quick liquidity, this is a significant benefit. Cash sales also typically involve fewer contingencies and less paperwork, reducing the complexity of the transaction. Additionally, cash buyers are often more motivated to close the deal quickly, which can provide peace of mind for sellers. However, there are some potential downsides to selling land for cash. For one, cash buyers may expect a discount in exchange for the speed and simplicity of the sale.
Conclusion
Selling land for cash can be a highly profitable and efficient way to liquidate property, provided that the process is managed carefully. Understanding the market, pricing the land correctly, finding reliable buyers, and avoiding common mistakes are all crucial elements to a successful transaction. While cash sales offer the benefit of speed and simplicity, sellers should still be diligent in their paperwork and vetting of potential buyers to ensure a smooth and legally sound sale. By following best practices and being aware of the key factors affecting land sales, property owners can maximize their profits and achieve a successful outcome.

WHO IS RISHI SUNAK?
Rishi Sunak’s true character has begun to show during this election campaign and what is being revealed is not pretty.
In 2021 the BBC asked the question “Who is Rishi Sunak and what does he believe?” The BBC was hard pushed to answer its own question, but one trait they did note was Sunak's reputation among fellow Conservatives for his  “close attention to his image". His social media footprint was described as "a highly calibrated piece of marketing activity". (BBC:03/03/21)
More revealing of the man behind the media image is a London School of Economics study. Using the well-established profiling framework known as Leadership Trait Analysis they found that:
“Sunak has a very high belief in his ability to control events, is very highly motivated by power, is more people- than task-oriented, tends to see the world in binary terms and is highly distrustful.” (LSE: 14/11/22)
In behavioural terms this means Sunak may be:
“ less focused on solving problems and more concerned with how people are reacting to him and how he can secure and maintain power. Sunak is likely to be active in policymaking and may push through policies confidently, believing he can control the outcomes. He may be reluctant to listen to advice, delegate responsibility to others and compromise. He may prefer action over analysis and be hypersensitive to criticism. He may advocate hawkish foreign policies.” (LSE: 14/11/22)
Now, we should all have a healthy scepticism regarding psychological profiling but some of the personality traits listed do seem fit with Sunak’s behaviour. His obsession with his public image is a case in point. In May 2022 Sunak was even accused of using taxpayers money to “bolster public image” (National:22/05/22)
Another reported personality trait, his desire for power, was highlighted yesterday when he thought it more important to abandon the D-Day commemorations in favour of a TV interview. When it became obvious his self-seeking behaviour had caused “fury" amongst the general public he issued an apology for his actions.
Surely his advisers would have told him that leaving the D-Day commemorations early in order to do a self-promoting TV interview was not a smart political move?  Perhaps they did, but if Sunak’s personality profile is accurate then he would of been “reluctant to listen to advice". What’s more having realised he had made a political plunder and having issued an apology to the nation, he went on to undermine that apology by telling people not to “politicise" his shameful behaviour, an example of his “hypersensitivity to criticism” and an inability to accept full responsibility for his actions.
We have learned more about Sunak in the last two weeks than in the previous two years and we have four more weeks of electioneering to go. The self-promoted image of Rishi Sunak as the squeaky-clean, ultra efficient technocrat, whose only concern is the economic well being of the nation is fastly unravelling.
We had a clue to his self-serving faults during Covid when the Metropolitan Police fined Sunak, alongside Boris Johnson, over lockdown parties in Downing Street. Somehow the blame fell mainly on Johnson, who was eventually forced to resign. While the rest of us were confined to our homes, forbidden to attend funerals or visit aging relatives in hospital or care homes, Sunak and Johnson were partying in Number 10. That should have been a warning to all of us as to the true nature of Rishi Sunak.

The Boomtown Rats
BOOMING GOOD!
"The Boomtown Rats are 1977 pop," quoted lead singer Bob Geldof, (left), in one of the band's early press releases. He was right! Now, two years later, the band have improved with age and are ready to conquer the world. At present, they're just finishing off their massive tour of America where they've been proving to folks that Ireland doesn't just produce leprechauns!
If you've seen the Rats on television, you'll understand why singer Geldof is known as the group's 'spokesman'. In fact, he's rarely seen with his mouth shut! But then, Bob's always been used to getting his own way and letting his words convince people that he knows best.
"When I was a kid back home, I used to have this treehouse in the back garden. My mates and I would spend lots of time up there, but our main occupation would be getting all the little girls to come up and play," confessed the Rat.
"In Ireland in those days, bubblegum was hard to come by, as it was a new product on the market. But my dad used to be able to get me huge supplies of the stuff on his travels as a salesman. So I'd use the bubble gum to tempt the girls into my tree!"
And where has Bob inherited all his Irish blarney from? His dad, Bob Geldof Senior.
