As we enter 2018 the theme continues, a tight inventory, which is to be expected for this time of year.  Despite the season that isn’t stopping local home buyers from jumping on opportunities when the opportunity presents itself. My job as a Realtor is to pay attention to the inventory and notify my buyers when I see a turnkey home. My purpose in writing this blog is to inform you of the best homes for sale at any given moment.

  As 2018 plays out In my personal and professional opinion one of the areas I feel is becoming a go-to choice for buyers will be NoHo Arts district / North Hollywood area of the San Fernando Valley. I sold a home on 6104 Cartwright in August for 50K over asking (I underpriced it based on condition) but I had five offers within hours after my initial broker’s open house. A local couple who moved back in with their parents purchased the home.
I am starting to see how the transformation of NoHo Arts district, proximity of the subway and local eateries, bars and coffee shops have put North Hollywood on the radar of buyers, and investors who are coming in and rehabbing these older 1940’s bungalows built during the Lockheed days.
I have chosen three homes for this blog today as they meet my criteria – If I was a buyer I would consider buying these homes. They are ready to move into, remodeled and in an area that is convenient to my life and work.

  110 Country Club Drive- New Construction 
     Out of the 62 Single family homes available on the market, there are 23 homes ranging from $1.1 to $1.9 million.
110 Country Club drive is by far my favorite home on the market. New construction with attention to detail throughout this home I suspect the reason it has not sold is that of the lack of a backyard, I can tell you from walking through the home that this is beautiful custom home.
  The home with the most potential in Burbank is by far and away 3340 Brace Canyon Rd in the Burbank Hills above Brace Park.
It might be overpriced but wow it has potential. This home is  Mid Century in spirt that is just calling for the right owner to renovate and update this unique home. The lot is amazing with over 14,000 feet, a pool, flat grassy yard and lots of room to add on to the existing home. If you can get this home for the right price I think you would be purchasing one of the best estates in Burbank.

  But should you seek a slower pace of your life, a place to raise a family then Burbank CA is the place for you? Burbank is a small city surround by Glendale, North Hollywood and is flanked by the Verdugo Mountains to the north, Griffth Park and the LA River to the south.
The city of Burbank is independent we have are own city services, including our school district, water & power and parks and recreation.
Stough Nature Center | Verdugo Hills
Burbank offers a little bit of everything for those of us who call it home. In the photo above is one of my favorite places to get away from it all. Stough Canyon in the majestic Verdugo Mountains. Hiking off this trail leads you up a subtle fire road where you can access many vistas that look down into the San Fernando Valley and the Crescenta Valley to the north.
  Our Schools are some of the best rated in the area. Depending on where you live or where you plan on moving to in the area we have two public high schools Burbank High School and John Burroughs plus two private High Schools, Bell-Jeff, and Providence High School. Plus some of the better elementary schools in town including Jefferson, Steveson and Bret Harte just to name a few.

My weekend in Palm Springs- I left LA on a cool Friday evening, I proceed down the long straight road out of the cold and into the warm sweet air of the Desert.
Seasons are fickle in Southern California (what seasons people will always remark?) We have seasons you just have to be aware of them. You can tell by the crisp cool air that faintly blows in from the Pacific from late September to November. You know Fall is here by the way it feels on your skin, the ever so longer evenings that give way to winter.
The fall in Palm Springs is magical, comfortable and for a lack of a better word “Stunning”. With a light breeze overhead and the warm Autumn sunshine, it is no wonder why this is such a coveted place to call home. I fell in love over the weekend
Let me tell you!
I fell in love with you over the weekend and have every intention to seek out your warm inviting way again soon. I may even decide to start a second real estate business down here as you and I just seem right for each other.
The Foo Fighters wrote in their lyrics to the song Outside ( a story of music and geographic differences between LA and mysterious deserts) You’d never know it but L.A has mascaraed itself as Urban Oasis but when you take the long straight road, out of the cold to a place you can leave it all behind the true geographic nature of what Southern California really is reveals itself to you.
A desert oasis where you can truly leave it all behind!
  I truly enjoyed the scenery and the warm relaxing air of the desert.
    The El Rancho Vista Estates – a collection of 75 Mid-Century Modern and Traditional homes tucked away in a quaint neighborhood just north of the Palm Springs Airport. Wexler & Harrison along with Developer Roy Fey designed & built and drew these modern but simplistic homes in an era for the post-war generation that would populate the west.
  Good Night Palm Springs I will be back to enjoy yet another getaway under your warm skies.
  The homes in this track vary with open floor plan layout, floor to ceiling windows in the den/ living room, (One upgrade I would make is to replace the single plate-glass windows and slider with new dual pane windows and the slider doors throughout the house to insulate the home from the notoriously hot summer months.
The telltale style of these Wexler Mid-Century modern homes includes flat roofs, butterfly roofs, and the down-turned eave, which became something sign in later Harrison/ Wexler projects.

Get in while you can in North Hollywood! Perception is changing! 
Each market in LA is different as it seems people are just not moving which is a good thing but makes it tricky when that must have property pops up on the market! For Example, my colleagues The LA Home Girls listing on Elmer in North Hollywood had over 100+ people come through their open house over the weekend. This is how rapidly the market is changing and buyers are now flocking to certain parts of the Valley! To most buyers, North Hollywood was a no go zone just a few years ago!

  I just sold a similar house about 1/2 mile away on Cartwright St for $571,000.00. This home on Elmer will sell for over its asking price of $675K. Amazing! 
    The valley always has a bad rap for several dumb reasons, it is too hot! It’s the Valley, there are no cool places to hang out or go to dinner in the valley yadda yadda yadda. Yes, it is warm people but we live in a warm desert like climate.
  NOHO West will be a game changer to the east end of the Valley!
Well, the Valley is undergoing a renaissance just look at the NoHo arts district for example or Ventura Blvd or our neighbors out at the west end of the valley in Woodland Hills has a market place that is pretty darn nice and the Americana in Glendale (Yes Glendale is the valley). Up next is NoHo West in North Hollywood a mega development going in between Laural Canyon and the 170 Fwy. NoHo West will be a game changer! North Hollywood will be the up and coming place to live on the east end of the Valley!
  Burbank is about to green light its own mega development
Burbank is getting in on the fun too! The Burbank town center being remodeled as I’m writing this blog.  Big changes are coming to the old IKEA area soon! This area is going to be transformed into a modern mini city with its open plaza, a new hotel, apartments, a luxury condo highrise building and new restaurants along with an open plaza which hopefully will host farmers markets and outdoor street fairs in the future. Burbank is your sleepy little town anymore.
The lackluster Burbank Mall is getting an upgrade as well! 
But I wonder will malls be obsolete in sooner rather than later regardless of adding all the bells and whistles? Amazon is changing the way we purchase goods and stuff we need in our daily lives. It is obvious to me when I walk around neighborhoods passing out my real estate flyers as all I see are packages on peoples door steps. Who needs a physical building anymore? We shall see as the future plays out I guess. For now, I think these developments will spur economic growth for these areas and will raise property values even more in these areas. The future is so bright I have to wear shades but is this bright future good for everyone? We shall see.
