Where to Live in Hawaii
Islands, the water, and the sun. Hawaii appears to be a lovely location to live on the surface. Despite being the majority of people's concept of a once-in-a-lifetime vacation, there are many benefits to relocating and essentially "living on vacation." Hawaii is the place for you if you appreciate enjoying the most recently caught fish in the world while strolling for hours over rolling hills and watching the sunset over the ocean.
When we joke that living in Hawaii is like being on vacation all the time, it's because there are vibrant communities that don't frequently interact with the 8.9 million tourists that come here each year. Eight major islands make up Hawaii: Hawaii, Maui, Oahu, Kahoolawe, Lanai, Molokai, Kauai, and Niihau. Although the mood on each of these islands is somewhat different, they are all friendly and receptive to visitors and new neighbors.
Moving to a new location requires meeting a few requirements. Things to consider include healthcare access, crime rates, public education, and cost of living. We felt all these elements while ranking the top 10 areas to live in Hawaii and feedback from locals to provide you with the most accurate, comprehensive picture of where to live in Hawaii.
1. Maunawili
Without question, Maunawili is the ideal spot to call Hawaii home. Only 2,149 people reside in the village of Maunawili on the island of Oahu. There are several ways to get to the state capital, which is only a short distance to the north of Honolulu. Here in Maunawili, there are many opportunities to enjoy the outdoors because it borders Kawainui Marsh and Kailua Beach Park. Maunawili is a suburban region that has a noticeable beach atmosphere.
2. Mililani Mauka
Like Manuawaili, Mililani Mauka lies on Oahu Island and is the second-best location in Hawaii. Highway 2/201 connects this sizable suburban community, which is situated next to the Oahu Forest National Wildlife Refuge, to Honolulu. Locals adore Mililani Mauka as a place to call home. According to them, the neighborhood is quiet and has a strong feeling of community. The area's food stores and supermarkets cater to inhabitants' every need, and the scenery is "amazing."
3. Waikele
Despite being merely Hawaii's third finest location to live, Waikele is quickly gaining popularity among millennials. In light of this, Waikele, a tiny neighborhood, is regarded as one of the top communities in the state to raise a family. Compared to Maunawili, Waikele has far more inexpensive housing; the average home price is $414,400. Property in the Waikele region offers excellent value, and this is true even for rental homes. The typical rent in Waikele is $1907 per month, much more than the national norm.
4. Kailua
Said people adore living in Kailua. The distance to the city is not very great, and parents have several options for schools in the vicinity. According to the locals, the public transportation that runs into and out of Kailua makes life much simpler. Sadly, second-home purchasers unintentionally drove property prices sky-high compared to prices a decade ago, despite the town's popularity with tourists.
5. Honolulu
Honolulu, the state capital, is located on the southern coast of Oahu. A destination on the bucket lists of tourists from all around the world is this thriving, busy metropolis. With 400,000 residents and increasing, Honolulu is the part of Hawaii with the highest population density. You'd be wise to avoid the city if you're looking for the peace and solitude that island life may provide. The sandy beach directly below the imposing high buildings is a continual reminder of Honolulu's island nature despite the city being very much a metropolis.
6. Mililani
Northeast of Honolulu, on the island of Oahu, lies a little city called Mililani. Locals claim that Mililani is "genuine Hawaii," gracefully integrating the region's military past alongside its gorgeous natural surroundings. Small businesses abound, giving locals access to almost everything they require. Honolulu is a large city that should occasionally visit for special shopping needs. Mililani's modest, family-owned eateries are at the center of this tight-knit neighborhood.
7. Ocean Pointe
Ocean Pointe is located on Oahu Island, immediately south of Mililani. This coastal community, located directly on Mala Bay, is home to 11,000 people. Regarding housing value, Ocean Pointe is situated halfway between Waikele and Kailua. In the neighborhood, median home prices hover around $539,000. For many American families, Hawaii may be out of reach financially, but if you want to move there, you might be able to make it work. Hawaii's millennial population considers Ocean Pointe to be a growing neighborhood. It's also not difficult to comprehend their justification: high-quality residences that are worthwhile investments, reputable schools, and idealized proximity to the sea.
