Balaji Temple in Bridgewater, NJ

The Balaji Temple or the Hindu Temple and Cultural Society was organized and incorporated in September 1989 by a group of Telugu-speaking Hindus in Bridgewater, NJ. After exploring the possibility of building a Hindu Temple with the Hindu God Shri Venkateshvara as the main deity, they bid for an unused church property in Bridgewater. After acquiring the property for $950,000 on January 29, 1992, they inaugurated the existing building for use and opened it to the public on March. They held their first election for seats on a 25-member board and drew up a constitution and bylaws the same year. Improvements on the temple are still underway.

Irvine has an in-house planning and design team, dating back to when the company master planned Irvine Ranch in Orange County in the 1960s. That team comes up with the designs for artwork in its properties and works with a dedicated group of art consultants to source its pieces. The team is also tasked with folding new art installations into planned capital improvements across its portfolio. President Doug Holte said video art displays are being installed at Irvine's assets in San Diego and Irvine, California, and Chicago’s 71 South Wacker next year, and he believes well-curated 3D sculptures can help a building with its tenancy. Holte was in Chicago last week for the public unveiling of “Suspended Light Veils,” an 800-pound, 29-foot-tall sculpture from James Carpenter Design Associates, at 71 South Wacker. Holte said Irvine spent six figures installing “Suspended Light Veils” and the work included removing material from the walls, installing new steel support systems to support the piece, and new lighting to give the sculpture different color textures throughout the day. Irvine looks at expressions of art on a regional basis to determine what matters most to its tenants.

“In Chicago, there’s a high-minded attitude toward the visual arts, so a fixed object is consistent with that. In some of our California markets, we find that performing arts are more valuable to local customers,” Holte said. Holte said the renewed focus on art in office buildings is partly directed at the younger generation of workers. Millennials expect the workplace to have something visually stimulating as an incentive to come in. Holte compared it to when Yahoo CEO Marissa Mayer ordered remote workers to return to the office. “Workers asked, ‘what do I get for that?’ As landlords we’re trying to provide spaces where people say, ‘I like to come to the office,’” Holte said. For newer trophy assets, art can make a statement that aligns the asset with the high-profile tenancy it aims to attract. At 150 North Riverside, one of Chicago’s newest trophy office towers, developer Riverside Investment & Development installed an 18-foot-high video art display that runs nearly the entire 200-foot length of the building’s lobby.

Riverside CEO John O’Donnell said the firm struggled to determine what to do with the wall from a material finishes standpoint when the project’s architect, Jim Goettsch, asked if Riverside would be open to a technology-based solution. "We didn't decide on the installation until the building was 60% leased. We were focused on building the best building we could, and thought this could add to the uniqueness of the product," O'Donnell said. O’Donnell and Riverside Executive Vice President Tony Scacco toured several installations in New York to find concepts they liked, and hired New Jersey-based design firm McCann Systems and a Chicago digital arts firm, Digital Kitchen, to come up with the form and substance of the wall. O’Donnell said Riverside had one simple qualifier. “We wanted the art installation to be a noncommercial enterprise,” O’Donnell said. Scacco would not say how much 150 North Riverside’s video wall cost — he would only say that it was significant but worthwhile. The display is of a scale that complements the lobby's size, while adding a unique wrinkle to what is an otherwise cavernous lobby. “We simply wanted to create fortress real estate by enhancing the experience of current and future tenants,” Scacco said. He likened the video display to other amenities like food and beverage, wellness and health, and outdoor space. Each contributes to the value of the building.

As the installation took shape, Scacco said Riverside took the idea to 15 local institutions, including the Museum of Contemporary Art, Adler Planetarium, Columbia College Chicago, Chicago History Museum, View Chicago, University of Chicago, University of Illinois-Chicago and the School of the Art Institute of Chicago, which offered feedback on how to curate the digital arts portfolio. O’Donnell said Riverside quickly realized it did not have the resources in house to curate the installation. The Art Institute suggested Riverside hire Yuge Zhou, who holds dual master's degrees in computer science and fine art, to curate the wall. Zhou helped solidify the relationships with cultural institutions and built relationships with 15 individual artists. Currently, 150 North Riverside’s video art display has a collection of 150 unique pieces from sources ranging from linear video playback to collaged still imagery, as well as generative art relying on outside data sources like weather and internet search data to create custom and ever-changing pieces. The featured art on the wall runs a gamut from internationally recognized artists like Jason Salavon to art from SAIC graduates who created a pop art illustration of Chicago. Scacco believes the surest sign of the display's success is the level of feedback Riverside receives on specific pieces from its tenants or seeing custom Instagram feeds directed toward the installation.

