7 Ways To Use Digital Marketing Agency For Real Estate To Boost Sales
Tumblr media
Digital marketing is the real estate industry's future. The outcomes are frequently revolutionary. While it is true that a person won't make a final choice until they have seen the property in person, investors will thoroughly investigate the property beforehand. For this reason, digital marketing agency for real estate is huge right now and is only expected to get bigger.
Everything has been revolutionised by the internet. The world of real estate is not any different. Flyers sent, billboards hired, or adverts placed in the neighbourhood newspaper are no longer used just to generate interest in your home. Using just these antiquated strategies won't help you at all.
7 Proven Ways for Realtors to Boost Sales with Digital Marketing
1. Create a User-friendly Website
Your company frequently loses customers as a result of a website that loads slowly, is difficult to use, or isn't compatible with mobile devices. With so many connections and images, real estate websites may be disorganised and more work than they're worth.
For this reason, having an effective SEO strategy is essential to your company's ability to build a website with pertinent content that draws in new customers.
94% of first impressions relate to your site’s web design
Making a good first impression is crucial when someone is discovering your company for the first time. This might have a long-term impact on how people see and understand your business. To ensure that visitors have the greatest experience possible and to create the correct tone, a successful website design is essential. You may contact us to find out how we can assist you in developing a real estate website that is optimised for conversions.
Make sure you present all of your homes for sale in an understandable manner. It would be great to include a list of services, including cleaners, movers, and house inspectors, to demonstrate to them that you're in it for the long run.
2. Spend Time On Search Engine Optimization For Real Estate
Since the majority of people use Google to find properties to buy, rent, or sell, SEO is the foundation of any marketing agency for real estate plan. The only method to raise your website's position in natural search results is through SEO.
Since many people search for "houses for sale in {city}," the main focus of your material should be local SEO. Since 70% of consumers look for a specific place when making a purchase, if your website and social media aren't SEO-based, you can lose out on a lot of revenue.
91.74% of the search traffic drives from Google alone
It goes without saying that getting the proper people to view your website is essential to your business, but it can be challenging to know where to begin or how to begin your SEO journey. For more than ten years, Think Modifyed Digital has assisted schools and institutions in increasing targeted search traffic. With our experience and knowledge, we can increase traffic and leads to your website while lowering expenses by ensuring that the proper people see it.
3. Utilize Google Ads For Quick Results
Personalised adverts from Google AdWords are an inexpensive source of fresh leads. Its simplicity makes it effective. When someone clicks on your advertisement's carefully crafted content and visuals, you get paid. With this approach, you may test a variety of ads, evaluate their efficacy, and only pay for the ones that generate revenue.
Paid Searches enable you to launch a marketing agency for real estate plan quickly since they operate far more quickly than SEO.
4. Craft A Social Media Marketing Strategy
Social media has revolutionised the real estate industry by offering firms limitless opportunities to engage with prospective clients and expand their clientele. With social media, you may establish a brand, offer insightful content, and establish a personal connection with followers to advance a good perception.
The National Association of Realtors demonstrated in a recent survey that the majority of realtors use Facebook, Instagram, and LinkedIn to interact with their real estate firms. An additional benefit is that you may showcase your accomplishments and provide evidence of your superior services. Buffer is a notable tool that may guide you through the social media maze.
5. Create an Email Marketing Campaign for Real Estate Business
In digital marketing, email marketing is the underdog. It is incredibly effective and yields a remarkable return on investment. Email drip campaigns are still a tried-and-true method for guiding prospects down the sales funnel. The majority of real estate agents concentrate on lead creation but, once they have a lead, don't pursue it. You can easily nurture those leads and remain at the forefront of prospective buyers' and sellers' minds using email drip campaigns. If you want to start your email campaign off well, think about employing services like MailChimp.
6. Make Use Of Video Content
Pictures don't do the property justice, which might turn off prospective tenants or purchasers. Pictures can't capture a feeling, neighbourhood, light quality, or atmosphere. Real estate is being revolutionised by video. A lot of brokers say that their marketing agency for real estate approach now wouldn't be the same without real estate video marketing. Realtors benefit from videos in the following ways:
Give a clear explanation of everything.
They can schedule additional meetings as a result.
Since a single video can be shared with prospective customers and on all social media sites, it saves time.
It strengthens a personal connection and expedites transactions.
Realtors are using Vidyard, a prominent website, to display their properties through videos.
7. Manage Online Reputation Through Reviews
Your constantly updated real-world résumé is your internet presence. Every review you receive, whether from Google, Zillow, Instagram, or Facebook, might serve as the basis for your company. Many customers research products on their own without using an agent. Your internet reputation is the means to becoming the name that immediately comes to mind when someone is looking for someone who is genuine and unique.
