What is happening in Denver with House prices?

Why are Denver’s house prices still going up so much?

It’s a great place to live but it is becoming so expensive to buy a place.

I thought I was making a decent living - I earn about $55,000 a year. But after i have paid rent and bought food there is no way that I can afford to save for a down payment.

People keep talking about low rates and affordability but I am feeling a little unsure about that.

I truly understand that when you live in a nice place people want to live there to so prices go up. Denver is a great place to be. I don’t have a solution but I do wish I could have my own home. Even condos are $300,000. I would much prefer a little yard for my animal friends too.

I have been reading a lot about finding off-market properties. There seems to be an entire industry around it. Wholesaling they call it. I was wondering if I could just call people and see if they would sell me their home for a good price. Seems a little scary though.

I actually called 3 of the “we buy ugly houses” companies to see what it is they do. The first one called we buy ugly houses didn’t answer. The second one called sell my house fast Denver answered but once I explained what I was doing they said they had to go.

The also told me how they work out how much a house is worth. Basically they work out what the house is worth if it is fixed up really nice. This they said is the ARV (after repair value) then they minus out 10% for closing costs - as if they sold it - they aren’t agents so they pay the same as anyone else. Then they take out the repair costs which brings them to their break even point. 

After they know their break even point they have to make a little too so they factor in the profit and that is their max cash offer. They were very transparent and helpful.

I  asked if i could buy a house from them and they said sure but of course they would bake in a little profit.

Well I’m not sure I can do all the work they do to find the houses. They do a lot of research , spend a lot of money. It’s not exactly easy. Calling people, emailing, following up, sending letters and postcards. They didn’t tell me how much they spend but i went and looked and sending post cards and letters alone can cost thousands of dollars a month.