"We've taken that feedback, and it has enhanced our appreciation for creating cultural touchpoints which inspires or motivates," Scacco said. Chuck Sudo/Bisnow Akara Partners commissioned artist Hebru Brantley to create a painting, based on Brantley's "flyboy" series, for Kenect, a multifamily development. Kenect, a multifamily transit-oriented development in Chicago, is also using art as connection. Akara Partners CEO Rajen Shastri commissioned an original work from noted artist Hebru Brantley to grace the lobby. Shastri felt Brantley could bring something unique to Kenect's theme of connecting its tenants to the surrounding neighborhood, and each other, through entertainment and amenities.

"Art brings people together," Shatri said. Shastri explained Kenect's mission and theme, and Brantley returned with designs featuring characters from his "Flyboy" series of art and sculpture. The final piece reflects the demographic mix of Kenect's neighborhood while also connecting tenants to the building. Shastri said Akara teams up with local art galleries to bring rotating exhibits and networking events to its other properties, like art and wine soirees and meet-and-greets with artists who have exhibits in nearby galleries. These events and the artwork also serve to bring tenants together and give each building a unique identity. "The art absolutely must complement the architecture, and it's different from asset to asset. Art also must fit the interests of our tenants and demographics. We think a lot about that," Shastri said.

In California, Governor Gavin Newsom signed into law the Fair Pay to Play Act, allowing collegiate athletes to collect endorsement money. The law, which would go into effect January 2023, makes it illegal for schools to prevent athletes from earning money by selling the rights to their name, image, or likeness to outside bidders. The NCAA responded by saying in a statement that the organization would continue its effort to monitor make adjustments to its rules "that are both realistic in modern society and tied to higher education." At the national level, U.S. Representative Anthony Gonzalez (R., Ohio), a standout receiver at Ohio State and in the NFL, is planning to propose a new national law that would give college athletes the opportunity to make endorsement money. U.S. Representative Mark Walker (R., N.C) also proposed in March the Student-Athlete Equity Act that would change the definition of a qualified amateur sports organization under the U.S. tax code. Discussion at the state level also intensifies: nine other states to date have introduced similar legislation.

William Hill inks new partnerships with the NBA and Monumental Sports. The British bookmaker will become the NBA’s fourth licensed betting operator. In addition, they will be opening an all-purpose sports-betting complex in Monumental's crown jewel, Capital One Arena. William Hill joins MGM Resorts, FanDuel, and The Stars Group as official partners with the NBA, as the league looks to expand its gambling footprint. The Washington Post and other sources reported that William Hill will crucially get access to official betting data from the league, while the NBA will get a cut of their bets based on volume, a “royalty” of sorts for use of its intellectual property. Also announced last week was a partnership with Monumental Sports and Entertainment, the owner of Capital One Arena which is home to the Washington Wizards, Capitals, and Mystics. Executives from both companies said they hope to turn the arena into an all-purpose sports-betting complex where fans can place wagers on their phones while watching from the stands, or stop over at the site formerly occupied by Greene Turtle Bar and Grill. The sportsbook is expected to open as soon as 2020, "depending on regulatory approval."

“Power of Sports” Indianapolis episode premieres. This month, the popular show hosted by Rick Horrow and distributed by FOX Sports regional sports networks nationwide returns to Indianapolis to profile the regional impact of sports. A big part of the October episode takes place inside iconic Indianapolis Motor Speedway, but not on the bricks...instead, on the links. 2019 marked the third year of the Indy Women in Tech Championship Driven by Group1001, one of the premiere stops on the LPGA Tour. The best golfers in the world fought it out at Brickyard Crossing with a $2 million purse on the line. Off the course, a full week of events made the most of this community-centered event. The week began with the IWiT Summit, where leaders from the golf, business, and tech worlds came together to discuss the benefits of inclusivity and diversity in their industries. The October episode also profiles philanthropic initiatives by the Indianapolis Colts – who stunned the Kansas City Chiefs in a primetime Sunday upset – and an Indy nonprofit founded by a national champion cyclist who uses an innovative program to share his love of cycling with kids.

Also on the social good front, for the eleventh consecutive season, the NFL and the American Cancer Society will work together to support the fight against cancer through "Crucial Catch: Intercept Cancer." The initiative kicks off in stadiums this weekend and will run through Week 7 games, addresses early detection and risk reduction efforts for multiple cancers. As part of the campaign, the NFL and ACS will continue encouraging the entire NFL community to complete the Defender, a free digital tool, which provides consumers with a personalized game plan to reduce their cancer risk. Several players will again support the campaign, including Drew Brees, Quinnen Williams, Kyle Rudolph, and the American Cancer Society's fifteen player ambassadors who have lent their voice. “Crucial Catch” again joins the NFL’s lengthy list of annual philanthropic initiatives, including NFL players’ “My Cause My Cleats” collaboration during Week 13 and its 46-year partnership with United Way.

