Historic Los Feliz House

The Historic Los Feliz is a 1912 home, previously used as a talent guest house for the movie studio across the street, features Mission and Moroccan elements which are also distinctly modern in their feel. Warren Techentin Architecture aimed to retain and restore these details, but also transitionally modernize them. A number of small additions were made to augment the interiors as well as balance the overall massing.

In addition, the fenestration for the whole house was revisited, unifying the exterior facades and accentuating the relationship of each room to the surrounding gardens. Working closely in collaboration with the clients, we refinished every room, updating them with carefully curated modern finishes.

What was the brief? 4 bedrooms, 4.5 bathrooms Lot size: 20,150 sq ft Main house: 2800 sq ft 4 other houses and an orchard are also on the property.

On the exterior, additions were made to emphasize entry and balance the houses relative to each other. Porches, awnings, a stair, and an indoor/outdoor freestanding chimney in the spirit of Louis Kahn all helped define the masses and their relationship to the surrounding gardens. Some of the original windows were still in decent shape, so WTARCH took those cues to unify the fenestration of the house throughout, balancing the look of the existing lead glass single-pane windows with new Title 24 compliant insulated glass assemblies – a solution that makes it difficult to tell the difference between the two.

The interiors were similarly reorganized around renovated windows which looked out onto the variously scaled gardens surrounding the main house. Internally, the house was re-scripted as a single-family residence. A series of connections was created to support this, opening up the house and helping to create flow between rooms. The connections largely honor the scale and use of existing rooms while clarifying the private and public areas of the house as well as reducing the maze-like feel.

The details were largely simplified to help create a sense of consistency to the house. The pared-down use of materials echoes minimalist themes found in the work of artists such as Josef Beuys and Donald Judd where the perceived heft and solidity of an object outweigh surface appeal.

How is the project unique? The clients decided to consolidate the main house, which had been split into 3 apartments, and hired WTARCH to work closely with them to restore the character while modernizing the house at the same time. Because the clients are both artists, it was a true collaboration. In addition to the general renovation of the house, which required an entirely new foundation, we introduced small additions which would augment and inflect the massing of both the exterior form and interior spaces, unifying the myriad details into a collective vision.

Who are the clients and what’s interesting about them? An artifact from the burgeoning Hollywood heyday, which was emerging in the foothills of Los Feliz and Silverlake in the early 1910’s and 20’s, this residential home was the main house of five “talent” guest houses all located on a parcel across the street from a studio. The house in many ways is a portrait of the early life of Los Angeles and has a diverse history of ownership.

The provenance is not entirely clear, but nonetheless beginning with the film studio, the property was sold to an ensuing cross-section of owner/landlords which represented the changing demographics of the neighborhood: a Black landlord when the neighborhood was majority African American, a group of hippies in the late 1950’s to early 1960’s, a gay man from the early days of Silverlake’s “leather scene”, before finally being purchased by the current residents, an artist couple who themselves have continued the legacy of the property being home to a rotating community of tenants who are now mostly artists.