Wrapping Up…
The effectiveness of your campaign's implementation is what matters most in marketing agency for real estate. Since every realtor and broker uses digital marketing campaigns as part of their marketing plan, it pays off to put in a little more work to stand out from the crowd. Not only is expanding your audience important, but the quality of those conversions is where you will find your true success.

Navigating the Canadian Apartment Landscape: Finding Your Perfect Rental
Tumblr media
In the quest for the ideal Canadian residence, it's crucial to be well-informed and employ a strategic approach. Navigating the complicated Canadian housing market really requires guidance to unearth the dwelling that aligns seamlessly with your requirements, tastes, and financial constraints. In this article, we will delve into the intricacies of available apartment Vacancies Canada, empowering you to make sensible decisions.
Comprehending the Canadian Rental Landscape
Canada, an expansive and diverse nation, boasts a rental market that varies markedly across cities. Vacancy rates, rental expenses, and the availability of apartments or condos can experience extreme shifts even within the same province. Consequently, your inaugural step in this apartment-seeking odyssey is selecting a city or region harmonious with your lifestyle and career aspirations.
Apartment Availability in Canada
The availability of apartments in Canada shows fluctuations throughout the year, dictated by seasonal nuances, economic dynamics, and local demand. Traditionally, a surge in available apartment Vacancies Canada materializes during the summer months when a multitude opts to relocate. However, this elevated demand concurrently drives up rental prices during this period.
Keeping abreast of apartment vacancies can be accomplished through diverse channels:
Online Rental Portals: Peruse websites such as Vroomsi to kickstart your quest. These platforms furnish comprehensive listings replete with vivid pictures, comprehensive descriptions, and landlord or property management contact particulars.
Real Estate Professionals: Although primarily synonymous with property sales, real estate agents can proffer their expertise in unearthing rental properties, especially in hypercompetitive markets. They often wield access to exclusive listings.
Local Classifieds: You can also embrace the enduring efficacy of vintage classified adverts in local newspapers or community bulletin boards. Certain landlords, especially those presiding over smaller properties, still vouchsafe this medium for tenant recruitment.
Social Network Leverage: To Search available apartments in Canada, word of mouth can often be your most formidable ally. You can inform friends, family, and acquaintances of your apartment quest, as they may hold invaluable leads or connections in the rental sphere.
Pursuing Condo Vacancies in Canada
In multiple urban epicentres across Canada, apartments have emerged as increasingly alluring rental prospects. These units offer a distinctive fusion of seclusion, contemporary conveniences, and, frequently, prime urban locales. To unearth condo vacancies, you can follow this roadmap:
Online Condo Listing Platforms: Websites such as Vroomsi specialize in cataloging condos for sale or rent. Employ filters to refine your search based on location, pricing, and other predilections.
Property Management Firms: Professional property management entities oversee the administration of myriad condos. Directly liaise with these firms to inquire about available units.
Condo Owner Associations: Certain condo complexes are governed by resident associations that supervise rentals within the community. Initiating contact with these associations may lead you to available units.
Real Estate Experts: Much akin to the apartment quest, real estate agents constitute invaluable allies in your condo pursuit. They possess access to MLS (Multiple Listing Service) databases, encompassing a gamut of condo listings.
In Summation
The searchavailable apartments in Canada canbe an exhilarating yet formidable expedition. Through an appreciation of the local rental panorama, adept utilization of online resources like Vroomsi, and the reasonable contemplation of your distinct requisites and budget constraints, you can chart a course toward the wise choice. Always bear in mind that the Canadian housing landscape remains fluid, necessitating both resilience and patience to secure the rental that aligns seamlessly with your lifestyle and predilections. Happy hunting!

Best Real Estate Advertisement Networks Platform in USA
Tumblr media
In the 1970s, when the real estate industry was at its peak, people were exposed to 500 advertising per day. I'm sure closing a business was straightforward back then. A study on ad exposure conducted decades later (in 2007) indicated that adults in the 2000s were exposed to between 4,000 and 10,000 advertisements each day.
You can only imagine what this figure is today with all of the social media traffic going through phones
So, how should a real estate investor design their marketing approach for the 2020s? It's difficult since you have to compete harder for motivated sellers' attention. After all, the number of commercials they are exposed to has increased tenfold. But don't give up on your high-converting campaigns.
But don't give up on real estate advertising ideas just yet, because there is a silver lining to this dramatic shift in the marketing scene. You, like the ordinary customer, are exposed to thousands of adverts per day.
In some ways, you are an expert because you have been performing your "research" for years. You do it on the couch, during your daily commute or at work, and after work when you watch a movie to unwind.
Developing Real Estate Ad Concepts
Seeing an advertisement is obviously easier than creating one. This is where we come in to share real estate advertising ideas. They are aimed towards persons who are stuck in a creative rut as well as those who are just starting out in real estate investing.
market.