In Miami, Super Bowl LIV has already kicked off. Last Saturday, the HistoryMiami Museum opened the exhibit, "Gridiron Glory: The Best of the Pro Football HOF." The exhibit arrives ahead of Super Bowl LIV and "will remain there until February 9," according to the South Florida Sun Sentinel. The exhibit features 8,000 square feet of "photographs, vintage jerseys, helmets and interactive displays," along with the Lombardi Trophy on display in a "Champions Theater." The museum’s "Hometown Heroes" section "celebrates the Dolphins and athletes who played in South Florida during high school and college.” And last Friday, Dolphins President and CEO Tom Garfinkel announced that Hard Rock Stadium will "phase out 99.4% of single-use plastics by 2020 -- including for Super Bowl LIV." On December 22, Hard Rock Stadium will become the first venue in the NFL to "feature 20oz sustainable draft cups." In all, the team will "eliminate more than 2.8 million pieces of plastic annually including over 600,000 plastic bottles."

The Golden State Warriors’ Chase Center tenure begins. The Warriors were "happy to get into their new billion dollar home" on Saturday night despite losing to the Lakers during the team's exhibition opener at Chase Center, according to ESPN. Warriors coach Steve Kerr said, "The crowd was fantastic. It seemed like everybody was, including the players and coaches and officials, everybody was sort of looking around." The "cheapest ticket on the secondary market for Saturday’s debut game" was $131, and to get in the lower bowl, fans had to "shell out $300-plus.” The San Jose Mercury-News added that the arena is an "impressive building and a testament to what next-level perseverance, strong vision, and a ton of cold, hard cash can build." There is "not a thing functionally wrong with this place.” Along with the indoor Jumbotron, Chase Center "boasts a prominent outdoor video screen, the captivating feature of a spacious outdoor area.” Samsung partnered with the Warriors to install the Jumbotron, the largest center hung main videoboard installed in a sports arena — a feature that will make the building a top level concert destination.

AEG Facilities, SMG officially combine to create ASM Global, the world’s largest venue management company. AEG Facilities and SMG have officially merged to create ASM Global, a new, standalone global facility management and venue services company. ASM’s vast portfolio spans more than 300 arenas, convention centers, and other venues across five continents. ASM will be headquartered in Los Angeles, with offices in suburban Philadelphia, the UK, Australia, and Brazil. Former AEG Facilities President Bob Newman has been named ASM President and CEO, effective immediately. Newman spent more than 20 years at SMG prior to joining AEG. Private equity firm Onex, AEG, and their affiliates are contributing their entire equity investments in SMG and AEG Facilities, respectively, into the combined business and are now equal co-owners of ASM Global. SMG is a premier operator of convention centers, while AEG’s background is as an arena developer. This is a merger of extremely complementary companies. AEG owns and operates venues, while SMG primarily provides venue management services.

LeBron James’ and Maverick Carter’s media company Uninterrupted launches Nike sneaker and e-commerce store. According to Fast Company, the partnership not only includes an Uninterrupted-branded Air Force 1 sneaker but also a new apparel collection that features a hoodie, shorts, hats, and socks, available exclusively on Uninterrupted’s newly launched e-commerce store on October 7. The brand has always been based in athlete empowerment, and the announcement timing conveniently suggests Uninterrupted’s version of empowerment is more than a marketing slogan. According to FOX Sports, Cena appeared on “The Ellen DeGeneres Show” last Monday to call on others to donate to FitOps, pledging to match all donations from now through Veterans Day (November 11) up to $1 million. FitOps is a foundation that helps military veterans find stability, success, and community through fitness. The organization helps veterans achieve personal trainer certification, creating a path in life after service. Tim and Negah Connelly’s Ping Pong charity fundraiser for LuBird’s Light Foundation includes Nuggets' Nikola Jokić and Jamal Murray. Gina Hunt: Azimuth

Opening reception: Sunday, May 20, from 2PM to 4PM

Azimuth presents new site-responsive works by Chicago-based artist Gina Hunt. The exhibition title is a term Hunt encountered during her recent research on sundials, the earliest tools for measuring time; azimuth describes the distance and direction of the sun from the observer. The artist will create an actual sundial on the south-facing exterior wall of the Franklin and will visit the site at regular intervals to make timeline marks based on the movement of light and shadows. Inside the Franklin, Hunt’s screens made from layers of theater scrim that she has dyed red, green, and blue—referencing the colors of light on our digital screens and the cones in our eyes, which are sensitive to red, green, and blue wavelengths—will filter the natural light and create an ever-changing experience. Hunt’s project will be on view from May until August, as the sunlight shifts from the soft and diffused glow of spring to the intense and direct glare of summer. Azimuth will also overlap with the summer solstice.