Key products used: Elements such as the handrails were designed as simple, solid bars of brass. The bar countertop is a 1/4″ thick plate of brass left raw to allow weathering over time. Modern finishes were used in conjunction with renovated older finishes. In some locations, plaster was repaired while in others, skim coat was applied to new sheet rock walls to help blend effects. Second Life for Shipping Containers: Selling Bao Buns and Baked Goods To drum up publicity for his downtown Indianapolis food hall, Craig Baker posted photos of orange, turquoise and hot pink shipping containers on Instagram. They might seem like an odd way to promote a food emporium and culinary incubator, but the steel boxes piqued locals’ curiosity. “They’re very much like Legos, right?” Mr. Baker, an entrepreneur and a chef, said of the shipping containers inside the AMP, an artisan marketplace and a former utility garage where vendors will sell PB&J sandwiches, Ethiopian cold-brewed coffee and chocolate-covered strawberries coated in edible glitter. “We’re building our own little village inside a giant garage,” he said of the 40,000-square-foot space, which also contains a full-service restaurant, an open-air bar, a community prep kitchen and a stage. “People want to see what you built.” Shipping containers have been heralded as a trend in residential design, where they are used for modular homes, but they’re also winning over commercial planners who have used them to liven up the bars, cafes and restaurants within developments anchored by food halls. When used in industrial areas or port cities, the containers give the projects a sense of community, critical in a pandemic when retailers and restaurants are shutting their doors. But the shipping containers also present challenges for developers, including adapting them for indoor uses and making them safe for guests and employees during a pandemic. Most food halls rely on shipping containers to populate the vendor stalls, but some also use them as a canvas for art installations or as common spaces. As food halls proliferate, builders are using forward-looking design to stand out from the pack to avoid resembling a sterile cafeteria. “Food halls are a dime a dozen these days; there’s a lot of them doing the exact same thing,” said David Weitz, a co-founder of Carpe Real Estate Partners, which this month opened Oasis, a food and entertainment hub built on the site of a former ship engine repair firm in Miami’s artsy Wynwood neighborhood. Six yellow, pink and lavender shipping containers are used to sell bao buns and gyros while 16 more form a 75-foot-tall central Tower Bar painted in the same colors by the Spanish artist Antonyo Marest. The Oasis is one of a dozen food halls that use shipping containers and one of several opening this year, along with the AMP in Indianapolis and BLVD MRKT near Los Angeles. There are 242 food halls operating in the United States, a jump from 222 at the start of the pandemic, and cities have been relying on their creative concepts and communal dining spaces to re-energize dormant neighborhoods. At least 190 more are in the works, according to a Cushman & Wakefield report. The trend started in 2013 with the Downtown Container Park, a project conceived by Tony Hsieh, the Zappos chief executive, who died last November. The development, which was central to the $350 million revitalization of downtown Las Vegas, inspired other developers like Barney Santos, who will open BLVD MRKT this summer in the predominantly Latino neighborhood of Montebello after seven years of planning. “I remember seeing the container park and feeling so inspired by the design,” Mr. Santos said of the Las Vegas development. “I wanted to recreate that experience in my neighborhood, to do something no one would expect to see.” Developers like Mr. Santos said using shipping containers was a design choice rather than a cost-saving one. Used shipping containers cost $2,000 to $3,000, but builders can expect to pay five times that amount to add windows, doors, support structures, and kitchen and other equipment to pass local health inspections. That makes the cost comparable to installing regular food stalls. At many indoor food halls, stalls often look the same except for a few variations in signage. “The creativity that opens up is the most curious,” said Mr. Baker, the project lead for the AMP. “You’re giving them a canvas, and you say: ‘Look, here’s your space. What are you going to do with it?’” That resonated with Joanna Wilson, owner of an AMP dessert shop, Punkin’s Pies. Ms. Wilson chose colors that matched her brand, adding black-and-white floors and awnings to the hot pink shipping container as well as a sparkly chandelier that shines like her glitter-covered strawberries. The semi-enclosed space also allows her to tuck away most of her kitchen equipment. “I’m trying to make it look dainty and neat,” Ms. Wilson said. “I don’t like showing my refrigerator, microwave and the kitchen area.” The design choice makes sense in major port cities like Long Beach, Calif., where the developer Howard CDM built SteelCraft, one of the earlier incarnations of a shipping container dining venue. “There’s shipping containers everywhere” in Long Beach, said Kimberly Gros, the founder of SteelCraft, which manages two other Southern California locations, in Garden Grove and Bellflower. “So we thought we would create a structure that was different, that really connected to us.” Reusing materials appeals to many consumers, both from an environmental and aesthetic standpoint. “I think when you take an item and subvert its original intent and create an entirely new use for that item, that’s always interesting,” said Erik Rutter, a co-founder of Carpe Real Estate Partners. For indoor food halls like the AMP, bright hues liven up an otherwise gray space while maintaining an industrial feel. “The color palette for the containers really pops,” Mr. Baker said. But there are a few caveats to using shipping containers in food-centric destinations. Some developers advise sticking to outdoor uses to avoid complex retrofitting. In an outdoor setting, oven ventilation can go straight from the oven hood through the roof, which is the most common setup. But for a food hall at the bottom of a 50-story building, the process becomes more complicated because the venting may have to go up 50 stories, said Mr. Weitz of Carpe. Most developers have stuck to outdoor uses, but some food halls in the Midwest, such as the AMP, Detroit Shipping Company and Parlor Food Hall in Kansas City, Mo., have placed them indoors. Design experts say the key is to stick to bakeries and other light cooking uses indoors instead of, say, a shop that requires a deep fryer. That’s why the AMP used shipping containers for businesses with limited cooking requirements and conventional stalls for those that required more, said John Albrecht, a principal at the architecture firm DKGR, which designed the AMP. Coping with the pandemic is also a bigger challenge for indoor food halls where guests often jockey for coveted seats. Most have pushed takeout and delivery services and have reconfigured their seating to enable social distancing, said Phil Colicchio, a co-leader of Cushman & Wakefield’s food and beverage consulting group. But perhaps the biggest struggle for shipping container-led developments is staying relevant as more open. “The worry is that the more that go this route, the more the spaces start to look alike,” said Trip Schneck, also a co-leader of Cushman & Wakefield’s food and beverage group. Expect shipping container developments to keep popping up, especially as cities identify more industrial areas in need of revitalization. But it won’t be long before architects identify the next big thing, said Howard CDM’s president, Martin D. Howard. “Brilliant thinkers and creative minds will come up with other ways to make it interesting for people to come out and eat and drink and have a good time,” he said. We’ve only been to Palm Springs twice despite having lived in both LA and San Diego. It’s one of the most popular quick weekend getaways when you need a break from the city.