These days, you can advertise a Commercial Real Estate PPC ad through a variety of media venues, including social networks (Facebook, Instagram, LinkedIn, and YouTube), but also traditional media such as radio or television. With the exception of a few outliers that will only work in one medium, the following topic ideas are broad and can be applied in a variety of media.
Let's get started.
The advertisement "My Stats Are Great"
You may boast about statistics that present a positive image of your real estate company. The figures are not the only thing in the advertisement. In the introduction, you can include a hook, such as "sell your house without a realtor or listings."
The figures could be illuminated from various angles. If you want to,
Real Estate Advertising Platforms You might showcase your all-time sales figures to illustrate that you have a good long-term track record. Say something like, "We've closed x number of houses this year, and it's only March!" if you're having a good year.
The advertisement with the "Unique Selling Proposition"
Inform visitors about a one-of-a-kind deal that sets you apart from other real estate investors in the area. Obviously, in your market, this concept should be unique, or at the very least uncommon. And it will be unique to each individual.
greater outcomes. The unique selling proposition can vary: maybe you specialize in certain types of transactions, maybe you have a lot of experience, maybe your procedure is optimized... you get the picture. This ad will act as a teaser for something you won't find anywhere else. For example, you could say you offer unlisted homes (or off-market properties) but don't explain how - they'd have to call you to find out. You might also hint that you are excellent at negotiating wholesale deals while without disclosing specifics.
You can also make modifications.
Advertisement for a Listing
You've certainly heard of this option, but it's a classic way to place real estate ads, and it's a classic that's here to stay. Furthermore, despite the proliferation of many forms of media (newspaper - radio),
- TV - online listings - social media), it is a simple format that hasn't changed much over time.
The Ad in the Community
This is similar to a listings ad, however you are selling the entire real estate market rather than an individual house. The neighborhood ad is great for real estate firms that specialize in houses within a certain ZIP code or city.
You list a property or promote your business, but you use a famous cityscape, such as city towers, as a background. Real Estate Branding Agency Those of you interested in investing in land can do it in an undisturbed setting, such as a farmhouse in the middle of nowhere or something similar.
Another technique is to promote the way of life in the neighborhood. Highlights
Recreation places, school district benefits, fantastic restaurants and coffee shops, shopping, historic buildings, local culture, and so on are examples.
Here's a great example of a vintage lifestyle real estate advertisement.
Commercial "I'm a Local"
Working in a local real estate market allows you to position yourself as a valuable resource to potential buyers and sellers. Instead of promoting your company, introduce yourself.
What's great about living here, what's not...You can even end with something like, "come here, and I'll help you find real estate here." It's a successful real estate advertisement for both purchasing and selling.
Commercial for "We Got an Award"
Contrary to popular assumption, this type of advertising is not limited to celebrities.
recognition for their work. No, we're not recommending that you fabricate an award and then lie about obtaining it. Please allow me to clarify.
If you have received an award as a Best Real Estate Ads business, whether from the county, a professional association, or house sellers, it is a good idea to start the ad with this information because it establishes credibility right away. However, if you are new to the firm or do not have an award, you can always choose something that makes you proud to be a part of it.

Verena Holmes;
The first female engineer.
A small, almost insignificant workshop, tucked away in a Gillingham street is part of a previously unknown story, featuring the countries, first female engineer.
This was pioneering, Verena Winifred Holmes 1889–1964, who long held an ambition, during her successful career to own an engineering company, with an all female staff.
In 1946, after years of searching and planning, Verena Holmes founded the engineering firm, Holmes and Leather Company Limited with, Sheila Leather 1898–1983, a fellow member at the Women’s Engineering Society.

Miss Leather later, following on from Miss Holmes became president of the Women’s Engineering Society in 1950. Both her sisters, Alice Muriel Hutchinson 1885–1969 and Lady Wemonah Hardwick Ansorge 1890–1979 invested in the Gillingham engineering company.
A small building in Beresford Road, close to Gillingham Road in Gillingham was found. The ground floor, with an outside toilet became a work-shop with several lathes. Via an internal open staircase, there were two small offices, one used by Miss Holmes as her drawing office.

From the beginning, Ruth Faris 1910–2002, who liked to be called simply; ‘Faris’, was employed as the works-manager. She was originally from The Borough, Downton, in Wiltshire where her father, Ernest Frank Faris, a ex-seaman, was the local butcher. ‘Faris’ was highly qualified especially on the lathe, and would help train new staff, who Miss Holmes wanted with little, or no previous engineering experience. Most ladies were taken directly from the unemployment office in Gillingham. One of these recruits, was Mrs Amy Page of Chatham, who was the works-painter, finishing off, items made in the factory.
An office manager, Mrs Glasspool nee Burnett joined and like ‘Faris’ stayed with the company for the trading years, of 1946 to 1959.