Hunt has long been interested in “technologies of imaging through the medium of light,” from her early cyanotypes on rice paper, to her more recent paintings on cut and twisted canvas, to her current installations employing hand-dyed theater scrim. She began using scrim while traveling for residencies and a fellowship in 2016 not only because of its malleability and durability, but also its “magical ability to become translucent or opaque depending on the light source.” Surprising interference patterns are formed in her layers of the thin cotton mesh. Hunt’s research has recently yielded: a triangular installation of colorful screens at Badlands National Park in South Dakota; layers of polyester netting stretched between metal poles on Virginia Commonwealth University’s campus in Doha, Qatar; rectangular window coverings at University Galleries of Illinois State University and Drew University in Madison, New Jersey; and an outdoor information booth wrapped with vibrantly colored screens at the now-closed Fergus Falls State Hospital in Minnesota.

Hunt’s work has been exhibited at Virginia Commonwealth University, Doha, Qatar; Drew University, Madison, New Jersey; 65GRAND, Chicago; University Galleries of Illinois State University, Normal; DEMO Project, Springfield, Illinois; E. Tay Gallery, New York; Hoffman LaChance Contemporary, St. Louis; Front Room Gallery, Brooklyn; Elmhurst Art Museum, Elmhurst, Illinois; Jan Brandt Gallery, Bloomington, Illinois; and The Soap Factory, Minneapolis, among others. She was the 2015-2016 Fellow at Virginia Commonwealth University in Qatar. The artist’s work is included in the collections of the National Park Service, Virginia Commonwealth University, and Minnesota State University. Hunt received an MFA from Illinois State University, an MA from Minnesota State University, and a BFA from Minnesota State University.

The Space I Can’t Get In V.2, a performance utilizing bottles, microphones, amps, a mixer, and a lightbox to, in her words, “activate the space as a sequence of mumbles, sounds that evoke breath and make absence present.” She elaborates that the work offers “a look into the private personal biography and into our relationship with everyday objects and how they define our social relations with others.” The artist uses bottles and microphones as instruments, and for this iteration, she will include discarded alcohol bottles collected by Edra Soto (Co-founder of The Franklin) in the Garfield Park neighborhood where The Franklin is located.

 Azimuth presents new site-responsive work by Chicago-based artist Gina Hunt. The exhibition title is a term Hunt encountered during her recent research on sundials, the earliest tools for measuring time; azimuth describes the distance and direction of the sun from the observer. The artist created screens made from layers of theater scrim that she dyed red, green, and blue—referencing the colors of light on our digital screens and the cones in our eyes, which are sensitive to red, green, and blue wavelengths—that filter the natural light and create an ever-changing experience. Hunt’s project is on view from May until August, as the sunlight shifts from the soft and diffused glow of spring to the intense and direct glare of summer. Azimuth also overlapped with the summer solstice.  Hunt has long been interested in “technologies of imaging through the medium of light,” from her early cyanotypes on rice paper, to her more recent paintings on cut and twisted canvas, to her current installations employing hand-dyed theater scrim. She began using scrim while traveling for residencies and a fellowship in 2016 not only because of its malleability and durability, but also its “magical ability to become translucent or opaque depending on the light source.” Surprising interference patterns are formed in her layers of the thin cotton mesh. Hunt’s research has recently yielded: a triangular installation of colorful screens at Badlands National Park in South Dakota; layers of polyester netting stretched between metal poles on Virginia Commonwealth University’s campus in Doha, Qatar; rectangular window coverings at University Galleries of Illinois State University and Drew University in Madison, New Jersey; and an outdoor information booth wrapped with vibrantly colored screens at the now-closed Fergus Falls State Hospital in Minnesota.

Chin-Ting Huang’s work has been exhibited at the Sullivan Galleries at The School of the Art Institute of Chicago and NHCUE Art Space, Hsinchu City, Taiwan. She has performed at the Museum of Contemporary Art, Chicago, as well as several Chicago galleries, including 062 Gallery, Defibrillator, Nail in a Packet, and Goldfinch Projects. She received her MFA from The School of the Art Institute of Chicago and her BFA from National Hsinchu University of Education, Hsinchu City, Taiwan.

