Fair market value is any interesting concept in real estate. I think most understand the concept, but what I want to talk about is: - who determines it - and how is it impacted by our current market. Who determines it? Well that’s interesting. A basic explanation is supply and demand. What are people willing to buy it for? But a more thorough idea is that it most critically assessed by appraisers. They utilize data compiled through comparable sales and use formulas to calculate and adjust for how close the property is like-for-like in ones sold. They furnish their findings to lenders who offer lending terms to buyers. Sometimes properties appraise high, sometimes low. How is it impacted by our current market? Well, this is also interesting. In the 🔥 market days, a lot of properties sold over ask. Now, if those properties didn’t appraise, cash buyers were not affected. This lead to the market fluctuating higher. If it didn’t appraise and it was financed, buyers could either cancel, renegotiate or fund the difference out of pocket. With harsh competition, most sellers would not renegotiate and say “pay the difference or cancel” because they had plenty of back-up offers who would be willing (key part of the FMV term) to purchase at said price. Fast forward to today’s market, which is not influenced so strongly by harsh demand and strong competition… Today, if a property doesn’t appraise, and with much fewer buyers WILLING, sellers are having to make crucial decisions and we are seeing many more opting to renegotiate. Food for thought—higher interest rates, and yet potentially smaller out-of-pocket expenses (by means of paying list prices, asking for concessions). It’s a good time to be a homeowner! In 2022, homeowner equity increased a whopping 32.2%. For those new to equity, that’s a huge jump. Here's a quick refresher on equity. Equity is how much your house is worth, minus the amount you have left on your mortgage. For example, if your home was worth $300,0000 and you had $200,000 left to pay down on mortgage, you would have $100,000 in equity. Another way to look at it is like this: when you sell your home, the amount of equity you have is the profit you make. In our example, if you sold your home for $300,000, you’d have $100,000 left over after paying the mortgage off. From this, you can see why a 32.2% equity increase is a big deal for homeowners. It’s basically free money in their pockets! This equity increase is because home values have risen quite a bit, and that translates directly into the amount of money you can walk away with when you sell. Let’s talk about it. First, you do not need a 20% down payment. In fact, in some cases, first-time buyers only need to put 3.5% down!