As a new company, Miss Holmes considered various ideas to manufacture, including making: children’s prams, Yankee screwdrivers, map measures and parallel rulers. Finally they started production with a Bantam Shearing Machine, followed by a Bantam Rod Cutter and then, the successful, safe-guillotine.
The guillotine with the later added, safeguard was deemed safe enough to use in schools and the Gillingham company produced hundred’s of them!

The yard and part of the building are now empty, behind number 203 and number 2 Beresford Road; which was owned by upholsterer, Leslie Louis Clarke. The building and yard are now owned by a builder with the upstairs office area converted into a small flat with its own street access.
Miss Holmes was officially registered living at 127 Highbury New Park, London, and later owned a semi-detached house at, 8 Rusholme Road in Putney. During her time in the Medway Towns from 1946–1959 she rented from 1947, a semi-detached house at 2 Cleave Road, Gillingham, then a terraced house, 33 Leyton Avenue in Gillingham. Finally between 1956–1959 a nearby semi-detached property, at 40 Osprey Avenue, Gillingham in Kent.
There is a local suggestion, that Miss Faris, the factory manager, may have rented 205 Gillingham Road, Gillingham. This was, just a short walk from the Beresford Works factory.
One of the great joys of Verena’s life, and her mode of transport; was her motorcycle, used between North London and Gillingham, and for visiting friends. The photograph used here, shows Miss Holmes astride a AJS machine, first made in 1929, with a M8 Twinport 500cc engine. The registration plate was, GE 8556.

Rainham Kent historic-motorcycle expert Michael Best, who idenified the bike from the photograph says,
“ The bike wasn’t difficult to handle but had a large frame and the power was low. It had poor acceleration and didn’t have a high speed. These shouldn’t be compared with the modern combustion engines.”
The image of Miss Holmes is thought to have been taken in 1934, while visiting a Loughborough College friend, Nancy Johnson 1902–1993. Mrs Nancy Johnson was an ‘automobile labortary assistant’ at the college and is pictured with sisters, Helen and Pam Johnson and William Johnson in Pulham, Dorset. Miss Holmes suitcase is seen strapped to the rear seat of her bike.
In letters found recently, Verena Holmes expressed her “great enjoyment” pushing her bike up a hill, with a young 15 year old boy assisting. Then trying to start the engine on the way down the hill. She added later:
“ It was a pleasant way, to spend an afternoon.”
On the 8th April, 1959 Verena Holmes wrote in her private diary, that she was closing the Beresford Works. There had been several personality clashes with some women not wanting to work together. There was, ‘a little friction’ between Miss Holmes and her factory-manager, Miss Faris, who towards the end of the company, disappeared for long periods and then returned as if nothing had happened. Faris also had a “falling-out” with the company co-owner Sheila Leather and the pair didn’t speak for many years.
Miss Verena Winifred Holmes, 1889–1964 was born at Highworth, Maidstone Road in Ashford Kent, the daughter of Edmond Gore Alexander Holmes 1850–1936 and Florence Mary Holmes 1861–1927 nee Syme. The family plus Peter Macfanlane Syme 1829–1893, Mrs Holmes father, lived in the large house, with five servants.
Her father was a school inspector, later the chief inspector of elementary schools in England. The family lived in a private house, which is now; Gower House part of Highworth Grammar School for Girls. The school maintains a link with Verena Holmes and a collaborative exhibition with Ashford Museum held in 2022, is due to be repeated this year. In addition the school will again celebrate Women’s World Engineering Day on June 23rd, which is Verena Holmes’s birthday.

The Watcher
Derek, 40, and his wife Maria had worked hard all their lives to buy their dream home, a $1.3 million six-bedroom house in Westfield, a town in upstate New York. They couldn't wait to move into 657 Boulevard. Their three young children were already debating which of the house's fireplaces Santa Claus would use.
But little did they know, the nightmare was about to start.
As they did began doing work on the house before moving in, a letter arrived. Its alarming content included: "My grandfather watched the house in the 1920s and my father watched in the 1960s. It is now my time. Do you know the history of the house? Do you know what lies within its walls? You have children. Do you need to fill the house with the young blood I requested? Once I know their names I will call to them and draw them to me. Who am I? Welcome my friends. Let the party begin. The Watcher." Unsurprisingly, Derek called the police. Then a second arrived.
It said: “The workers have been busy and I have been watching. Have they found what is in the walls yet? In time they will. Have you found all of the secrets the house holds yet? Will the young blood play in the basement? Or are they too afraid to go down there alone. I would be very afraid if I were them. It is far away from the rest of the house. If you were upstairs you would never hear them scream. Will they sleep in the attic? Or will you all sleep on the second floor? I’ll know as soon as you move in. It will help me to know who is in which bedroom. Then I can plan better. Have a happy moving in day. You know I will be watching."