"All our folks just love the success the Rats have had. My dad now keeps getting mail addressed to him to pass on to me. One time someone wrote asking for a signed pic of Bob Geldof. So dad played a smart one. He dug out a photo of himself in his youth, all browned with age (the photo, not dad!), signed the back with love and kisses, and posted it! But he did attach a little note to say, 'Think it's my son, Bob Junior, you were wanting a photo of.'"
In fact, all the Rats' families are keen followers of the group. And drummer Simon Crowe's granny lives next door to guitarist Gerry Cott's parents.
"Gran used to have her radio on all the time listening out for our records to be played," explained Simon. "If one would come on, she'd start rapping really hard on the adjoining wall to Gerry's parents to let them know to turn on the radio!" Keeping it in the family extends to the group itself, too. Pete Briquette and Johnnie Fingers are cousins.
It's amazing when you find out that the boys in The Rats hadn't played seriously with any other groups before joining up to form the Boomtowns.
"I used to be a freelance writer for a rock paper… their Dublin correspondent, no less!" explained Bob. "About the time the punk boom was beginning, we used to occasionally get the bands coming to Ireland to play. One time, we all went to see Eddie And The Hot Rods. Anyway, not one of us was very impressed with them. We though [sic] 'Well, if they can do it then so can we.' So we went out and got ourselves together as a band!"
Together with their manager, Fachtna O'Kelly, another old friend, they set out to conquer London's record companies with their demotapes. The Rats didn't have far to search as everybody was soon vying with each other to sign them. The Rats were also lucky that their first major tour in England was as support to American punk heroes, The Ramones. Another first major concert they played was as support to Tom Petty and The Heartbreakers at London's famous Rainbow Theatre. Press reports after that gig said that the Rats 'stole the show'. The whole band next moved to a house by Whipsnade Zoo, which they all still share when they're not on tour around the world.
If anyone should ask 'Has success changed the Boomtown Rats?' then the answer would be 'Johnnie Fingers still walks around in pyjamas and Bob Geldof is even more talkative than ever!' The group have always said that they're a band out to conquer people everywhere and they've always classed their music as pop. They admit they don't mind doing anything to get some publicity, from the time they drove down the Dublin streets in an open truck, loud music playing, getting arrested in the bargain, to Bob doing photo sessions that call for him to pose with girls for covers of teenage magazines. Or even to bend backwards and hang his head upside-down so the photographer could snap him, mouth agape and tongue hanging out! Yep, there's nothing they won't do if you ask 'em nicely.
And now they've conquered America! They've been knocking 'em in the aisles Stateside with all the old favourites like Rat Trap (their 'anthem' now after its terrific success in Britain last year), Like Clockwork, Do The Rat and all the others.
It would be nice to have a new single from them here, though, wouldn't it? Apparently, one was planned for this spring, but America beckoned, and there wasn't time to produce it - and the boyos weren't too keen on the alternative, lifting another track from Tonic For The Troops.
So for all you Rat fans - keep hoping!

The following is an essay I wrote on my relationship with my father. At the time of writing this, he was homeless and living in his truck. At the time of posting this, he has found a home, found someone to share his life with, and has recovered from his prior addictions. To see him happy warms me like nothing else. My father was never bad, only very very sad. I've loved him dearly through it all. Of all my traumas, having daddy issues isn't one of them. I've never known anyone kinder. His kindness is why it hurt so deeply when other men hurt and used me as I came into womanhood. I never expected it. I thought all men would be just as kind as my father. But I was duped and carved out. I suppose even being raised by good parents can scar you. Maybe none of us are really safe.
In honor of Father's Day, here's my little essay:
I have always shared various similarities with my father. We both enjoy documentaries about aliens, conspiracy theories, and historical events. He turns on a show about ghost stories and we will sit there together for hours watching one episode after the next, while he chokes down another Diet Mountain Dew and I giggle through another cheap bag of chips from K&M Market, a small corner store in Obetz, Ohio.
He even enjoys cartoons that are meant for younger children, as do I. The simple story lines keep us engaged, stimulated, and we cannot help but laugh at the antics of a simple-minded character. There was one time, not long ago, when he called me very late the night before an early exam just to tell me about the plot of a new cartoon he started watching, Miraculous: Tales of Ladybug & Cat Noir. I, of course, did not mind as it makes my fluttering literary soul smile with the pride of a successful teacher when my father wants to share a plotline. This is because my father cannot read very well, and visual plotlines are as close as we can come together.
My father is not what I would call a scholar. Returning to plotlines, he was once retelling a Scooby Doo episode, saying excitedly, “The mystery plottens!” I stifled a response, after some questionable thought, “You mean, the plot thickens?” It was humorous, it makes me giggle just thinking about it, however, his response to me was peculiar. It was the kind of response I think more parents should put into practice. He did not scold me for correcting him as most insecure parents with substantial power do, rather he praised me with, “You are so smart. My baby is so smart. That is why you are in college. I tell everybody I see how proud I am of you.” Often, I see parents so riddled with pride that they chastise their children for these situations and corrections, when in reality they should be proud of their child for recognizing mistakes, asking questions, and learning. My father was always different. He did not care if I grew up to be smarter than him, or if I pointed out his mistakes. He held no shame, no embarrassment, and instead, encouraged me to constantly do better. Evidently, my father may not be the brightest, but he may very well be the kindest man I have ever known, or at least the most supportive. He supports my writing not by reading it, but by trusting that it is every bit as perfect and good as what he sees when he looks at me. In regards to similarities, I like to think I will be like him in that aspect if and when I have children of my own. We have a good relationship, I take care of him, teach him, love him, and we have our childish fun.