Kendra Paitz is Director and Chief Curator at University Galleries of Illinois State University. She has organized solo exhibitions featuring Terry Adkins, Carrie Schneider, Dianna Frid, Edra Soto, Juan Angel Chávez, Ebony G. Patterson, Deb Sokolow, Melanie Schiff, Jason Lazarus (co-curated with Barry Blinderman), Stanya Kahn, Lori Waxman, Alice Hargrave, Kendell Carter, Stephanie Brooks, Oliver Herring (co-curated), Irena Knezevic, Adam Farcus, and Shinique Smith, among others. New Apartments for Rutgers University – Project Overview

Creating a new residential community while strengthening town-and-gown connections, The Sojourner Truth Apartments at The Yard provides 442 student beds in 135 apartments in two-, three-, and four-person suite apartments with full kitchens and living rooms. Located just off campus adjacent to Voorhees Mall—the most historic part of the Rutgers University’s College Avenue Campus—The Yard is a result of a creative partnership between the University and the City’s non-profit development agency, New Brunswick Development Corporation (Devco). The programming and planning of the site was the coordinated effort of Facilities Planning and Student Affairs at the University, Devco, and the City, and part of Rutger’s larger College Avenue Redevelopment Initiative.

Consistent with the University’s developmental goals for each student, the new 232,000-square-foot residential community provides apartment-style accommodations for continuing students as they prepare to transition to life post-college. Every aspect of the building’s location and program fosters individual independence, self-reliance, and self-awareness. Students living at The Yard receive all the benefits of a University-sponsored residential life program while living independently and benefitting from daily interaction with people of all ages and occupations in the larger community.

Design Opportunity

The College Avenue Redevelopment Initiative at Rutgers University–New Brunswick looked strategically at Rutgers’ 21st-century needs and strategic parcels of land in the core of campus. Through a unique partnership with the City’s non-profit redevelopment agency, the New Brunswick Development Corporation (Devco), the University was able to participate in land exchange with neighboring institutions. This enabled the connection of the north and south parts of the campus for the first time in its 150 years.

With this newly available land, Elkus Manfredi’s design team was able to rethink the campus core and reprogram an urban perimeter where the campus meets the City. Three new University buildings, the Sojourner Truth Apartments at the Yard (2016), the Honors College (2015) and Rutgers Academic Building (2016) — are the direct result of this planning effort and offer students state-of-the-art living, instructional, and support spaces designed to attract top talent to New Jersey’s premier public research university.

Design Challenges for the Sojourner Truth Apartments at The Yard

 Master plan these much-needed student apartments while also concurrently master planning the College Avenue Redevelopment Initiative’s other new buildings, the Honors College Residences and the Rutgers Academic Building, creating a newly connected campus

 Redevelop the project’s “Parking Lot 8” site, at the edge-of-campus along College Avenue, for the student apartments, incorporating welcoming connections to both the adjacent campus and the College Avenue neighborhood

 Design residences to house Rutger’s students during their junior and senior years that support campus life and their transition to life after graduation

 Create a sustainably designed, contemporary student residence that connects aesthetically with Rutger’s historic, masonry campus.

Design Solutions for the Sojourner Truth Apartments at The Yard

 Set at the edge of the historic campus, The Yard occupies over 300 feet of frontage along the neighborhood side of the University’s main street, College Avenue.

 Designed in a U-shape, the Sojourner Truth Apartments’ three connected wings surround a courtyard, called “The Yard,” open to College Avenue. Oriented to the street in a gesture of openness and welcome, the apartments are atop a mixed-use ground floor with 14,000 square feet of restaurant and retail space, a student Commons collaborative space, a 1,500-square-foot fitness facility, and several open common rooms and administrative offices.

 Designed for public access, The Yard is a new common ground between Rutgers University and the City of New Brunswick, revitalizing the University’s main street by offering social amenities for all. Students, faculty, affiliates of the University, and residents of New Brunswick are invited in the courtyard, the restaurants, and the large common room that anchors the lawn.

 Design balances modern architectural forms and materials that evoke the history of the University. The “Girder Slab” high-rise has glass, metal, and terra cotta rainscreen cladding. Its three volumes form three edges of a courtyard, while the fourth side opens to the street. The center wing is 14 stories tall and offers dramatic views of New Brunswick and the historic Voorhees Mall on campus. The six-story south wing and eight-story north wing frame courtyard lawn, known as The Yard.

 The use of a prefabricated panelized wall system of terracotta improved construction time and maintained the desired aesthetic complementing adjacent historic buildings. With a design and construction duration of less than three years, this 232,000-square-foot project was on a fast track. A steel structure with precast concrete planks for the floors became the skeleton that would receive prefabricated terra cotta wall panels. These large wall panels spanned from floor-to-floor and column-to-column and arrived at the site with the windows and the framing for the interior wallboard preassembled, reducing the time required to make the building weather tight and shortening construction by six months.

 The terra cotta panels offer three advantages: durability, resulting in a low life-cycle cost; naturally fired earthen colors are visually compatible with the historic brick and brownstone buildings of the adjacent Old Queen’s and Voorhees Mall; their flat, machined profiles complement the contemporary rectilinear volumes of the building.

 The facade design also reflects campus sensibilities in the rich red brick–inspired patterning of its tower.