The police investigation got nowhere, and the letters kept on coming. Fearful for their children's safety, the couple dared not move in. They even had a priest bless the property, considered getting guard dogs, and even placed an advert for a military veteran to guard the property.
Derek began his own investigation, setting up webcams and spending nights hidden at the home, looking for The Watcher. They hired a private investigator and Derek even knew a former FBI agent who had been the inspiration for Clarice Starling in The Silence of the Lambs. She looked into the case. They asked neighbours if they recognised the handwriting and a female DNA sample was taken from the letters. The PI managed to get a used water bottle from one suspect to compare the DNA but it wasn't her.
Fearful, stressed and scared, with the episode beginning to affect their marriage, they decided to sell. As Maria said: “At the end of the day, it came down to, ‘What are you willing to risk? We weren’t going to put our kids in harm’s way.”
In the interests of fairness they told potential buyers about the problems they had endured. Even after they lowered the price, no one would buy it.
Then a newspaper picked up on the story and it went viral. Amateur sleuths bombarded message boards and Facebook with theories, and some people even accused the couple of writing the letters themselves.
Eventually they managed to rent out the house, on the condition if there were more issues the occupants could leave. Two weeks later, a letter arrived.
It said: "To the vile and spiteful Derek and his wench of a wife Maria...I walked by the news trucks when they took over my neighborhood and mocked me.. I watched as you watched from the dark house in an attempt to find me … Telescopes and binoculars are wonderful inventions. Maybe a car accident. Maybe a fire. Maybe something as simple as a mild illness that never seems to go away but makes you feel sick day after day after day. Maybe the mysterious death of a pet. Loved ones suddenly die. Planes and cars and bicycles crash. Bones break. You are despised by the house... And The Watcher won.”
In 2019 the house was eventually sold for $959,000.

Male drider x reader (sfw) - Part One
Edit which I’m including in all my works after plagiarism and theft has taken place: I do not give my consent for my works to be used, copied, published, or posted anywhere. They are copyrighted and belong to me.
It’s Wednesday, so that means it’s ‘new’ story time. This one has been up on Patreon for a week already, and Part Two has gone live today already.
Content: Female reader takes up a job as an archivist in a creepy old house and is surprised to find that 'the master' refuses to be seen at all... Very much ‘Beauty and the Beast’ inspired, if you will. Cameos from Sarrigan Silkfoot and Damien the orc chocolatier (Tumblr links). Wordcount: 2464
EDIT: my favourite comment from patrons on part two has been ‘cranky spooder’
Tumblr media
WANTED: Librarian to take on an extensive, re-cataloguing project in a large, private collection. Diverse collection includes books, clay and stone tablets, scrolls, parchments, and various other media.  Applicant must be willing to live on-site in a relatively remote location, and archival qualifications preferred, though demonstrable experience may suffice. Board and lodging will be provided throughout the duration of the project. It is anticipated that it should take between four to six months. More details to be supplied to the candidate following a successful interview.
---
You stared at the strange advert in the paper and let your teeth sink slowly into your lip, a frown playing across your forehead. This was… honestly right up your street in terms of experience and qualifications. In that moment, sitting at the table in your favourite coffee shop in Starfall Springs while a summer rain shower hammered down outside, you wanted to wave that advertisement in the face of everyone who’d said a postgraduate qualification in archive and records management would render you essentially bankrupt and completely unemployable. If this was anything to go by, they were only half wrong. You were practically bankrupt. Well, up to your eyeballs in student loans at least.
“Fuck it,” you hissed under your breath, ripping out the advert and getting out your phone. There was no email contact, but there was a number, and you saved it to your contacts in case you lost the little shred of newspaper, and decided to call as soon as you got home.
The phone wasn’t exactly your preferred method of communication, but it was all you had, so after psyching yourself up, you punched in the numbers and paced about, waiting for someone to answer.
Abruptly, the dial tone cut off, and a crackling on the other end of the line announced that someone had picked up. “Hello…? I’m… I’m calling about the archivist’s role advertised in the Starfall Chronicle… I was hoping for a bit more information.”
“Oh,” came a reedy, thin voice. “Your qualifications?”
You told them and then waited for them to speak.
“Hmm. And your experience?”
You swallowed. “I… I helped the Starfall Museum in transferring their computer system from the manual catalogues…” you said, suddenly feeling like this was the interview already.
“Mmm. So your experience is not extensive then.”
It wasn’t a question, and you ground your teeth.
“Just how am I supposed to get this vast acreage of mythical experience if no one hires anyone without it? I can get you three stunning references from the museum curators and staff, as well as from my professors at university,” you said hotly. And instantly regretted it. “I’m sorry,” you added hastily. “I didn’t mean to…”
“Yes you did,” they chuckled, voice husky and fragile. “And you’re perfectly right. I think you might do well at this in fact.”
“I… what?”
Another soft snort. “What information would you like to know then?”