8. Wailea
The first of our top locations to live in Hawaii is Wailea, located on Maui Island. The second-largest of the eight Hawaiian islands is Maui. The 5,600-person population of Wailea claims that there are many local establishments there, giving customers a wide range of options. Wailea's popularity as a tourist attraction may get very crowded during the summer months.
9. Kapolei
Since Kapolei partially resides in Honolulu's shadow, it is sometimes referred to as Hawaii's second city. Although there aren't many jobs in the neighborhood, and getting to Honolulu CBD can take up to 30 minutes, Kapolei doesn't shout about unemployment problems. Although the cost of living in Kapolei is greater than the national average for the rest of the United States, it is still quite affordable compared to other residential regions in Hawaii. The area has a city-like atmosphere because of its 18,737 residents. Being a Hawaiian community, it goes without saying that you don't feel lost in the rush of urban life.
10. Waimalu
Waimalu is located directly on Pearl Harbour, close to Pearl City and Aiea. What is it like to reside in a location that is so significant to modern history? This ancient dockland has many fascinating stories to share. With approximately 50% of inhabitants renting homes in Waimalu, this region has a somewhat transitory population, which results in a cycle of renters that keeps the neighborhood lively and interesting. There is nothing particularly noteworthy to mention regarding Waimalu's crime rates.

you have $100. due to a squid games type escapade, you are currently trapped in Whole Foods and can't leave or someone will take you out with a bullet to the brain. you have to buy all the food you eat. you can't shoplift it or steal it from the other competitors. a carton of 12 organic eggs costs $10.
your friend Greg has $100. due to a competing squid games franchise, he is trapped in a Costco. he can't leave, or they'll set the dogs on him. he still has to buy all the food he eats. he can buy 36 eggs for $7
which one of you will starve first? are you or Greg functionally "wealthier" within your respective squid game?
#some of the people on this website are so fucking stupid it is unbelievable#sorry to be like “you dont pay rent or have a job” but they obviously do not pay rent or have a job#maybe if i say it in television they will be able to understand#“if you live somewhere things cost more#you functionally have less money“ is so basic an idea i dont know how to dumb it down further for you#i really dont#this is like flunking out of basic story problems-level math you fucking morons#if you live in hawaii $10 is functionally $6 at the grocery store#in alaska its about $4#whats not clicking#wow what a great blocklist honeypot this post is!!!

Things to know about Hawaii Real Estate
Things to know about Hawaii Real Estate
Consider purchasing a home in Hawaii. You're undoubtedly already daydreaming about the sun, surf, lush vegetation, and crystal-clear water. Naturally, there are many great things about living in Aloha State, but buying a home here won't be a relaxing experience. Use this as you're purchasing a home in Hawaii as you try to decide where to live, what to anticipate, and how much to budget.
How to purchase a home in Hawaii?
Choose a residence in Hawaii
Hawaii provides a wide variety of location possibilities, from a condo in a skyscraper in the heart of Honolulu to a house in the corner of Kauai. Anywhere you will be lovely, but you should also expect to pay a premium for it. Moreover, it's not simply the house itself: The cost of living in Hawaii is significantly more than on the mainland and covers costs for utilities, food, transportation, and more. To ensure that you leave enough money for your regular expenses, keep that in mind while you decide on your Hawaii house purchase budget.
Advice for Hawaii home buyers
Choosing which island to call home is the most unusual part of buying a house in Hawaii. Hawaii is made up of eight large islands, although only four of them, Hawaii (also known as the Big Island), Kauai, Maui, and Oahu, have significant populations. The Big Island is, without a doubt, the least expensive choice. The median price for single-family homes in this area as of 2022 is $457,000. The typical sale price increases to over $1 million when comparing the other three islands.