 The courtyard and public sidewalks are designed to foster 24/7 activity with finishes and dimensions that encourage informal gathering.

 Large airplane-hangar doors open to the lawn, giving anyone in the community access to the building’s comfortable Commons living room, regardless of affiliation.

 The lawn of the courtyard, animated by a large freestanding video board, eight independent third-party retail stores, and a pavilion housing a Starbucks, is the town square for this town-and-gown community.

 The University sought to accommodate some of the beloved food trucks that had operated out of the former “Parking Lot 8,” serving the larger neighborhood, in some of the new ground floor storefronts. The planning team worked with the City and Devco to ensure that these vendors could return to the site in permanent storefronts. “RU Hungry?,” the most famous one, now occupies 1,500 square feet at The Yard.

 The outdoor courtyard features a large video screen that draws the community together for movies, sports, concerts, and social gatherings.

 Sustainable design: The Sojourner Truth Apartments are certified LEED-NC Silver. The apartments have floor-to-ceiling windows to allow for maximum exposure to natural light. Within the units, operable windows provide natural ventilation and reduce the need for artificial heating/cooling use. The building is energy- and water-efficient with a LEED total energy use savings of 33.5% and a LEED total energy cost savings of 24.9%. The project also meets New Jersey’s “Pay for Performance (P4P)” energy program standards, which identified a cost savings of 19.9%. From a water-efficiency perspective, the building achieves a 40% water use reduction over the base line of a code compliant building due to very efficient showerheads installed in the units, water efficient toilets, and user-sensor faucets. Lighting in the building uses efficient LED and compact florescent fixtures.

 The Sojourner Truth Apartments at The Yard, in combination with the Rutgers Academic Building, and the Honors College Residences, were honored collectively by the U.S. Green Building Council of New Jersey (USGBC NJ), with the 2016-2017 Innovative School Project of the Year award presented to the College Avenue Redevelopment Initiative.

 These student apartments are named for abolitionist and women’s rights activist Sojourner Truth, a former slave who was owned as a young girl by the family of Rutgers’ first president Jacob Hardenbergh.

BACKGROUND: The Friends of the Saskatoon Afforestation Areas Inc. formed in response to a public community users and stakeholder meeting held in 2017 between afforestation area neighbouring community associations, green groups, RM of Corman Park residents, the City of Saskatoon Councillor, the Member of Parliament, many dog walkers, and bicycle group representatives. From the 2017 meeting it was a consensus that users, stewards and stakeholders of the Richard St. Barbe Baker Afforestation Area really like the SW OLRA fenced off area without vehicles driving where there were people walking their dogs and without trash to walk around. They feel trash is just not safe for their pets. Users liked the Jersey Barriers strategically placed around the east side of the afforestation area providing a safe place to walk without vehicles dumping trash, and people driving around roughshod in the green space where there were people on foot or on bicycle. A unanimous voice was heard that this safety was needed for the West side of the Richard St. Barbe Baker Afforestation Area near Sk Hwy 7 and at George Genereux Urban Regional Park. That is why money is being raised to create safety for the users whether on foot or on bicycle, safety for the greenspace habitat and safety for the actual urban regional park. Money is needed for motorized vehicle mititagation barriers, and to install – at least one park identification sign like at the North East Swale. Wouldn’t it be nice to have interpretive signs also which expound upon the value and appreciation of the greenspace? The 2017 meeting had a good turn out and the minutes are online.

AND just last night someone rode a motorized vehicle into the Richard St. Barbe Baker Afforestation Area. Usually when advised that this area is an urban regional park, people will say they didn’t know that they were illegally trespassing, and they leave, and they say they will not come back. This person said, that they just didn’t care. The came here before and that they will come here again, and that they just don’t care if they get a fine. Now, then would this kind of behaviour be acceptable in the Chief Whitecap Park? Cranberry Flats? Northeast Swale? Beaver Creek? No. These aforementioned areas are City of Saskatoon greenspaces. Richard St. Barbe Baker Afforestation Area is an urban regional park greenspace, and why do people just not care about the value of it for the current or the next generation? Why do people have to dump trash, and destroy it and place into peril endangered species? Why do people say they just don’t care? Why do people not care about nature, and about their heritage and natural environment?