“Where is it, for a start?”
There was an uncomfortable pause, and you’d just been on the point of asking if they were still there when they spoke again. “There’s an old estate to the north of Starfall Springs.”
You frowned. You’d heard rumours as a child growing up here that there was some mad old nightmare creature who lived in the woods on the slopes of Starfall Mountain and came down into the town on the new moon snatched naughty children from their beds, but you'd long dismissed it as nonsense to make kids behave. Still, it sent a tingle of apprehension down your spine.
“I’ve heard something of it,” you said carefully. “Not much.”
“Widowsweb Court,” the person said with reticence. “The estate dates back centuries, and the collection is in need of some care and attention. If you would be willing to live on the estate in your own, self-contained apartment, with meals provided in the kitchens of the main house should you wish it, then I think you sound like the right person for the role.”
“When would you want me to start?”
In the end, it took you less than a month to get everything organised.
On the evening of your departure, you and your friends celebrated on Temple Meadow, the huge swathe of public park surrounding the town’s religious building, and as you lay back on the blanket, staring up at the sky and surrounded by friends, you saw a shooting star sear through the canopy of glimmering stars above.
Sarrigan Silkfoot and his partner lay curled up nearby, and Damien, the huge orc from the chocolaterie in town, had tucked his own partner’s head against the crook of his colossal shoulder. A thought occurred to you as you watched Sarrigan toss his head back and laugh at a joke whispered in his ear, and you sat up.
“Sarrigan?”
“Mm?” he hummed, laughter still dancing in his eight red eyes.
“I know you don’t talk much about your family, but do you know of any other estates around here?” You hadn’t mentioned exactly where the job was, just that it wasn’t in Starfall Springs itself.
“Why d’you ask?”
“The place I’m going to for this job is called Widowsweb Court, but the library said it’s been abandoned for years, and I couldn’t find much about it on the internet either.”
He went still at the mention of its name. “Widowsweb you say?”
You nodded and realised you had the attention of everyone in your small group.
Sarrigan straightened and tucked a strand of his long, black hair behind a tapering ear. “It used to be part of the Silkfoot family holdings… way, way back,” he began, gesturing with his hand. “But about four hundred years or so ago, there was a disagreement between the then patriarch of the family and the dowager, his mother. He essentially annexed the property and disowned the entire estate. He could have sold it, but apparently he felt just guilty enough not to turf her out onto the street…”
“Why? I mean, what did she do?”
Sarrigan shrugged. “No idea. Knowing my family, it probably had something to do with anti-human sentiments…” he winked at you and added, “We really didn’t like your kind invading these parts…”
“We’re not exactly a majority round here,” his partner said, thwacking him in the belly with the back of a hand.
“True,” he said before turning back to you. “But you’re saying someone actually lives there?”
Damien leaned across and grinned, “Could be a long-lost relative, Sarrigan!”
“Well, whoever my employer is, they have a huge collection to reorganise, so I’m in.”
“You don’t even know the name of the person who’s paying you?” Damien gawped.
You shook your head. “A Mr. Ambleside is taking care of that. He’s apparently employed to keep the estate running and such… He’s the one who interviewed me.”
“Ambleside is an old family name from these parts,” Sarrigan said thoughtfully. “Well, you make sure you keep in touch, hmm?”
“Will do,” you nodded.
The only problem was, you discovered after Damien had dropped you off and fussed endlessly over you outside the tumble-down gates of the estate, that there was no phone reception way out here. Not even a single, sputtering bar.
As the tail lights of Damien’s truck disappeared, you pushed the iron gates open, the hinges screeching in protest loud enough that you thought your arrival would be announced all the way back down into Starfall, a two hour drive away.
Heaving your huge suitcase into your hand, you began to struggle down the driveway. Overgrown, potholed, and muddy, the road was barely even a road after the recent rain.
Ancient, thick-boled trees hung over the drive, branches meeting in the middle like lovers fingers interlaced, and after half a mile of walking, you stopped, exhausted, and sat on your suitcase. You’d made it out of the small, gnarled copse that bordered the edge of the estate, but the parklands that lay beyond seemed to stretch for miles. The thought of hauling your sizable suitcase all that way made you feel faint, especially in the stifling sun. There was at least a cooling breeze that lifted your hair and caressed your skin, but honestly, it was hopeless.
Eventually, after perhaps a quarter of an hour of sitting there, getting warmer and thirstier, and growing no less exhausted, you caught sight of a movement on the driveway. Squinting, you made out a horse and cart, and sitting atop the driver’s bench, a figure with a wide-brimmed hat on their head.
The closer they got, the more you were able to make out, and when they were perhaps fifty yards away, you stood up. They looked to be an elderly firbolg, with warm-brown skin and flaming red hair and beard.