My father and I play video games together, as well. He yells at the graphics dancing in front of him, threatening to report the other players, as if they can hear him through the screen, and I trail along beside him trying to make up for his mishaps of missed ammunition and unchecked articles meant to help us understand the story. If I must admit, neither of us have very good aim. Every shot we take from the animated machine gun is chaotic and never calculated. We fire into the air hoping that the bullet will remarkably land on the other player, in hopes that they won’t have the opportunity to kill us first. We are both just shooting blind, hoping to survive.
My father has always played video games, as well as entertaining the various activities of cartoons and junk food that many children enjoy. Growing up, I would always beg for a turn, even at the young age of seven and eight, at the latest horror game in front of him. I liked the story lines they portrayed. They were always something unique – whether it involved a cult, alien invasion, or some other paranormal entity that sought only to create havoc for the character. I liked that there was a scarier reality out there, different from my own. It was comforting. Horror video games never disguised themselves as anything different, they were unapologetic in their scare tactics. The foggy haze hovering over the player’s world signaled that the environment was neither safe nor pleasant. You always knew you were somewhere scary and uncomfortable and that every door you opened could potentially lead to your ill demise.
Life is not the same as a video game. You can walk into a brightly lit room and unexpectedly greet a monster, whatever form they may appear in. You can be in a place that is seemingly safe and pleasant, while suffering greatly. Ordinary people can also be deceivingly monstrous. Horror games simply do not deceive you the same as reality. Rather in a game, there is always a lingering feeling of doubt when encountering an individual who later appears to be the villain, an initial layer of distrust. In reality, I can fully trust the people around me, while they plot ways to gobble me up. It is almost a complete shock when they turn on you. You want to trust the individuals in your life, you want to believe you are safe. Every sign points to this being a safe area and instead, you reach the same demise, but this time there was no foggy haze to warn you, no red flags. My father is also like that. There were not any red flags when he changed. One day we were playing Donkey Kong, the next I was pouring water over his head to keep him from overdosing.
My father and I love to escape reality. While he used to find solace in video games, he eventually found that same euphoric melody in charred spoons and used needles. It was not what I expected from him. While I knew he partied in his younger days, his persona was so childish and naïve. I never once thought he’d turn to something so vile. Then again, who am I to judge? I discovered vodka and acid around the same time my console stopped working - whether that be a coincidence is up to the reader’s decision.
I remember when my father told me that he could never imagine me getting married. Rather, he sees me graduating University then moving into his basement - a basement he no longer has because he is now homeless and living in his two-door, Clifford-red truck. A truck with no cable, no console, no distractions. Truthfully, he would be homeless with or without the drugs, his homelessness is merely circumstantial - a product of being dealt a bad hand. The drugs just make it harder to overcome. Where he used to laugh over plotlines, he now cries over the phone, lamenting about where it all went wrong. Was it the death of his mother, the burning down of his house, the abuse from others? Was it that while I could teach him, I could not protect him? As I said before he is not what I would call a scholar. He’s an impressionable individual looking for someone, anyone to guide him. Even if that anyone is a junkie off Parsons Avenue in Columbus, Ohio.
Our recent fallen graces and my yearning for the way things were leaves me questioning. Why did we love those video games? What did it give to us? What did it protect us from? NPC’s gave us company, someone to talk to, another voice to coat the aged white walls of an empty room. The immersive atmosphere left us in another world, another reality where responsibility faded away, a place where we could not notice the things crumbling around us. The stimulating visual on the screen in front of us held our focus long enough to shake the boredom, shake the passing of time.
They say I have my father’s eyes. They also say the eyes are the windows to the soul. Maybe that’s why I’ve been so sad recently. His sorrow was too strong to last for just one lifetime, it needed to seep into mine as well. Despite what some believe, I think sometimes it’s too late. Even in a video game, you eventually run out of health, out of lives. My father has very little left, but I am a little younger, a little smarter, a little less gone. I have a chance.
So maybe the vodka will make the time pass a little faster. Maybe the weed will take away the negativity in my reality. Maybe the sleeping pills will give me better dreams where there is always someone in the room with me. Maybe my psychiatrist will finally get the medication right. Maybe I will finally take my prescription regularly. Maybe I will actually go to therapy. Maybe it’s not too late to save myself, even if I cannot save my father.
Or maybe, I will just buy another console.