The amazing thing is that the City of Saskatoon as owners of the land does care about the environment. Environmental Leadership is a part of the City’s Strategic Plan 2013-2023 and watches Saskatoon’s Ecological Footprint as a success indicator. The City of Saskatoon Environmental Advisory Committee and administration have come forward with a grant for the Richard St. Barbe Baker Afforestation Area and George Genereux Urban Regional Park. This is truly much appreciated. The Friends of the Saskatoon Afforestation Areas Inc. realize that in the City of Saskatoon budget there is no funding for the afforestation areas. That being said, the City of Saskatoon environmental grant will make a difference at the afforestation areas is truly amazing, and does indeed show the City of Saskatoon’s commitment to the newly adopted Triple Bottom Line policy C08-001. What is the triple bottom line policy? In a nutshell from the City of Saskatoon Governance and Priorities Committee Report C08-001, the “Triple Bottom Line means an approach to sustainability whereby environmental health and integrity, social equity and cultural well-being, and economic prosperity and fiscal responsibility are integrated into decision making in a way that produces equitable solutions and mitigates undesirable trade-offs.” There are City of Saskatoon administration professionals working together with the MVA and the users and stakeholders of the afforestation areas who came together in a meeting, and from which arose the Friends of the Saskatoon Afforestation Areas Inc. to fill a gap. Whereas, the City of Saskatoon has no money in the budget for the afforestation areas and the environment, the Friends of the Saskatoon Afforestation Areas Inc. have received grants from green groups such as EcoFriendly Sask and Sask Outdoors as well as donations from citizens across the City of Saskatoon to protect and conserve these urban regional parks. It is heart warming, and something which is truly wonderful, that in these times of COVID-19, that the citizens of Saskatoon continue to come forward to set the afforestation areas right! We cannot go door to door engaging with the population, and yet the people in Saskatoon are communicating through sharing, and word of mouth to protect these greenspaces submitting donations and calling us 306.380.5368 with bottle donations for the virtual bottle drive practicing safe social distancing. Not only does the civic administrative body of the City of Saskatoon think that environmental leadership is a priority, but the actual residents in the City of Saskatoon have come forward with donations, and offers towards the virtual bottle drive. Thank you, ever so much! Barriers and signs will do so much to protect the semiwilderness habitat for users of the greenspace, to protect the wetlands, and to allow future generations to appreciate the area. Allowing a greenspace to become a trash dump is something that the residents of the City of Saskatoon don’t agree with. Allow us to say thank you again to the City of Saskatoon Environmental Advisory Committee and City of Saskatoon administration who have come forward with a grant for the Richard St. Barbe Baker Afforestation Area and George Genereux Urban Regional Park. There are residents who do care about urban regional parks and the environment. Not everyone says that they “just don’t care.”

The Meewasin Valley Authority as managers of the land and as a non profit charity have the mission; “to ensure a healthy and vibrant river valley, with a balance between human use and conservation by:

Providing leadership in the management of its resources;

Promoting understanding, conservation and beneficial use of the Valley; and

Undertaking programs and projects in river valley development and conservation, for the benefit of present and future generations.”

The city has said they have NO Money for these amazing parks allocated in the city budget, but they are between a rock and a hard place, as they do want to provide environmental leadership. NEW YORK: After more than 100 days of lockdown, New York City residents on Monday celebrated their progress in curbing the coronavirus pandemic by getting their first haircuts in months, shopping at long-closed stores, and dining at outdoor cafes.

Once the epicenter of the global outbreak, the city was the last region in New York state to move into Phase 2 of reopening with restaurants and bars offering outdoor service and many shops reopening. Barber shops and hair salons welcomed customers for the first time since mid-March.

Playgrounds were also due to reopen on Monday in the most populous U.S. city. The pandemic has killed nearly 120,000 Americans and is flaring up in a dozen states that reported record increases in cases last week.

Customers wearing face coverings lined up outside Clementine Bakery in the Brooklyn neighborhood of Bedford-Stuyvesant on Monday, and a few enjoyed the warm summer morning sipping iced coffee at scattered tables on the sidewalk.

“It feels like my life is starting to get back to normal a little bit. It feels really nice the fact that I can sit and have a coffee,” said Arden Katine, 34, a teacher who lives in the neighborhood.

Neighboring New Jersey allowed sports like golf and tennis to resume practice and competitions on Monday, and permitted sports considered higher risk, such as baseball and football, to start no-contact practices and drills.

New Jersey also gave the green light for nail salons, barbers and other personal care businesses to reopen on Monday, albeit with restrictions.

Young competitive swimmers, locked out of any pool since the onset of the pandemic, got back into the water on Monday morning at the Dolphin Swim and Athletic Club in Vineland, New Jersey, which reopened for practice at 6:30 a.m.

Lanes are limited to five swimmers, who each have spots marked off in the pool to help maintain distance. Umbrellas have been set 6 feet (1.8 meters) apart, hand sanitizing stations have been installed, and diving boards and slides have been closed.

“There is tape all over the ground,” said Jennifer Masucci, a board member at the club. “It looks different but everyone is adjusting because they want to be out.”

While new cases in New York and New Jersey are at record lows with 1%-2% of tests coming back positive, a dozen states in the South and Southwest United States reported record increases in new coronavirus cases. In some, more than 10% of people tested positive. The same states often reported record hospitalizations, a metric not affected by more testing.