The horse was an elderly, bony looking thing, and the cart just as rickety, but the firbolg drew to a halt beside you and barked your name in a familiar voice.
“Mr. Ambleside?”
“Yes, that’s me,” he said. “You’re early.”
“A little, yes.”
“Well, climb in. Do you need a hand with your bag?”
You looked at it, and then at the height of the cart bed. “If you wouldn't mind?”
He nodded and climbed carefully down. You weren’t sure how old firbolgs got, but he didn’t exactly look young. Having said that, he hauled your bag into the back like it weighed nothing at all and then helped you up to sit beside him on the bench before turning the cart around and heading back up the driveway.
The house itself was nestled in a clump of massive elm trees, masked from view until almost the last moment. “I’ll show you to the cottage, and then you can come up to the house for some refreshments. You’ll start work tomorrow at nine.”
You nodded, not wanting to rock the proverbial boat. “Is it just you and… er… your - our - employer here then?” you ventured after a few minutes of silence with only the rumbling of the cart for background noise.
He shrugged. “My boy works here in the grounds too, and there’s Chiara who tends to the household. Other than that, yes. And the master, of course.”
“Will I be meeting him?” you asked.
Mr. Ambleside looked positively scandalised. “Oh heavens no!” he gasped.
“Right. I see. He’s… unwell?”
That drew a deep scowl from the firbolg’s thick, heavy brows. “No,” he said, but it sounded like he was buying time. “No, he’s not unwell. He just… prefers a solitary life. You are to enter through the back door to the kitchens, proceed up the route to the library that I will show you, and return the same way when you’re done, is that clear?”
“Perfectly,” you said, wondering just what you’d got yourself into.
“If you need to use a telephone at any time, you may use the landline in my office.”
That news came as a huge relief, and you clung to it as you were shown the slightly dusty stable-house apartment just across the courtyard from the main house. Widowsweb Court was a massive country pile, with filigree stonework and steeply pitched, slate-tiled roofs, and it wouldn’t have looked out of place in a horror movie.
Your first week passed without incident. You assessed the vast, rambling collection, and saw immediately that it would definitely take much, much longer than the six months for which you’d been contracted to get to grips with it and get it into a decent order. Even if you had a team of ten strong people to help you, there was no way you could reorganise all the shelves in the cavernous library. It was as large and as varied as any national archives, and contained books and scrolls on everything from ancient magic to the development of medicine in various countries across the world.
Travel journals were rammed in next to tomes on mathematics, poetry beside animal husbandry, and gemology beside botany. There was no scheme to it, and after two weeks, you nearly had a complete breakdown.
Covered in dust and suddenly vastly overwhelmed by the looming, dark bookshelves, you simply sat down on the floorboards and let your head fall forwards into your hands. This was a gargantuan effort for one person to tackle alone.
Something rattled in the stacks and you gasped, sitting up straight, heart hammering. “Hello?”
Silence followed, but after only another few seconds, you heard a skittering of limbs and the slam of a door. Except, there was only one doorway to the library, and it was behind you.
Standing somewhat shakily, you swiped your tears away and paced steadily along the floorboards towards the source of the noise. When you found nothing but dusty stacks and silent  books, you swallowed and turned away.
At supper that night, you ate with Mr. Ambleside and his son, Naril, who was perhaps a year or two younger than you, and looked very much like his father. Noticing your pensive expression, he leaned over and asked in his softly-articulated purr if everything was alright. “You look… I don’t know… Did something happen?”
You sighed, nudging food listlessly around your plate. “I was feeling a bit overwhelmed by the project today…” you said. “And… I heard a noise in the library that startled me, that’s all.”
The two of them exchanged looks and then Mr. Ambleside said, “That was probably the master…”
“But I thought…” you began, though you hardly knew what you thought about the mysterious person who supposedly ran the estate, pulling all the strings from a hidden room in the old house and never revealing himself to anyone.
“Why do you think he wanted the collection organised?” Mr. Ambleside chuckled into his potatoes. “He’s an avid reader, but doesn’t have the patience to do it himself. Plus, he doesn’t see too well any more.”
“Oh,” you breathed. “All those books, and… that seems so cruel… Is he very old?”
Naril shook his head. “No, he’s maybe ten years or so older than us? Chiara reads to him in the evenings if his eyes get tired, and —”
“—Naril, that’s enough,” Mr. Ambleside barked, and Naril’s fluffy ears tucked right back against his head. “We do not gossip about the master.”
“Sorry, father,” he said, shooting you a look that conveyed a fair bit. ‘If you want to know more, ask me when he’s not around’ it said.
For another week, your recataloguing was left undisturbed by noises, but after four weeks of being at Widowsweb Court, you encountered ‘the master’ for the first time, and he was nothing like you’d thought he would be, though perhaps the name of the place should have given it away.