Now that we’re back in the Southwest, we n’t wait to be pool hopping in Palm Springs. Today, we wanted to share a list of things we thought were worthwhile as well as some things we hope to do on our next trip.

1. Palm Springs Aerial Tramway

The Palm Springs Aerial Tramway is the largest rotating aerial tramway in the world. The 10 minute ride takes you over 2.5 miles along the Chino Canyon, giving you great views of the cliffs, vistas, and the valley below.

Once you arrive at the top, the temperature drops roughly 30 degrees from the desert floor. There are two restaurants, viewpoints, and over 50 miles of trails to explore. There’s even some bouldering in the area, and you n mp over night with advanced registration.

2. Palm Springs Art Museum

Any history or WWII buff needs to stop by the Palm Springs Air Museum. It has one of the world’s largest collections of flyable WWII planes, and the museum focuses on the role these planes had in winning the war.

Have you ever wanted to time ? Unfortunately time machines still don’t exist as far as we know, but Jim Ruddy’s General Store Museum n take you back in time. The museum showses pristine products from the 1930s in their original boxes and tins.

7. San Gorgonio Pass Wind Farm

The San Gorgonio Pass is one of three major wind farms in California and one of the windiest places in SoCal. It’s bound to tch your eye when you’re driving in and a great spot to take photos. It’s definitely a memorable area for us. Not only did we take our anniversary photos here, but it’s where we almost lost our Airstream awning.

8. Tahquitz Canyon Waterfall Hike

This 1.7 mi. easy, loop hike is one of the most popular hikes in the area. Starting from the Visitor’s Center, you will climb 350 feet in elevation over steep terrain and giant steps. At the end, you’ll get to enjoy the beautiful Tahquitz Waterfall.

9. Joshua Tree National Park

Palm Springs n be a great base for exploring Joshua Tree, especially if you want luxury accommodations. It’s less than an hour drive from either the South or West entrance.

Jtree is usually what distracts us from spending more time in Palm Springs. Not only does it have the most epic sunsets we’ve ever seen, it’s also a playground for climbers. Since we started rock climbing, Jtree has easily become our National Park.

10. See the Fan Palms at Palm Canyon

In this 15 mile long section of Indian Canyons, you will find the largest Fan Palm Oasis. You n picnic near the stream, hike the trails, and learn more about the signifince of this area to the Cahuilla Indians.

11. Coachella Valley Preserve

The Coachella Valley Preserve has trails and exhibits to explore. A great place to start is at the Preserve’s visitor center in the Paul Wilhelm Grove. The Thond Palm Oasis is also a popular stop.

The legacy of Patricia and Chester “Cactus Slim” Moorten, the Moorten Botanil garden and Cactarium really showses their love of the desert. There are outdoor displays of beautiful desert plants and a greenhouse with cti and succulents.

13. Elvis Honeymoon Hideaway

The Alexander Estate was originally known as “the house of tomorrow” when it was built. In 1966, Elvis Presley took up residency here as a retreat from LA then one year later, Elvis and Priscilla celebrated their honeymoon here. Architecturally, it’s unique beuse there are no square rooms in the house.

14. Palm Springs Village Fest

Every Thursday night, you n hang out with lols and tourists at the Palm Springs Village Fest in the downtown area. Palm Canyon Drive, between Indian Canyon Drive and Belardo Road, turns into a pedestrian street fair with over 180 vendors.

15. Cabazon Dinosaurs

The Cabazon Dinosaurs are iconic roadside attractions in southern California. There are two massive dinosaurs named Dinny the Dinosaur and Mr. Rex. Dinny is 150 feet long and Mr. Rex is 65 feet tall making it easy to spot as you drive by. Inside, you’ll find a dinosaur-themed gift shop and a dinosaur exhibit. You n even climb up Mr. Rex all the way to his mouth.