The number of new cases rose by a record last week in Arizona, California, Florida and Texas, together home to about a third of the U.S. population. Alabama, Georgia, Nevada, Oklahoma, Oregon, South Carolina, Utah and Wyoming also experienced record spikes in cases.

Seeking a second White House term in a Nov. 3 election, President Donald Trump travels to Arizona on Tuesday for a Phoenix youth gathering. Trump held his first political rally in months on Saturday at a partly empty arena in Tulsa, Oklahoma.

Health experts have warned people to avoid large gatherings and wear masks but few took that advice in Tulsa.

Trump defended his response to COVID-19, saying more testing had led to identifying more cases, seemingly to his chagrin.

“When you do testing to that extent, you’re going to … find more cases,” he said. “So, I said to my people, ‘Slow the testing down, please.’” A White House official said he was “obviously kidding” with that remark.

Have you been watering your horse here for some time? You know the rules, be nice to people and think of yourself last.

This is a somewhat strange newsletter.

The inspiration for today's newsletter came from this photo:

You may wonder what the tall poles are all about. Look closely and you'll notice there's no siding on the house. Those poles are used by siding contractors to hold their pump jacks.

This home was built in 2012 along the NJ shore after Hurricane Sandi. The original builder completely goofed up the fiber cement siding that days ago was dumped in a local landfill.

The homeowner reached out to me three days ago because late last week the remodeling contractor hired to reside the house installed a modern air and water infiltration barrier OVER top of traditional asphalt-impregnated felt paper installed back in 2012.

For eight years the homeowners had never had odor issues in the house. But this weekend when they came up to inspect the work they smelled a distinct petroleum odor in the home.

One thing led to another and there was a frantic email in my Inbox just before midnight last Saturday.

I did a 30-minute phone consult with the homeowners on Monday and then a follow-up one yesterday for 90 minutes.

Yesterday's call had the remodeler and a factory rep on the call. The factory rep was for the company that makes the modern air barrier the remodeler installed.

The remodeler, the factory rep and three top builders that work along the NJ shore that are friends with the remodeler all said they see no issues installing the modern air barrier over the tar paper.

I DISAGREED. I decided to create a new column to drive home the point.

The bottom line is the modern air barrier over the top of the felt paper is now causing the felt paper to act like a vapor RETARDER. That's VERY BAD.

You don't want a vapor retarder on the outside of your home unless you live down south where you're trying to BLOCK outside muggy air from getting indoors where your AC is making your inside walls COLD.

Old vs New Homes

You may find this interesting.

During the conference call yesterday with the NJ remodeler and the factory rep from the major manufacturer, I shared some information that I discovered before both of them were born!

Did you ever read J.R.R. Tolkien's Lord of the Rings trilogy?

One of his best quotes, in my opinion, applies to many things in life.

“And some things that should not have been forgotten were lost. History became legend. Legend became myth. And for two and a half thousand years, the ring passed out of all knowledge.”

I'm seeing this happen all the time in building and remodeling and that's one reason why I started Ask the Builder. I wanted to curate and preserve OLD METHODS of building that we know work and work well.

The young remodeler and factory rep didn't grasp why having a vapor barrier on the OUTSIDE of a wall on the Jersey coast was a bad thing.

"Mr. Carter, old homes used to have felt paper on them under the siding and there weren't problems," proclaimed the remodeler during the call.

Good point! But why did the tar paper work back then?

Well, you know what? I had the good fortune 45 years ago to remodel and tear into wood-frame houses that were built in the late 1800s and early 1900s in Cincinnati, Ohio. Many of these houses had tar paper on them.

The difference between those old houses and modern ones like the one above in the photo is as vast as the chasm at the Grand Canyon.

Old homes had no insulation. Old homes often had balloon framing allowing a draft to happen in the wall cavity. Old homes had leaky windows allowing dry winter air to enter homes lowering the humidity to such a degree you got shocked constantly touching doorknobs and any other metal object.

Water vapor in modern homes is constantly trying to get outdoors in the winter months. When this water vapor hits a cool or cold surface water vapor can and will transform to liquid water.

When it's 15 F outdoors, the OSB sheathing just under your siding is probably 16 F. How long do you think it takes water vapor to transform into liquid water in those conditions?

This liquid water, should it form, will fuel fungi growth that causes wood rot.

In OLD homes there was so much air movement in the wall cavity the water vapor would evaporate before turning into liquid water.

Modern platform framing techniques prohibit the movement of air inside wall cavities now.

Both the remodeler and factory rep were pretty much speechless.

It really pays off to pay attention in science classes in school. Please drive that point home with your kids and grandkids.

That's quite enough for today.