With a $1 million price tag, you would need to borrow a considerable sum of money when looking at mortgage rates; in that case, you should investigate jumbo loan choices. In Hawaii, any loan over $970,800 will be considered a conforming loan in 2022. You'll require a more constrained budget if you're considering FHA loans. For instance, the Big Island has a $477,250 maximum for FHA loans.
What you should know before purchasing a home in Hawaii
While buying a home in Hawaii may be pricey, the state's property taxes are relatively reasonable. Hawaii's property tax rate is quite low compared to other states' tax rates. According to the Tax Foundation, you may anticipate paying an average of 0.31 percent of your property's worth annually.
Dual agency: In Hawaii, it's possible for your real estate agent to also act as a buyer's agent for the home's seller. Dual agency is acceptable in every part of the state, but your agent must let you know whether it is before you sign a contract.
Disclosure by the seller: Hawaii mandates that all sellers submit a disclosure form outlining their knowledge of the property, including any flaws and previous damages. Be sure to thoroughly read this report before approving the transaction.
Closing expenses: Like in any other state, buyers in this one must set aside extra money for their share of the closing charges. Excluding transfer taxes, which the seller normally pays, Hawaii's average closing expenses in 2021 were $5,879. Be aware that closing costs differ depending on your lender, so research to choose one with low or no origination and underwriting fees.
Attorneys: Hawaii does not have a real estate attorney requirement like some states. But you might want to. You'll be putting a lot of money into this transaction, so it makes sense to have an expert who can decipher tricky legalese.
Climate and weather considerations: Hawaii is known for its stunning scenery and perfect weather, but remember that you still have to deal with the effects of mother nature while you're there. According to state statistics, 66,000 people may live in areas in danger of coastal flooding. Therefore, you might also need to pay extra for flood insurance on top of your usual home insurance coverage. To safeguard your investment from a catastrophic storm, you should consider hurricane insurance and natural sea level rise. And now, for a Hawaii-specific point you might not have considered: Check your coverage to determine whether anticipated lava flow damages are also covered.
How much housing in Hawaii am I able to afford?
Consider how long you want to stay in Hawaii before deciding how much to spend on a home there. With so many one-time costs associated with purchasing a home, you must be certain that you won't be moving anytime soon. If so, you could be a suitable candidate to buy a home.
It's important to consider how much money you can easily spend now. As a general guideline, you shouldn't pay more than 28% of your monthly salary into a mortgage. Therefore, if you make $7,000 monthly, your housing cost should be less than $1,960.
Hawaii's down payment savings
The down payment may be the most difficult aspect of purchasing a home, particularly if you have a modest income. Additionally, it may seem nearly impossible in Hawaii due to the exorbitant cost of real estate. There are a few ways to obtain assistance with that up-front fee, though. For instance, Maui's first-time homebuyer down payment assistance program may provide qualifying purchasers with up to $30,000 in funding. Make careful to take into account national down payment aid possibilities in addition to regional and local initiatives. Folks who have been on the long waiting list may now be able to get financial aid for a down payment.
Get a house assessment and inspection
You're in love with how the house appears; now check to ensure everything else is in functioning order. It seems sensible to condition your offer on the house passing a home inspection. A qualified inspector will check the wiring, plumbing, roofing, HVAC system, and other systems to ensure there won't be any unanticipated problems after you move in. Your lender will also want a professional evaluation if you're applying for a mortgage. This demonstrates that the house is worth the price you agreed to pay for it. It serves as a safeguard for the lender in case you don't pay back the loan as agreed.

the elevator of sexual tension
look at all that tension, for absolutely no reason, they aren't in a fight, there's no drama between them, there's no reason for this intensity except plain ol' UST. it's likely why these two never got stuck in an elevator together cause it would have probably turned into something too racy for CBS, Steve would definitely find a way to make Danny forget about his claustrophobia 😏