Logic dictates that higher advance = bigger marketing and publicity budget. But why do a small number of books with super high advances (7 figures for 2 or 3 books) end up not getting much marketing and publicity?
Hm well uh - I have never been in the lucky position to have had a seven figure book (THOUGH I AM VERY MUCH OPEN TO IT, UNIVERSE) - but.... I don't think what you are positing is true, actually. Like I feel pretty sure that if a publisher paid A MILLION dollars on a book (or even 2 or 3 books), they would feel PRETTY strongly about wanting to at least TRY and sell some copies of it????
Here's the thing - I think that people are sometimes a bit confused about the difference bt Publicity and Marketing. Forgive me if you know all this but:
Publicity refers to EARNED MEDIA. Book reviews, traditional media coverage, and organic social media coverage, particularly. The publisher doesn't PAY for publicity -- they pay publicists to get material to review outlets and pitch stories to media outlets, and then the review and media outlets decide whether or not to bite.
So you have a new book. For every new book, the publicists want to get it in front of all the trade book reviewers, mags and newspapers, and big mouths on social media, and influential librarians and booksellers who might write reviews or talk about it.
The bigger the book, and the more possible "publicity hooks", the more likely they will also approach every TV show and huge "fancy" media outlet. (They don't do all this for every book -- because it's pointless. Most Fancy media outlets simply do not care about random books and are not appropriate. Like, if you have written a chapter book, it's pointless to send it to Vanity Fair or Entertainment Weekly, you know?)
But for the "big" splashy books, they will be pitching the book to be in, like, Reese's book club and the author to go on Late Night and Vanity Fair to put it in some round-up, and possibly submit the author to the Miss Baltimore Crab competition for all I know! If the book has multiple "publicity hooks" -- they will further pitch THOSE. So, let's say the author of this splashy fantasy ALSO was a soldier who rescued a bunch of people and then came home and wrote this book for the kids she rescued -- well THAT'S an interesting hook for a story, maybe the People magazine will want to cover that as a human interest story. Or let's say the author is a doctor and studies XYZ syndrome, and the novel stars a kid with XYZ syndrome - maybe the Journal of XYZ Syndrome would write a profile, and the author could be on 60 minutes. Basically, they do a LOT of outreach to all kinds of different places, is the point. BUT:
They could send it to ONE MILLION places. If nobody wants to review the book or pick up the story.... they just won't. This is the curse of Publicity -- it's really hard to judge the amount of work that has been done by the result. Book 1 might take off because of a random tiktok by a tween that goes viral -- Book 2 might have multiple publicists working around the clock to get the word out about it, but the book sinks like a stone. (And, worse luck, if Book 2 went and hired the tween from Book 1 to try the "viral" trick again - it probably wouldn't work!)
Marketing refers to PAID media. That is to say, advertisements in NYT, or on a billboard in the subway station, that's marketing, yes. But is THAT appropriate for every book? Absolutely not, it would be a waste of a large amount of money for most books. Like, it's MUCH more likely that a billboard or full-page ad in the NYT will be effective for an already super-popular series, to gin up enthusiasm from fans that KNOW the property and author, or to celebrate the book winning a huge award or something like that and remind people to buy it -- a billboard for something that nobody has ever heard of yet will just be wallpaper for commuters.
For most authors, the most effective marketing is not nearly so splashy as that, and it involves marketing TOWARD BOOKSELLERS (and librarians) rather than to the general public; raising awareness with these "gatekeepers" means that they will (hopefully) pass their enthusiasm on to readers, get piles of copies into the bookstore for you to buy. What I mean is, the marketing IS happening, for sure, but YOU, an outsider, may not ever see it in the same way you see a billboard. For example:
Putting ads in book-industry places like Shelf Awareness or PW, having the book on display in the publishers booth at ALA or NCTE, giving away posters or swag to educators, printing galleys/ARCS, bookmarks, whatever -- all of that is marketing. "Publisher co-op", where a bookstore gets a certain amount of money or credit of some kind for advertising a book - or special promotions where a bookstore orders x-number of copies of a book and gets both a better discount and a cool display to put the books in -- that's marketing.
But again - the problem is, the biggest marketing spend in the world doesn't guarantee anything. I've walked into the Javits Centre for BEA or ALA or another huge conference -- and seen a book COMPLETELY saturate the entire conference centre with adverts. I'm talking LITERALLY multi-story high banners -- massive adverts running up the stairs and escalators -- the title and logo of the book branded on each lanyard that 25,000 librarians are wearing, and each of them with a tote bag featuring the book art, all of which must have cost a fool's fortune in marketing $ -- and the book just does "meh" when it comes out because people don't care. And guess what? That author's friends probably think "wow, they really didn't do any marketing." THEY DID! THEY DID MARKETING! THEY SPENT A FORTUNE! Not all marketing is successful! Sometimes you get a "Coke" -- sometimes you get a "NEW Coke"!
